Operation and routine maintenance of HVAC system 3x500TR /package AC plant/ pump/STP installation, including maintenance of records/logbook/ documents etc all days including Saturday, Sunday and holidays as per tender specifications, terms & conditions by supplying to following minimum number of man power. (a) Supervisor -Highly Skilled - 01 Nos. (i.e. 01 No. in general shift excluding reliever on 06 days in every week for HVAC, package AC etc. (b) AC mechanic - Skilled - 03 Nos. (ie 03 No. round the clock on all days in every week for operation maintenance of chiller , Reliever shall be provided on weekly off,). (c) Operator - Semi Skilled - 16 Nos. (ie 03 No. round the clock on all days in every week for operation maintenance of AHU ,03 No. round the clock on all days in every week for operation maintenance of WTP ,03 No. round the clock on all days in every week for operation maintenance of STP and 01 number in general shift for operation of STP ,06 No. round the clock on all days in every week for operation maintenance of package AC & VRV duct able unit & Reliever shall be provided on weekly off,). (d) Helper - Unskilled - 03 Nos. (i.e. 01 No. round the clock on all days in every week for HVAC, Reliever shall be provided on weekly off).

Cleaning of the solar module regularly two cycle in a month including minor repairing of Tulu pump and monitoring of 600 KWp (500KWp+100KWp)Grid Connected Roof Top Mounted Solar Photo Voltaic Power Plant by deploying minimum one number unskilled man power in general shift excluding weekly off including maintaining records as per special conditions of the contract and as per direction of E-I-C. (Consumables cleaning material like wiper duster, PVC flexible pipe etc. are to be provided by the agency. The Solar module are under warrantee whereas inverter to be maintained by OEM. The agency has to liaison with OEM for repairing/replacement of defective parts).

Annual all inclusive comprehensive Maintenance contract of Central AC Plant (HVAC) for 3x500TR (make: McQuay) Centrifugal Chiller type comprising of 3 No Cooling Tower (make: Advance) and 1No Cooling Tower (make: Bell) with make-up tank; Associated pumps as condenser water pump 03 No(40HP),primary water pump 03No (25HP),Secondary water pump12 Hr 03No(25HP), Secondary water pump 24Hr (15HP) with 06 No VFD with Secondary Pumps ; Hot water generator of 400KW (01 No) with in build panel for 8 zones ; Air Handling Unit (Floor Mounted) 19no up to 100Tr and min 50Tr capacity with 08 No VFDs; Ceiling Suspended Air handling unit 17 No up to 3 to 5 Tr with electrical starter panel in each HRU 03 No of 4250 CMH,4675 CMH,2754 CMH with their electrical panels ; AC Risers 83No With Nozzles with respective AHUs ;Ozone System of 06No of make: Ruks Canada Ltd ; Electrical Panel in Plant Room P1 , P2 and P3 for the operation of Chillers, Hot water generator and all associated pumps ; Water Softening plant its Electrical panel and pumps .Above system complete including chiller pipe line , AC Duct , grills diffusers , Valves etc. complete as required related with HVAC System .(The supply of consumable spares as mentioned in Item-32 to 34 is not included in the scope of this item however installation and satisfactory working of equipment covers in this items.)

(1st Year)

Annual Comprehensive Maintenance of water purifiers of aqua guard make including replacement of all defective components like UV lamp etc. and consumables and carrying out bimonthly servicing at installed position etc. complete as required.(The supply of consumable spares filters as mentioned in item no-47 is not included in the scope of this item however installation and satisfactory working of equipment covers in this items.) (1st Year)

Annual Comprehensive Maintenance of RO, up to 50 Liter capacity including replacement of all defective components and carrying out bimonthly servicing at installed position etc. complete as required. .(The supply of consumable spares membrane and filters as mentioned in item no-46,47- is not included in the scope of this item however installation and satisfactory working of equipment covers in this items.) (1st Year)

All inclusive comprehensive maintenance of following capacity VRV inverter duct able air-conditioning plants including replacing defective components, carrying out preventive & breakdown maintenance like arresting of leakage, topping up of refrigerant gas, lubrication, rewinding/ replacing of all type of motors, repairing/ replacing of compressors, repairing / replacing of electrical components etc and other works required from time to time for proper maintenance of units including maintenance of records as per terms and condition all days including Sundays and holidays. (MSSR 3 Units each of 2X8TR capacity) (1st Year)

