Day to day repair and maintenance works for buildings at South and North campuses of IIT Mandi for the period of Nov. 2023 to March, 2024

Plaster repair to damaged plaster surface after making necessary chipping, cleaning the surface and plastering with CM 1:4 (1 Cement : 4 Coarse sand ) of 20mm thick at all level. The surface will be painted after necessary repair works to match the existing finish such as OBD /Plastic emulsion/ Water proof cement paint (As per existing surface) after suitable surface preparation using putty, primer etc complete. The necessary scaffolding, curing etc shall be arranged by the contractor. No additional payment will be made for scaffolding, curing etc complete. Upto 1 Sq.m

Arresting seepage of water from wall surface, from the junction of chujjas, weather shade, cantilever ends, corbels and wall at sill level of windows, jambs of windows etc complete including necessary Grouting, grooving, applying sealant to the openings near Door/window frames plastering, painting etc complete including charges for necessary water proofing sealant 10mm to 20mm depth in concrete slab by power cutter and fixing the SBS membrane in the groove by using sona elastic sealant or thioflex 600 gun grade as per the direction of the Engineer in charge.

Renewing glass panes in wooden, steel and aluminum windows/ doors/ ventilators with necessary PVC Neo prine gaskets or wooden fillets / beading or fixing putty for steel windows or matching with existing joineries - Glass panes weighing 13.75 Kg / Sqm (5.5 mm thick) - Area 0.1 Sqm to 0.5 Sqm.

Renewing glass panes in wooden, steel and aluminum windows/ doors/ ventilators with necessary PVC Neo prine gaskets or wooden fillets / beading or fixing putty for steel windows or matching with existing joineries - Glass panes weighing 13.75 Kg / Sqm (5.5 mm thick) - Area 0.5 Sqm to 1.5 Sqm.

Easing of windows / doors for smooth operation including removal and refixing if required after planning the edges etc, necessary painting of the planned surface with matching paint over a coat of primer, necessary hinges, screws etc complete. (rate for one shutter)

Removal and replacing SS / Aluminum powder coated door fittings such as damaged tower bolts (upto a size of 300x10mm), handle (75mm to 125 mm), Hinges (Upto a 125x75x 4mm ) hook and eye, catch, cupboard locks upto 75mm etc., complete of various sizes and material using necessary screws. The material like tower bolt, necessary screws have to be arranged by the contractor (the sizes indicated for fittings are maximum). Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings.

Removal and replacing SS / Aluminum powder coated door fittings such as damaged sliding door bolts (Aldrop) upto a size of (300 x 16mm) etc complete of various sizes and material using necessary screws. The material like sliding door bolts, necessary screw have to be arranged by the contractor (the sizes indicated for fittings are maximum). Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings.

Repairing the aluminum/glazzed doors, windows and ventilators including charges for replacing damaged sections, pivots, hinges, tower bolts, door stopper, handles, rubber beading, aluminum clips, PVC/ Neoprene felts hooks and eyes, CP brass / SS screws, aluminum snap beading for glazing/ paneling etc complete including charges for lubricating the same after repairs works. (No material will be issued by IITM) Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings.

Replacing the Floor spring: Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings. Replacing the damaged / unserviceable floor spring with new including charges for labour for fixing in Aluminum/Glass Door and all other material required etc complete.

Repairs to Vertical Blinds: Repairs to vertical blinds with 100 / 89 mm wide imported superior polyester base fabric vanes with Scotch guard application including replacement of damaged blind. Repairs to head rail of extrude anodized high strength aluminum alloy of size 25mmx 50mm high or equivalent with wall thickness of 1.2mm. This item includes repair / replacement of end control units consist of reduction gearbox having the reduction ratio of 3.5:1 for a very smooth operation of the blind if needed. This repairs work includes repairs to planetary gear in the outer housing, four small transmission gears fitted in the middle assembly and a end receiving gear attached to central sprocket Unit, Tilter chain is made of 4.5mm plastic beads moulded on 2.2mm thick polyester card if needed, pitch of the beads is 6mm , end control unit has the facility to rotate the louver by 180 degrees, Tilt rod is made of extruded aluminum having 3 keyways and the average dia shall be 5.8 mm carrier (Runner) is made of moulded plastic. Replacing of damaged Novopan Boards of all types: Replacing the damaged / decayed novopan / Ply wood of thickness up to 18mm for doors and partitions, furniture’s including cost of material such as fevicol, nails, screws etc complete. For the ply wood work surface shall be made to match with existing surface finish such as mica of 1mm thick or enamel paint - upto 1.5 Sq.m. Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings.

