Running Maintenance and Operation of Specialized Electrical and Mechanical Services installed in Honble LG Residence and Secretariat at Raj Niwas Marg, Delhi. (SH- Operation and Maintenance of Electrical and Mechanical Services

Routine maintenance and attending day to day complaints of electrical installations and compound/security/street lights alongwith allied fixtures & feeder pillars etc. including repairing the wiring and lighting fixture complete with carrying out the daily drill comprising of cleaning of the electrical installation, lodging of electrical complaint in the complaint register, testing the insulation resistance, earth resistance etc and providing assistance to the Engineer-in-Charge during breakdown maintenance complete with replacement of worn-out parts issued by the department to the contractor & keeping the entire installation on functional mode by deploying following staff on all working days of the month excluding Sunday & Holidays at, as per terms & conditions attached and as per direction of Engineer-in-charge etc. as required. (for Office Building) (a) Wireman - 2 Nos. (General Shift) (b) Khallasi - 1 No. (General Shift)

Routine maintenance and attending day to day complaints of electrical installations, distribution boards, electrical panel board and compound light / street lights including repairing the wiring and lighting fixture complete with carrying out the daily drill comprising of cleaning of the electrical installation, lodging of electrical complaint in the complaint register, testing the insulation resistance, earth resistance etc and providing assistance to the Engineer-in-Charge during breakdown maintenance complete with replacement of worn-out parts issued by the department to the contractor including running maintenance & operation and general upkeep of various capacity drinking water supply pump sets along with sluice / gate valves etc. to fill up over head water tank for timely delivery of water supply and carrying out the daily drill comprising of cleaning of pump house and maintaining log book for above installation and for maintaining essential power supply, as and when required, on account of failure of main electrical power supply/load shedding including minor repair works, as and when required and recording reading in log book & allied accessories & keeping the entire installation on functional mode by deploying following staff in various shifts on all days of the month including Sunday & Holiday, as per terms & conditions attached and as per direction of Engineer-in-charge etc. as required. (for Residence Building) (a) Wireman - 4 Nos. (1 No. in round the clock & 1 No. Genereal Shift) (b) Khallasi - 3 Nos. (1 No. in round the clock)

Running maintenance & operation and general upkeep including minor repair works, as and when required and recording reading in log book for DG set/electrical substation complete with LT/distribution Panel & allied accessories/switch gears for maintaining electrical power supply to various location by deploying staffs as per details of staff and terms & conditions attached etc. as required. (a) E&M Operator - 3 Nos. (1 No. in round the clock).

Routine Maintenance & Operation of 1 No 8 Passengers capacity Lift installed deploying following staff on all days of the month including Sunday & Holidays for smooth operation and routine checking to ensure proper functioning of passenger lift & providing immediate assistance during emergency situation. The lift operator should be adequately trained & experienced for providing above mentioned services, as per Terms & Conditions attached and as per direction of Engineer-in-charge etc. as required. (a) Lift Operator - 3 Nos. (1 No. in round the clock)

Servicing, operation & comprehensive maintenance of following capacity Window/Split/Cassette AC units (Hot & Cold), Water Coolers of different makes including cleaning, washing from high pressure water spray electric machine, coil cleaning with van clean chemical and make system dry from air blower, oiling, greasing, replacement of defective blower, indoor/ outdoor motor, compressor, PCB, plug top, remote, starting/ running capacitor, starting relay, thermostat, propeller fan, condenser coil, cooling coil, drain pipe, condenser motor, gun metal water tap, float valve, 3 core copper conductor cable, charging of refrigerant gas in the already installed Window/Split/Cassette Type AC/Water Cooler unit complete with testing and commissioning including credit for old dismantle material. Note that mandatory servicing of the whole unit / indoor-outdoor units (as applicable) including cleaning of units with suitable cleaning agents, oiling, greasing, checking of all connections etc. has to be done TWO TIMES IN A YEAR, for all the following machines, by deploying following staff as per terms & conditions complete etc. as required. (a) WTAC/STAC/CTAC of 1.5/2.0 TR capacity - 215 Nos. (b) 150/150 liters capacity Water Cooler - 6 Nos. Note:- No extra payment will be made for the deployment of those staffs as mentioned here. Therefore, contractor has to include their cost in the AMC, itself. But these staffs should be considered as the minimum requirement for maintaining the site. The Contractor may have to deploy more Mechanics & Helpers, as per requirement at site (like no. of complaint got increased at a single time and for works like scheduled servicing of AC units, replacement of compressor or any major items etc.) (Not included in the scope of work: Replacement of whole unit in case of badly damaged or outlived machine. *All dismantled items will be retained by the contractor) (a) AC Mechanic - 2 Nos. Providing services of High Skilled Supervisor for assignment & arrangement of the labour at site, according to duty chart as per terms & conditions and supervise the labour which are engaged to attend the day-to-day complaints and report the status of same & major issues, maintain and record the daily attendance, monthly wages, subscription ESI/EPF, providing & distribution of complaint register, log book, tools, cleaning agents, leveries, worker diary, uniform etc. to site labour with checking on daily basis including submission of all the records as per terms & conditions and direction of Engineer-in-charge complete with maintain proper decorum of site as required.

Supplying and fixing of M.S. outdoor, floor/ wall mounting powder coated stand suitable for 1.5/2.0 Ton capacity split type A.C. outdoor unit complete as required.

Providing &Laying of refrigerant copper piping of size 1/4" or 3/8" & 5/8" diameter from indoor unit to outdoor unit of split type Air Conditioner unit along with 4 core 2.5 sq.mm PVC insulated and PVC sheathed flexible copper conductor cable including 20 mm size of cotton thread ribbed PVC flexible pipe from drip tray of Air Conditioner unit to drain pipe along with necessary support complete etc all as per Direction of Engineer-in-charge.

Providing & fixing of 25 mm dia (Schedule-40) UPVC/heavy duty PVC white colour drain pipe of with necessary fitting such as nipple, reducer, clamp on surface / recess i/c cutting the wall and making good the same complete as required.
