Comprehensive maintenance for the following capacities of Lifts located at various buildings as detailed below:- (a) ELSEC : KONE make - 1Ton - 1 No. (b) DOFI : KONE make - 1 Ton - 01 No. (c) Microwave/Auxiliary Tower: OMEGA make -0.68 Ton- 02 No. (d) RSL : OMEGA make - 1 Ton - 01 No. (e) DOPSS : OTIS Make - 1Ton - 01 No. (f) R & QA Lab : OTIS Make - 1 Ton - 01 No. (g) AVC : EXCEL make - 408 Kg - 01 No. (h) CSL : JOHNSON make - 1 Ton - 01 No.

Notes for the Serial item No 1: All T&P required for repair and maintenance are deemed to be included in the unit rates quoted.

Supply and fix all types of minor spare parts of value not more than Rs 500.00 per month shall be deemed to be included in the quoted rate.

The comprehensive maintenance shall be got carried out by Original Equipment Manufacturer (OEM) only for which necessary agreement copy between contractor and OEM shall be submitted to this office for the above lifts.

All break downs and repairs shall be attended by OEM only on as requirement basis within a reasonable time all as directed by the Engineer-in-charge. Monthly Inspection of lifts shall be carried out by the OEM. All safety tests shall be carried out by OEM and report shall be submitted to the Engineer-in-Charge.

The replacement of spares/parts will be measured and paid for separately under relevant items of BOQ. Labour elements for fixing of spares/parts mentioned in this Schedule/BOQ as 'Supply Only' shall be deemed to include in the unit rate quoted.

Periodical maintenance as per check list for monthly inspection shall be submitted by contractor.

Contractor/ OEM has deemed to have visited the site and known to have complete knowledge/information about the lifts and all other relevant factors as existed at site before quoting the tender.

Lift inspection shall carried out by Govt approved Lift Inspector once in 06 months, twice during the contract period. First one at commencement and the second one at middle of the contract period all as directed by the Engineer-in-charge. All documents shall be submitted to Engineer in charge and unit rate quoted shall be deemed to include for the same.

Contractor has to employ a properly qualified supervisor cum mechanic at site during maintenance and has to tie up with Lift Inspector for smooth functioning of all above lifts.

Periodical maintenance as per check list for monthly inspection shall be submitted by contractor.

Disconnecting and removing the unserviceable ARD (Automatic Rescue Device) from OTIS make Lift with battery bank, supply and fix new ARD 8.5 to 11 MOT KW W/BAT, ARD Announcer W/Accessories, CIMR-LT4A0031FACw/PGB3&JVOP, wiring kit material for G5-L7, capacitor with Harness, Encoder, fuse cover, L 1000 Driver MTG Platt-7.5-15KWLCB along with 20 mm dia flixible PVC Conduit etc., of each one number suitable for up to 1 Ton goods lift and testing all as specified and as directed. Disconnecting and removing the unserviceable Rectifier Board, Sensor Board, Power Board with complete battery bank, supply and fix Rectifier Board, power board with battery bank comprising of 8 battaries of 12 V, 17AH complete suitable for 1 Ton goods lift of any make/model and testing all as specified and directed. Disconnecting and removing burntout 1HP motor from its location, rewinding the motor with same gauge/ size of super enamelled copper conductor with same number of turns, varnishing, insulating to the required standards, oven drying and refixing back in original position and testing complete all as specified and as directed.

S&F MCCB, 4 pole, 100 Amps, 36KA rupturing capacity, 415 Volts with thermal magnetic release with provision of copper cable/extended terminals from MCCBs to busbar and connection of LT cables with MCCB with suitable size aluminium lugs including removing old unserviceable one complete all as specified and as directed. Disconnecting old/unserviceable wiring, M&L for additional wiring suitable for 1 Ton goods lift and make/model for interfacing with main controller complete and testing all as specified and directed.

Outsourcing of services for operation of One No. of Lift at AVC (Director Building) and One No. of Lift at ELSEC of any make and capacity by providing Two Lift operators per shift of 8 hours for One shift in a day on all days excluding Sundays and Holidays complete all as specified and directed.

Notes for the Serial item No. 32 All stationary for Duty Roster, Attendance register, Wages register, Log sheet book, maintenance record etc., shall be arranged, maintained and submitted by the contractor to Engineer in charge in the first week of every month.

Any loss due to negligence, faulty operation shall be made good by the contractor without any extra cost to the department.

Wage period shall not exceed one month. Wages for all workers employed shall be paid before 7th day of every month through bank account without fail irrespective of whether RAR is claimed or not.

Minimum wages, EPF, ESI, Bonus etc., to the workers shall be paid by the contractor as per Regional Labour/PF Commissioner, Gazette Notification including DA all as authorized.

Non compliance on part of the contractor for not making payment of wages to workers as stipulated above shall attract penalty at the rate of Rs.100.00 per shift per worker from RAR/Final bill. No claim whatsoever on this account will be entertained.
