1. Servicing of lift once in a month and taking all reasonable care to maintain the lift in safe and proper condition. 2. Periodical examination of safety devices, governors, etc 3. Attending service calls in the quickest possible time on all days. 5. Exterior of the car, Hoist way, machine room and all parts of the lift should be checked, cleaned and lubricated to keep them mechanically and electrically in perfect condition. 6. The contractor undertake to supply free of charge of materials and to replace parts below which are worn out as a result of fair wear and tear viz: Controller, Motor, EM brake, Floor switches, Door locks, Door sensor, Main rope, ARD, Door VVVF, Main VVVF, Encoder, Gear, Guide shoes and safety gear, Alarm bell, Buzzer, Voice announciator & Emergency unit, Gear oil, Motor oil & Grease