Replacing of damaged Novopan Boards of all types: Replacing the damaged / decayed novopan / Ply wood of thickness up to 18mm for doors and partitions, furniture’s including cost of material such as fevicol, nails, screws etc complete. For the ply wood work surface shall be made to match with existing surface finish such as mica of 1mm thick or enamel paint - Upto 1.5 to 2.5 Sq.m Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings.

The Payment will be made for each shutter of door / window.

No water: charges for removal of blockages in water supply line (including release of air lock) by removing and refixing the pipe line to the required length, cleaning the pipes using the steel wire brush etc complete and ensuring free flow of water-over roof, in bath room, WC, wall surface, kitchen etc, (Any pipe pieces, fittings etc required shall be paid for separately). This item shall be operated only when the work requires removal of the existing pipe and re-fixing the same. Non availability of water due to other cause like empty tank will not be paid under this. Flush not working: charges for Restoring the flushing cistern in toilets to working condition including removal, cleaning and re-fixing the internal parts/units etc complete. Tap fault: charges for stopping leakage in stop cocks (concealed and open type), bib cocks, brass tap, angle valve, pillar tap, mixers etc including replacement of washers etc complete. Pipe leakage: charges for stopping the leakage in the water supply pipe lines of all dia provided internal work (Exposed pipe line) including removal, rethreading and refixing of the pipe line (Pipes, elbows, unions, reducers, nipple etc required shall be procured by contractor) including necessary scaffolding: pipe dia 15mm to 50mm (Leaking of water should be arrested at the same day of complaint). Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings.

Pipe leakage: charges for stopping the leakages in the water supply pipe lines of GI/Aluminium composite /PVC pipes of all dia (15mm to 25mm ) internal work. (concealed in walls) including removal, rethreading and refixing of the pipe line (PVC /GI/Aluminum composite pipe) to required length complete (Pipes, elbows, unions, reducers, nipple etc., required shall be procured by contractor). This work includes chipping the wall tiles or plastering in wall and restoring the wall surface to the original condition by refilling the chases with CC of 1:2 :4 using 6mm nominal size aggregate required pipe, fittings and matching wall tiles or matching with existing surface, cement sand coarse aggregate including necessary labour for masonry tile work etc shall be arranged by the contractor (Leaking of water should be arrested at the same day of complaint). Basin waste pipe broken: charges for replacing waste coupling / waste pipe in wash basin, kitchen sink , laboratory sink including removal of existing damaged waste coupling/ waste pipe, material like white lead, thread etc including cost of waste coupling and waste pipe etc complete. (32 or 40mm) waste coupling (32/40mm) waste pipes / Spring horse waste pipe (Rigid / Flexible). Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings.

Change of WC: charges for replacing the broken/defelctive water closet including necessary removal of flooring, removal of fill material cleaning the surface fixing the W/C and restoring the flooring to original condition along with necessary filling etc complete(Materials like WC pan, Trap, cement sand aggregate, flooring materials, flooring tile, applying water proofing compound etc should be arranged by te contractor. Change of WC: charges for replacing the broken/defelctive water closet including necessary removal of flooring, removal of fill material cleaning the surface, fixing the W/C and restoring the flooring to original condition along with necessary filling etc complete. (Materials like WC pan, Trap, Cement , sand aggregate, flooring material, flooring tile, applying water proofing compound etc should be arranged by the contractor) White colour) European type WC pan. Change of urinal basin: charges for replacing the broken/defective urinals including necessary removal, fixing and restoring the fittings to original condition along with necessary fittings etc complete. (Materials like coupling, connection pipe etc should be arranged by the contractor) - White colour. Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings.

Leakage in Drain pipe: Dismantling C.I or asbestos or PVC rain water/ drain pipe upto 75mm dia with fittings and clamps including stacking the materials within 50m and replacing the same with PVC pipe of 4 kg Sqm 50 mm to 75mm dia pipe as per the direction of Engineer incharge. Note: Fitting & fixtures should be compatible with those already installed in the Institute buildings.

Leakage in Drain pipe: Dismantling C.I or asbestos or PVC rain water/ drain pipe upto 110mm dia with fittings and clamps including stacking the materials within 50m and replacing the same with PVC pipe of 4 kg per Sqcm - 110 mm dia pipe.
