ENABLING WORKS
EXTERNAL SCAFFOLDING: External Scaffolding - Providing & erecting two legged metal tubular scaffolding, of width 1200 to 1500mm large free standing, using H frames or tubular pipes of minimum 40 mm diameter, base plates, fixed or adjustable with necessary clamps, couplers, brackets for projections, joint pins, pullies, and other accessories, including steel angles or tubular pipe bracing at adequate intervals, access platform of metal or timber planks of span not exceeding 2.5 meters(with suitable width), including provision of rubber inserts to pipe ends at points of contact with structure to avoid damage, including access ladders with intermediate platforms. The scaffolding is to be suitably braced anchored to the building using support systems created temporarily at the openings in the walls using vertical & horizontal adjustable steel props. Rate to include making good the damages after the work is completed. Scaffolding to be erected up to any height & as required. The entire periphery of scaffolding to be covered with Green cloth for dust control as directed by the PMC. The rate to include provision of safety platforms at ground level covering the entrances to the building. Item includes duck tape with safety signage "WORK IN PROGRESS" and "Caution" boards at ground level and demarcation of entrances to the building. Rate to include all Safety Measures as per relevant IS Code and as approved by the Architect/PMC/Consultant, Mobile platform wherever required. The measurements will be calculated by multiplying the lengths of the two legged units at the centre line of the 1200-1500 mm scaffold unit width x height of the individual rows. The rates include for the cross bracings between the rows of the scaffold units. The rates includes cost of removing entire scaffolding materials from site after completion of the work. Contractor shall keep the scaffolding for entire duration of work OR for entire scope of work- Measurement for scaffolding will be paid only once. Contractor to provide necessary access, platforms and ladders required for conducting inspection of the work by Architect/Consultants/PMC/IIMA. After removal of scaffolding, Contractor to make good the damages(to existing flooring, masonary, etc, complete) if any.
Providing and supporting using temporary supports to the structure in the form of steel adjustable props of 3 & 4 meters ht. connected to each other by pipes and couplers with wooden load distributors at top and bottom including all labours for erection,removal and dismantling etc. This item will be operated only for areas as instructed by the CMC and Structural Consultant. (Area supported by per prop is 0.9m x 0.9m) - For Areas as directed by the Structural Consultant / Conservation Architect.
Same as above Item No.102 but Temporary supports to the structure as directed by the Structural consultant / Conservation Architect, before Re-building of terrace slab, South wall works (Re-building (partly) and replacing face bricks of part South wall, for any other works as per Structural Consultant / Conservation Architect. DISMANTLING AND CLEARING WORK: All material is the property of IIM-A. All usable & recyclable material to be handed over to the Client.
Carefully pulling down Exposed/unexposed Brick masonry of any thickness, profile, height, at any level, any location, in cement mortar with plaster / pointing without dust nuisance and disturbing adjacent structure at any level, and taking out of campus as directed at any non-objectionable place.
115 to 150 mm thick brick Partition walls plastered/exposed walls/walls with dado tiles- from toilets & faculty offices etc.
Carefully removing existing MS Ladder, PVC water tanks including their fittings, pipes, MS Base of water tank, AC Unit/Chillers, RCC pedestals , Sheds etc., AC/ Electrical/Telephone pipes, Cables, wires, conduits etc., Duct covers & any other misc. items / materials at any level as directed by the PMC. Carting away debris outside the campus beyond AMC limits to un objectionable places and clean the site to the satisfaction of the PMC. Handing over reusable, scrap materials to the Client. Rate to include all necessary scaffolding, pulley arrangement, tools etc. complete.- Contractor to inspect the site carefully before quoting the rate & amount.
Contractor to quote for rebate for above items (as mentioned in item no.203), in case all scrap to be taken away by the contractor as directed by the PMC.

