M&L for cleaning of shell and tube water cooled condensers of the A/C plants of following capacities after dismantling the water lines and headers and cleaning with suitable wire brush and washing soda to remove the dirt and water scaling and refixing the water lines and headers including provision of new gaskets, etc for following AC plants complete all as directed by Engr-in-Charge.

Note : Cleaning of all units of an AC Plant will be treated as One Time only. Hence, All units of AC plant will be cleaned with interval of 6 months.

Supply and charging compressor oil Servo manufactured by Indian Oil Corporation or Equivalvent approved make including flushing/cleaning of oil chamber etc complete all as directed by Engr-in-Charge.

Supply and filling Refrigerant gas R-22 /Mafron -22 for AC plant compressor

Supply and filling Refrigerant gas R-407 for AC plant compressor Note :- If required the gas charging of any areas, compressor & capacity of same days otherwise panal recovery as per PS clause

Charges for attending break down of AC plant of 5 TR to 25 TR capacity by only auth OEM rep / team for fault finding incl attending repairs as and when required such as No start condition of AC plant and repairing, starting the AC plant till smooth running and setting up the alighnment/required paramenters of all major parts such as fan belt, compressor, gas charge, cooling tower, power contactor, starter, MCCBs, Micro processor based control panel, pumps etc as required in ground/as ordered by EIC all as directed. (The payment for the above shall be made to Contractors after submitting the original invoice only)

Comprehensive maintenance of VRF AC plant at BSF through OEM comprising of routine, preventive & breakdown maintenance comprising of all devices and accessories through out the contract period on all days including Sundays & holidays.

Notes: 1. The contractor shall be responsible for periodical maintenance, as per maintenance schedule attached and specified including renewal / replacement of parts, fittings / fixtures filling of refrigerant gas etc required for smooth functioning of the plant as per manufacturer's instructions. The inspection and servicing of chillers & AHUs shall be carried out by OEM only, and reported on each visit. Non-submission of inspection report would invite panel charges @ ₹9,000/- as may be deducted by GE.

2. All spares of minor/major nature required to keep the plant in healthy functional state are considered to be included in the above-mentioned annual maintenance. All defects shall be repaired promptly. Non-operation of plant due to any defect or inability to maintain the desired temperature and humidity inside the premises shall invite penal charges. The penalty applied will be @ ₹1000 per hour in case of repairs/rectification to achieve the requisite conditions are not completed within 6 hours of reporting by department. Not attending breakdowns which necessitates components/parts replacement shall be penalized as under :- (a) Attending breakdown within7 days - ₹ Nil (b) Attending breakdown within 7 to 21 days - ₹ 2000/- per breakdown per day (c) Attending breakdown after 21 days to 30 days - ₹ 9,000/- per breakdown per day Data loggers place at the premises will be referred in support of the functioning or non-functioning of the plant.
