(ii) The highest WBT is for monsoon (82 degree Fahrenheit) and Condenser piping is designed for 4 US GPM. The Cooling tower shall meet the load in both summer and mansoon.

M&L for carrying out the descaling of the shell & Tube condensers by isolation of each condenser by providing of dummy plate for inlet & outlet connection and separation of condenser from water circulation without disturbing the operation of the AC plant, carrying out the descaling by circulation of the diluted scale removing agent organic compound type chemical of RA III / chemtex Brand at the appropriate ratio depend upon the scale deposit inside copper tube by forced circulation and opening the end covers, manually brushing the copper tubes with nylon brushes of various size to remove complete scale, de-greasing with caustic soda solution and flushing out with fresh water, refixing all disconnected pipes lines, end covers with new rubber gasket and opening water line valves and checking of water leakages, apply grease to all M.S. Bolts & Nuts and put the condensers of capacity 12.5 TR to 20 TR in operational complete all as specified and directed.

Description all as per BOQ item No. 5.00 here-in-before but capacity 21 TR to 30 TR

M&L for dismantling and overhauling of condenser/Chiller/hot water pump set of capacity 10 HP, dismantling pump and motor separately, cutting the burnt out winding from slots and rewinding the same by existing size and gauge of super enamalled copper wire including varnishing, heating, repairing the insulating materials, repalcing bearings, bushes and remetalling the shaft including necessary heat treatment , and repairing the pump , including replacing the gland packing , bearings and all rusted nuts and bolts, washers and remetaling the Impeller of suitable size and bore for lifting the water from source and reassembling the motor and pump with gland packing includings painting of pump amd motor assembly complete with two coats of super enameled paints over & including one coats of red oxide primer, fixing the motor & pump at its position and connecting the suction and delivery water pipe and testing under working conditions, complete all as specified and directed.

Taking down carefully burnt out electric driven compressor motor 40 HP capacity after disconnecting main electic supply from the motor starter panel, dismantling motor carefully for checking, removing to workshop for repairing, taking out burnt coils from the slots of stator, other accessories such as ball beaing, rotor, cleaning the stator slots and rewinding the same with new super enameled copper winding wire, heating, varnishing, re-assembling the same after greasing the ball bearing motor, refixing to original position after repairing from workshop, reinstalllation on existing channel and reconnection to electric supply, commissioning and testing complete all as specified and directed.

Dismantling ,taking down/out and opening of monoblock centrifugal pump set , capacity 3 HP to 10 HP ,of any make / type,at any location, for repairs , including cleaning , descaling , greasing , oiling and overhauling, replacement of gland packing, bush, ball bearing with & including by providing new one, re-assembling and installing the pump set at original location after testing complete all as specified and directed.

M&L for cleaning & servicing of FRP cooling tower of central type AC plant of capacity 25 TR to 100 TR, removal of water tray, pipe line and cleaning of cooling tower fins by using brush complete all as specified and directed.

Pressure testing / leak arresting , vaccuming with dry nitrogen gas at the maximum pressure of 300 PSI to 400 PSI / oil charging, including replacing the unserviceable strainers all as required and testing complete for the Central type AC plant of capacity 12.5 TR to 30 TR at various locations/buildings of technical area complete all as specified and directed. Note :- (i) Refregerant Gas R-22/407/410 and strainers shall be measured and paid seperately (ii) The Nitrogen gas pressure should not be less then 350 PSI during leak arresting of the plants and it will hold the same pressure upto 24 hours and vaccum pressure should not be less then (-30 micron Pressure) during the vaccuming of plants.

M&L for leak testing of AHU unit cooling/heating coil of AC plant after pumping down the complete system, isolating the cooling coil from both ends and charging the dry nitrogen gas for pressure leak test, after detecting leak point, release the nitrogen gas, repairing the leak point by means of soldering/brazing and connecting the cooling coil with system, vaccumised the complete system and recharging the system by refrigerant, testing and commissioning upto satisfactory cooling performance of the plant complete all as specified and directed.

M&L in replacement Humidistat including electrical connection complete all as specified & directed.

M&L in replacement heater strip type 3kilowatt capacity as per existing size complete all as specified & directed.

M&L in replacement heater 2/3kilowatt capacity for pan type humidifier and hot water generator as per existing size & model complete all as specified & directed.

M&L for servicing of pan type humidifier floor mounted/ installed at duct of capacity 6/12kilowatt including cleaning of tank, checking of all inlet & outlet connection, checking and repair of all electrical control connections and making the pan type humidifier functional including replacement of minor parts as required at site complete all as specified and directed .

S&F scroll type compressor sealed unit , three phase, 415 volt, 12.5 TR capacity suitable for package type AC plant including taking down/out old compressor as existing at site complete all as specified and directed.

Taking down defective compressor sealed unit 4.5 TR capacity, 3 phase 415 volt split pagage/ductable type AC unit after disconnecting all electrical connections and replacing the same with new compressor of same capacity including flushing the old gas and recharging with appropriate quantity of refrigerant gas complete all as specified and directed. Note for item No. 28.00 & 29.00:- Purchase vouchers and gurantee of two years of compressor from the original manufactuers/authorised dealers shall be obtained and submitted by the contractor while claming payment of compressors.

Servicing of AHU complete of various capacities including cooling coil, heating coil filters, removing dirt, scales etc with cleaning chemicals (coil cleaner) complete all as specified and directed.

Servicing of blower indoor unit of package/ductable type AC plant of capacity of each unit 4.5 TR to 22 TR with solvent material by using pressure water pump, servicing fan motor complete and painting with one coats of enamel paint on outer body complete all as specified and directed.

Servicing of condensor unit including cleaning of condensor coil with and fins with solvent material by using pressure water pump, servicing fan motor compolete and painting with one coats of enamel paint on outer body complete all as specified and directed.

Pressure testing / leak arresting , vaccuming with dry nitrogen gas at the maximum pressure of 300 PSI to 400 PSI / oil charging, including replacing the unserviceable strainers all as required and testing complete for the Package type AC plant of capacity 4.5 TR to 22 TR at any location/building of technical area complete all as specified and directed. M&L for spray painting to Central Air Conditioning plant of any capacity including complete compressor, motor, condenser refrigerant pipe, water pipe line, AHU, cooling tower, LT panel board complete plant with two coat of synthetic enamelled paint including preparation of surfaces and as per approved colour code complete all as specified and directed.

Servicing of electric control panel/compressor control pannel board by taking out the burnt wire. Supply & fixing new wire of existing specification with clipping and socketing and dressing properly complete all as specified and directed.

The same shall be rectified within 8 Hours failing which a penalty of Rs 600.00 Per day shall be imposed and no payment of work done shall be measured during the period when plant is not workable. (ii) The rates include for replacement of spares in plant if required to be replaced during fortnightly maintenance. (iii) Contractor shall arrange to attend the plant for any problems with the laundry through OEM only. (iv) The above Maintenace shall be carried out through M/s Spectrum Laundry Equipment Company or M/s Fabtech Engineering or equivalent company. The requisite agreement in this regard shall be produced to GE. (vi) Replacement of all major/minor defective/spares parts if damaged during AMC period and maintenace items required during AMC period are deemed to be included in the above rate.