Making zari/chasing (40-50mm deep) in wall by mechanical / manual as per the line out given by the electrical contractor and as directed by the CMC. Wall Zari filling with mortar for concealed conduits/pipes for services (Plumbing, electrical etc.)- Providing, applying and filling plaster in zari up to depth of 25mm in walls in CM 1:4 to cover concealed electrical conduits/plumbing pipes on wall including ready to receive wall finish. The rates shall also include providing and fixing 200 mm wide chicken mesh to cover the zari as directed. Recron 3S fibre @125 grams per bag of cement OR as per manufacturers specification to be added in cement plaster/mortar. Rate to include Recron fibers, curing, scaffolding etc. Complete. Breaking & Removing existing water proofing treatments in layers such as I.P.S./Brick bat coba/ form concrete/ stone/ concrete/ Bitumen, other coatings etc. by chiselling or as directed from terrace/balcony up to top surface of the slab(parent slab) without causing dust, nuisance and damage to the structure, levelling and cleaning the surface for providing new specialized water proofing treatment. Rate to be including removal of debris and taking out of campus at any non-objectionable place. Approx. 250mm thick (Only plan area to be measured & paid for)- TERRACE
On the clean and dry RCC slab surface, providing and applying 3 coats of Polyalk WP of approved make using a soft paint brush at 24 hours interval between application of coat. CRACK FILLING & GROUTING
Treating the cracks & construction joints using FLEXIROOF PU of M/s. Sunanda Specialty Coatings Pvt. Ltd. Air cure the same for 12-24 hrs.
Drilling holes along the construction joints and cracks over the surface of the RCC, slab walls and fix PVC nozzles in position using Polymer Modified Mortar.Preparing a non-shrink cementitious grout by mixing two pouches of shrinkage compensation, expanding, plasticising admixture SUNPLEX of M/s. Sunanda Specialty Coatings Pvt. Ltd.with 50 kgs of cement. Admixture sufficient water for flowability. injecting this grout under pressure using mechanical cement grouting pump in the pre-drilled holes till refusal. Cutting and sealing the nozzles after grouting is completed using Polymer Modified Mortar.
TOILET WATERPROOFING
Breaking & Removing existing Brickbat coba & water proofing,other coatings etc. by chiselling/cutting (manually) or as directed from terrace/balcony up to top surface of the parent slab without causing dust, nuisance and damage to the structure, levelling and cleaning the surface for providing new specialized water proofing treatment. Rate to be including removal of debris and taking out of campus at any non-objectionable place.
On the clean and dry RCC slab surface, providing and applying primer coat of FLEXI ROOF – PU PRIMER of M/s. Sunanda Specialty Coatings Pvt. Ltd OR equivalent by spray as directed by the structural consultant. Allow to dry and apply one pack, seamless, flexible polyurethane waterproofing coating of FLEXIROOF-PU of M/s. Sunanda Specialty Coatings Pvt. Ltd by spray as directed by the structural consultant. Apply the primer and on drying, apply two coats of FLEXIROOF-PU over the joints by using 1 kg/sqm material for the first coat and 0.5 kg/sqm for second coat. up to 900mm height from floor level. Providing and sprinkling coarse sand over the second coat of Flexi roof PU to make the surface rough. All work is to be carried out as per manufacturers specifications & instructions. (Only plan area to be measured & paid for)