All inclusive comprehensive maintenance of following capacity air cooled packaged air-conditioning plants including replacing defective components, carrying out preventive & breakdown maintenance like arresting of leakage, topping up of refrigerant gas, lubrication, rewinding/ replacing of all type of motors, repairing/ replacing of compressors, repairing / replacing of electrical components etc. and other works required from time to time for proper maintenance of units including maintenance of records as per terms and condition all days including Sundays and holidays. (ATS 6 Units Each of 2X7.5 TR capacity) (1st Year)

Annual all inclusive Comprehensive Maintenance Contract of 20HP VRV air-conditioning system installed at conference room & adjacent offices in NTB including 2X 10HP Outdoor units, 7X 2TR cassette type indoor units, makes-Daikin including compressor and providing all necessary consumables, refrigerant Gas, piping, cabling etc., complete as per site requirement and special conditions and General terms and conditions of contract as required.(1st Year)

Annual all inclusive Comprehensive Maintenance Contract of cold storage 40000 BTU-02 set make blue star by providing quarterly visit and any number of break down as and when required including replacing/repairing compressor, condenser coil, temperature controller and providing all necessary consumables, refrigerant Gas, cu piping ,cabling etc., complete as per site requirement.(1st Year)

Annual Comprehensive Maintenance of drinking fountain with chilling water fountain one at higher level annotate lover level to match disability compliance make OASIS/Haws including replacement of all defective components and carrying out bimonthly servicing at installed position etc. complete as required. .(The supply of consumable spares membrane and filters as mentioned in item no-46,47 is not included in the scope of this item however installation and satisfactory working of equipment covers in this items.) (1st Year)

Supply and installation of Copper tubing suitable size up to 3TR split air-conditioning for inlet and out let of refrigerant gas complete with electrical cabling and insulation etc. complete as required

Supply and installation of 20 mm dia PVC rigid drain pipe i/c all accessories like bends, couplers, tees etc. complete as required.

Supply and fixing of insulation of nitrile rubber in existing Copper tubing for both inlet and outlet of existing installed air conditioner etc. complete as required as per direction of EIC.

Dismantling, of high wall split type Air-conditioning unit shifting, re-installation, testing and commissioning of capacity up to 3.00 TR air-conditioner units fixing of existing refrigerant pipe, insulation & existing flexible copper conductor cable between evaporator and condenser units, topping up refrigerant gas etc. complete as required as per direction of EIC.

Rewinding of 10/15 HP motor of submersible pump of (different stages ) different makes as per original size of insulated copper wire, sleeves complete with connection ,interconnection etc as required.

Repairing of 10/15 HP submersible pump & motor (excluding rewinding of motor) of different stages and different makes I/c replacement of bearing bush, neck rings, bowl bush, running sleeve, key full, sand guard complete etc as required.

Repairing and rewinding of the existing water pump/ sewerage pump motor of capacity 0.75 HP and up to 3.0 HP by dismantling from its position, transportation to the work shop, bringing back to the Airport after repairing & rewinding, reinstallation the same, including testing and make the system in serviceable condition as required.

Repairing and rewinding of the existing blower motor/ filtered feed pump etc. of above 5 HP and up to 7.5 HP by dismantling from its position, transportation to the work shop, bringing back to the Airport after repairing & rewinding and reinstallation the same, including testing and make the system in serviceable condition as required.

Testing of treated STP incoming and treated water sample on quarterly basis from reputed Govt. Lab and submission of test reports as per technical specifications.(Rate for Each sample)

Dismantling, removal, lowering, reinstalling, testing and commissioning of submersible pumps of different makes & capacities including arranging of tripod stand, chain pulley block etc. as required.

Supply of 3.7/5.0 KW/ HP submersible pump-motor set suitable for discharge 80mm delivery of minimum 250 LPM against static Head 45Mtr consisting of multistage pumps with suitable motor suitable for operation on 415 volt, 50 Hz A/C supply. Pumps and motors must be connected with alignment shafts etc. complete as required.

Supply of shield membrane which is not included in CMC of RO as mentioned in item no-10,17,24 & 31 suitable for Kent/ Aqua guard/OASIS/Haws up to 50 liter RO capacity etc. complete as required.

Supply of carbon /sediment filter which is not included in CMC of RO as mentioned in item no-9,10,17,23,24 & 31suitable for up to 50 liter RO capacity etc. complete as required

Drinking water portability test quarterly basis(Rate for Each sample).

Supply of consumable urea for equalization tank of STP.
