Day to day maintenance work, Cosmetic maintenance & Preventive maintenance of panels at Dhruva guest house, Kidwainagar(W),New Delhi-23 as per Technical specifiacation. Note: Above work is to be carried out in 2 shifts on each day i.e. from 7.00 hrs to 15.00 hrs in first shift & from 15.00hrs to 23.00 hrs in second shift except Saturday, Sunday & public holidays as per DAE. On Saturday & Sunday work shall be carried out in general shift i.e. 9.15 hrs to 17:45 hrs. However any emergency complaints after duty hours shall be attended on priority.

Preventive maintenance & servicing of water pump motor set of following capacity including replacement / adjustment of gland packing in case of excess leakage through gland (i.e. more than 50 to 60 drops per month) greasing of bearings, inspection of alignment of set, rectification if necessary, tightening the foundation nut-bolts, renew if required, inspection of motors SFU and starter, & replace the defective parts in SFU & starters if required. Checking bearing for undue vibration, motor body temperature, checking IR and earth resistance values, cleaning motor with blower, cleaning the pump house including flooring / side wall / ceiling, testing the set in working conditions, complete servicing, once in a quarter to the satisfaction of Engineer-in-charge.

Rewinding charges for motor of following rating with class “B” insulation complete with varnishing, including epoxy gel coating baking, hearting complete as required. Rewinding of motors shall be carried out at authorized workshop of original manufacturers. The scopes of work also includes dewatering the sump, dismantling of the motor pump set in the sump and install the same after getting it repaired etc. No extra payment will be made for any repairs and replacement of parts and rewinding of motors. Loading & unloading, transportation of motors from site to workshop & workshop to site is also included in the scope of work. Any major breakdown shall be attended within 48 hours & minor break down shall be attended with in 24 hrs.

Comprehensive maintenance of fire alarm system containing of the following equipments as follows and as per instructions of Engineer-in-charge. a) Smoke detectors – 27 nos. b) Heat detectors – 2 nos. c) Hooters – 5 nos. d) Fire break glass unit – 5 nos. e) 2 zone main control panel – 1 no. Scope of work includes following : i. Checking of all the smoke/heat detectors, hooters, break glass alarms units by creating fake situation once in a month and report shall be submitted to the care taker of the guest house. ii. Cleaning of the smoke detectors with suitable vacuum cleaners once in 03 months. iii. Attending break down complaints and taking preventive measures for keeping the fire alarm system in healthy condition. iv. Checking the condition of 12V battery installed as back up for main control panel and replacement of the same if required. v. Rectifying the faults in the circuit and supply & replacement of faulty smoke/heat detectors/hooters /zone control cards/main control card etc. in case of malfunctioning is also included in the scope of work. No extra payments will be made for replacement of these components.