CONSOLIDATION OF BRICK MASONRY WALLS, ARCHES & RCC WORK
Providing consolidation treatment by injection Grouting method to existing masonry work at any level using cement solutions (Cement & water in proportion 1:10) & POLYALK CP 293 of M/s. Sunanda Specialty Coatings Pvt. Ltd. OR equivalent at 5% by wt of cement, by pressure pump using cement slurry and plasticized expanding admixtures as per manufacturers specification including making holes, providing nozzles to be fixed at a spacing of minimum 300mm c/c both ways, refilling and making good the damages, cleaning etc., complete. Please note that while grouting contractor to give pre-intimation to PMC/EIC. Quantity of Cement (Dry) used for grouting should be got approved from PMC/EIC and record the same) - For treating fine cracks to external walls. The contractor to ensure that while grouting exposed brickwork, both internal and external faces of the facade need to cleaned immediately without leaving any grouting deposit on the surface. Rate to include necessary scaffolding, platform etc. complete. - FACULTY BLOCK
CORROSION PROTECTION TO EMBEDDED REINFORCEMENT IN BRICK MASONRY - This item to be applicable for minimum surface corrosion & as directed by the Structural Consultant. - For Walls at any level. - FACULTY BLOCK
Breaking the loose and damaged brick masonry along the cracks manually/mechanically and deteriorated surface or at identified locations. Rate to include necessary propping, supporting the structure, wall, as required. Rate to include necessary scaffolding, platform etc. complete. For horizontal crack minimum one course above and below (Approx. minimum 150 mm total width) brickwork to be removed as directed by Conservation Architect/ Project Manager-IIMA. For Vertical crack minimum one brick to left and right (Approx. minimum 170 mm total width) brickwork to be removed as directed by Conservation Architect/ Project Manager-IIMA.- For Walls at any level.
Providing and fixing zinc based sacrificial anodes of size as recommended by the manufacturer/Structural Consultant. - SUNANODE of M/s. Sunanda Specialty Coatings Pvt. Ltd. OR equivalent at 1.0m c/c along the embedded reinforcement bar in the brick masonry. Securely fixing of SUNANODE in specified number (as per calculations) and redoing the area with matching cut brick and finishing etc., i (redoing of brickwork will be paid separately) - - For Walls at any level. Rate to include necessary scaffolding, platform etc. complete. - FACULTY BLOCK

OR equiv. with 1.25kg of cement and apply the same to the reinforcement steel surface by a paint brush. After 4-6 hours apply second coat of the above slurry. While the Bonding coat is wet and tacky, providing and applying Polymer Modified Mortar - comprising of Polyalk EP, cement and quartz sand, in proportion of 1:5:15 prepared by mixing 12.50-14% water using a mechanical mixer /stirrer. Hand pack the mortar and at one time apply mortar layer not more than 15-20mm thick and ensure the anode is properly embedded in the Polymer Mortar. The mortar should be well compacted and finished. Apply subsequent layer of mortar after 24 hours for additional thickness. Air cure the Polymer mortar for 24 hours & sprinkle cure for next 2-3 days. (Actual area repaired to be measured & paid for)

Carefully pulling down Exposed/unexposed Brick masonry of any thickness, profile, height in cement mortar with plaster/ pointing without dust nuisance and disturbing adjacent structure at any level, and taking out of campus as directed at any non-objectionable place. New Exposed brickwork (In existing pattern & existing Bond): Wet the cleaned out brick surfaces and lay the new cement mortar of a mix 1:4 or as per Conservation Architect/PMC on the base bed joint. Lay the new bricks (Minimum strength of brick 50kg/cm2), filling and compacting the consequent vertical head joints without any air gaps. Once the bricks are laid, the top head joints is to be filled with tuck pointer and compacted properly without leaving any air gaps. Tap the brickwork once the brick are laid for proper compaction. Clean out the extra mortar with trowel and pointing of the brickwork to be done as instructed in Brick Repointing item no. 2700 (iv to ix). Repairing of Slab edge at parapet wall level using Polyyalk Fixoprime slurry, Polyyalk EP 950 mm WIDE @ 1 kg / sqm, including necessary Rusticide as directed by Structural consultant.

