COMPREHENSIVE AND PREVENTIVE MAINT OF VRF/VRV UNIT OF TOTAL CAPACITY 1948 HP OF NBC COMPLEX UNDER GE SOUTH WEST NEW DELHI

Comprehensive maintenance, preventive/periodical, routine & corrective (break down) maintenance, servicing, cleaning, inspection and testing in and including repair/ replacement of defective components/parts/fitting/sensors /control & power wiring/gas charging & leakage detection including pressure testing of VRF/VRV copper pipes including replacement of defective copper pipes as and when required of indoor and outdoor unit of VRV/VRF system through OEM M/S-VOLTAS comprising of following equipment all as specified and directed by Engineer-in-Charge. (A) Dismantling of out door unit covers of VRV/VRF unit of any capacity completely by disconnecting/ covering all electric/electronic boards and wiring and servicing condensor coils completely wet servicing every two month by using approved chemicals by OEM and replace all defective/unserviceable parts of units through OEM M/S VOLTAS re-assembling setting all parameters by using softwares by an OEM Engineer- M/S VOLTAS. (B) Dismantling of any types of indoor unit covers of VRV/VRF unit of any capacity completely by disconnecting/ covering all electronic boards and wiring and servicing cooling coils, expansion valves, indoor drainage pumps, drainage lines completely wet servicing every two month by using approved chemicals and replace all defective/unserviceable parts of units through by OEM manufacturer by using tray jackets including cleaning the surface after servicing testing all as directed by Engineer-in-Charge. Note:- 1) OEM should prepare breakdown servicing report card & kept on record duly signed by Engineer-in-Charge. 2) All minor & major spare parts if defective/unserviceable of indoor and outdoor are included in Comprehensive maintenance and replaced by contractor through OEM M/S-VOLTAS (Cost of the same is included in quoted rate & no extra cost admissible in this regard):-

(i) Out door units (Make: VOLTAS) of capacity mentioned below:- (a) Total number of outdoor unit-122 No and total capacity of outdoor units -1948HP. (ii) Indoor units (Make:VOLTAS) of capacity mentioned below:- Cassette units (a) 0.8 TR - 03 Nos. (b) 1.03 TR - 47 Nos. (c) 1.29 TR - 172 Nos. (d) 1.6 TR - 123 Nos. (e) 2.03 TR - 101 Nos. (f) 2.57 TR - 217 Nos (g) 4.00 TR - 75 Nos EV Units (a) 4.5 TR - 2 Nos (b) 8.00 TR - 4 Nos TFA Units (a) 1.29 TR - 1 Nos (b) 1.5 TR - 2 Nos (c) 2.5 TR - 6 Nos (d ) 3.00 TR- 11 Nos (e) 4.00 TR- 10 Nos (f) 5.5 TR - 16 Nos (iii) Copper piping for flow of refrigerant. (iv) Drain water piping (PVC pipes) (v) Supply air Ducting (vi) Remote controls Note-The comprehensive maintanance of VRF/VRV plant under this contract shall be done through Manufacturer i.e. M/s VOLTAS to GE. The contractor will have to submit MoU on stamp paper of Rs. 100/- duly notarized within fifteen days from date of acceptance of tender, failing which the contract will be liable to be cancelled and work will executed as per policy invouge of the contractors default.

Note for item no-1.00: Scope of Annual Comprehensive Maintenance are cover under this tender :- (a) Diagnose the fault and rectify the defects detected in reasonable time. (b) Repair /replace the faulty minor and major parts etc. of the equipments. (c) All periodical and preventive maintenance shall be carried out in presence of engineer of OEM (M/S VOLTAS) . (d) Attend all break down as and when required. (e) The cost of spares/sensors and labour for any minor or major repairs of oudoor/indoor units as and when required for smooth reliable operation with high efficiency (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above. (f) The comprehensive maintanance of VRF/VRV plant under this contract shall be done through Manufacturer i.e. M/s VOLTAS. The contractor will have to submit MoU within fifteen days from date of acceptance of tender, failing which the contract will be liable to be cancelled and work will executed as per policy invouge of the contractors default.

(g) The OEM has to attend the unscheduled service calls as and when required for locating the faults and rectify the same within 04 hours. In case of any fault in the machineries of VRF/VRV plant due to which the plant is put off more than 04 hours the following penalties shall be recovered from the contractor :- (i) Rs. 5000/- Per hours will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 04 hours from lodging of complaint telephonically or verbaly. (ii) Thereafter Rs. 20000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed by the Engineer-in-Charge. (h) The service Engineer from M/S VOLTAS (OEM) will visit the VRF/VRV plant every two month in contract period for inspection and serviceing of all indoor/oudoor units and will submit inspection and seviceing report(duly signed by service engineer and JE E/M) to the Engineer-in-charge. (j) Necessary repair action of urgent nature should be taken immideately whether it is working hours or holidays if/as required and no additional charges will be payable. (k) Before completion, one leakage test to be done by contractor in the presence of Engr of OEM and certificate submitted to Engr-in-charge. (l) Any parts (drip tray, sensors etc ) of indoor and oudoor units defected by any reasons like rodents are rectified by contractor free of cost. (m) Contractor should submit the copy of Invoice against payment paid to OEM against this contractor during submission of RAR/Final bill to Engr-in-charge. (n) During comprehensive maintenance period if any indoor VRF unit and any outdoor VRF unit any type/any model/capacity unserviceable then contractor should replace the same with new one without extra cost. All work should executed through OEM- M/s VOLTAS. (o) Contractor should visit the site for survey of VRF/VRV installations along with OEM (M/S-VOLTAS) before quoting of rate and after acceptance of contract all defects should rectified and made functional as per OEM standard.