EXPOSED BRICK REPLACEMENT- Remove external face bricks in patches of approximate size of 3m x 2m by removing stretchers and 4 1/2 inches of headers. Replacing 41/2" (115mm thk ) top layer of Brick wall patch as directed by the Structural Consultant. i)- Exposed Brickwork must be dry and clean. ii)- Use a 4 -1/2" grinder with a diamond blade to rake out existing mortar of horizontal bed joints of the bricks (upper and lower) without damaging the edges of the bricks. Use a plugging chisel to clean out the remaining mortar in the bed joint. iii)- Use a 6" Sawzall with diamond blade to remove the vertical head joints of the brickwork without spalling the edges of brick. iv)- Remove the loose brick/s by manually/mechanically and cleanout the remaining dust in the area with compressed air. And carting away debris from campus to un-objectionable place. v)- Wet the cleaned out brick surfaces and lay the new cement mortar of a mix 1:4 or as per Conservation Architect/PMC on the base bed joint. Lay the new brick/s (or existing bricks reversed with approval of Conservation Architect/PMC) filling and compacting the consequent vertical head joints without any air gaps. Once the bricks are laid, the top head joints is to be filled with tuck pointer and compacted properly without leaving any air gaps. ANTI-TERMITE TREATMENT : Contractor will have to submit a 10 years guarantee bond (as per the Performa attached with tender document) for the treated areas and will attend all termite related problem in that area for the said period. During the guarantee period If termites re-appear, spraying, necessary treatment will have to be done by the contractor immediately at free of cost. All works has to be carried out as per the IS 6313-Part three latest revision for existing building. (post construction termite treatment)
Providing anti termite treatment to the perimeter of existing building (Externally & internally), surroundings of pipes, conduits, all wood work (doors & windows, frames, shutters, wooden panelling, partition, joints of wooden beam/joists used for the doors and window frames of existing building etc. as Per IS 6313 (Part-III) by punching holes 16mm dia drilled at a distance of 30 cm centre to centre and injecting 50 ml of cholrophyrifos or equivalent 5% emulsion concentrate sealing by filling putty etc. complete. and confirming to specification and as per approved manufacturer’s instructions and recommendation, and installed by manufacturer’s approved agency with a guarantee of 10 years in writing on bond paper for treated areas ,in a approved format, all to the satisfaction of the PM-IIM-A. Providing anti termite treatment to joints of wooden beam/joists used for the doors and window frames of the existing building as Per IS 6313 (Part III) by drilling 6mm dia holes at four corners at downward angle of about 45 degrees at the junction of wood & masonry & injecting 150ml of chloropyrifosofr equiv. 5% emulsion concentrate sealing by filling putty etc. complete. Providing, machine mixing and laying Mix plain cement concrete ( PCC ) Average 100 mm thickness over rubble soling in level; compacting, curing required shuttering and its removal, dewatering, cleaning, preparing surfaces, junctions etc: complete at all heights, and depths as per the drawing and to the satisfaction of the Project Management Consultant. SPECIALIZED RESTORATION WORKS (Rates includes cleaning the area/floor after the treatment is completed to the satisfaction of PMC.) CHEMICAL CLEANING: The cleaning will be done by Guard Remover Eco Efflorescence OR equiv.(Based on Conservation Architect's approval) & Cement using manufacture's specifications. Guard Remover® Eco Efflorescence(Code No. 1340) (Based on Conservation Architect's approval) & cement Concentrate is applied diluted up to 1 volume of product with 3 volumes of water for normal cleaning or scale removal. For harder cleaning, use the product neat. Shake the product well before use. Apply the product liberally. Allow it to act from 5 to 10 minutes (the time required varies depending on the size of the laitance and the thickness of the deposits being removed). Rinse immediately materials that are not meant to be treated. Rinse the entire substrate with a high pressure washer once the material deposits have softened. Otherwise, brush off using a thick bristle broom,and then rinse with water from a hosepipe whilst brushing at the same time.

Providing & Applying Guard Hardener RD(Uncoloured liquid, water soluble, density-1.25+/-0.01-Product Code-7202) (Based on Conservation Architect's approval) in liquid form to walls (Rising Damp problems) as per manufacture's specifications at plinth level. (Periphery length of building to be measured and paid for) Treatment is by injection in the base of wall to be treated, 10cm higher than the ground by drilling holes 15-30mm dia. Not more than 30cm apart . Inject the product into each hole until it comes back out of the hole, then seal with cement containing 3% to 5% Guard Hardener RD OR equiv.(Based on Conservation Architect's approval) as per manufacture's specifications.

BRICK REPLACEMENT - Top visible layer i)- Brickwork must be dry and clean. ii)- Use a 4 -1/2" grinder with a diamond blade to rake out existing mortar of horizontal bed joints of the bricks (upper and lower) without damaging the edges of the bricks. Use a plugging chisel to clean out the remaining mortar in the bed joint. iii)- Use a 6" Sawzall with diamond blade to remove the vertical head joints of the brickwork without spalling the edges of brick. iv)- Remove the loose brick/s by manually/mechanically and cleanout the remaining dust in the area with compressed air. And carting away debris from campus to unobjectionable place. v)- Wet the cleaned out brick surfaces and lay the new cement mortar of a mix 1:4 or as per Conservation Architect/PMC on the base bed joint. Lay the new brick/s (or existing bricks reversed with approval of Conservation Architect/PMC) filling and compacting the consequent vertical head joints without any air gaps. Once the bricks are laid, the top head joints is to be filled with tuck pointer and compacted properly without leaving any air gaps. Tap the brickwork once the brick are laid for proper compaction. vi)- Clean out the extra mortar with trowel and pointing of the brickwork to be done as instructed in Brick Repointing item no. 2700 (iv to xi). Use a nylon bristle brush (non-metallic) to tap the mortar for compaction and to clean out the brick face. vii)- Curing of the new brickwork is to be carried out maintaining the damp condition for not less than 72 hours.

BRICK POINTING TO EXISTING EXPOSED BRICKWORK i)- Exposed Brickwork must be dry and clean. ii) - Use a air chisel to remove existing mortar to the depth of twice the width of the joint (approx. to 1") of horizontal bed joints and then the vertical head joints of the brickwork without damaging the edges of the bricks. iii) - Use a plugging chisel or compressed air to clean out the remaining dirt and loose debris in the bed joints. iv)- Rinse the cleaned brick surfaces with clean and portable water to prepare the brickwork for laying the new pointing of cement mortar of a mix 1:4 or as per Conservation Architect's instruction. v)- Apply a masking tape if required to avoid featheredge mortar cover i.e. spreading of the mortar over the brick edges, and to achieve a clean pointing finish as per Conservation Architect's instruction. vi)- The new pointing is to be applied in 3 layers with the first and second layer of depth 2/5th of total depth of joint and the third layer of 1/5th of total depth of the joint (remaining depth). Compact each layer thoroughly and allow it to become thumbprint-hard before applying the next layer. vii)- The final layer of the mortar (1:4) to be given required finish of the pointing as per the Conservation Architect's instruction. viii)- Curing of the new pointing of the brickwork is to be carried out maintaining the damp condition for not less than 72 hours. ix)- Note: where repointing work precedes cleaning of the existing masonry, allow the mortar to harden not less than 30 days before beginning cleaning works.

NEW DOOR FRAMES : Providing, making and fixing 1st class Teak Wood well seasoned wooden frames - max. moisture content 12% (IS 287) made out of Superior quality TW as approved, kiln seasoned, anti-termite treated, shaped, grooved, mitered joint arrangement including use of exterior quality approved water-repellent adhesive, Iron oxidized screws, pins etc. Door frame to be fixed to wall using Hilti Anchor bolts as per their procedure as below and as per detailed drawing. Door frame to be provided with two coats of wood preservative of approved make. The door frame shall be finished with 2 coats of Synthetic enamel paint of approved make, shade including primer, putty. Surfaces of frame in contact with masonry/concrete surfaces shall be painted with one coat of hot bitumen/ black Japan (Slingdum) of approved quality, frame to be fixed to wall / RCC as directed all complete as per detail in the drawing and specification & instructions of the Conservation Architects/PMC. Providing, Drilling/Cleaning hole and fixing Hilti make HRD-C 10X120 ETA approved anchor comprising of polyamide PA 6 grade sleeve and gleitmo coated galvanized steel grade 6.8 screw and fixing door/window frames thereof. Total 6 anchors are required 3 on each site to fix the door frame. The manufactures should conduct random pull out test on site. The anchor should be universal which works in all base materials like concrete, brick, hollow block or aerated blocks.
