General Notes: 1.Contractor to survey the site thoroughly before bidding for the project. 2.Contractor to consider the area / surface to be made good as per existing after completion and during execution of works. 3.Contractor to provide all necessary documents for guarantee/ warrantee for all the items in the BOQ. 4.All works to be done with prior intimation, approval of work schedule and confirmation from architect and client. 5.Contractor to submit all necessary shop drawings and full fledged execution to start after approval of same by Architect or EIC 6.Initially, contractor must make and install all sample and mockup . After approval of the same by Architect or EIC, mass production shall take place. 7.Since the work is to be carried out in operational campus, no disturbance to the occupants shall be tolerated. Contractor to plan the working hours accordingly. 8.No use of elevator shall be allowed for man and material movement. 9.Contractor to strictly use floor protection in all the areas. 10.The rate includes cost of samples, mock-up,all material, tools and equipment, labour, erection, hoisting, scaffolding, as specified in item description, safety measures and sundry required for proper completion of the item of work, at all heights, all shapes, and all places. This shall also include conveyance and delivery, handling, loading, unloading, and storing etc. required for completion the item described above including necessary wastage involved. The quantities given are approximate. Actual area will be measured and paid. No claim will be considered for any upward or downward revision in quantities.

INTERIOR WORKS

BRICK WORK

Brick work with common burnt clay F.P.S. (non modular) bricks of class designation 7.5 in superstructure above plinth level up to floor V level in all shapes and sizes in :Cement mortar 1:4 (1 cement : 4 coarse sand)

Extra for brick work / AAC block masonry / Tile brick masonry in superstructure above floor V level, for each four floors or part thereof by mechanical means.

CEILING WORK

Providing and fixing tiled false ceiling of specified materials of size 595x595 mm in true horizontal level, suspended on inter locking metal grid of hot dipped galvanized steel sections ( galvanized @ 120 grams/ sqm, both side inclusive) consisting of main “T” runner with suitably spaced joints to get required length and of size 24x38 mm made from 0.30 mm thick (minimum) sheet, spaced at 1200 mm center to center and cross “T” of size 24x25 mm made of 0.30 mm thick (minimum) sheet, 1200 mm long spaced between main “T” at 600 mm center to center to form a grid of 1200x600 mm and secondary cross “T” of length 600 mm and size 24x25 mm made of 0.30 mm thick (minimum) sheet to be interlocked at middle of the 1200x600 mm panel to form grids of 600x600 mm and wall angle of size 24x24x0.3 mm and laying false ceiling tiles of approved texture in the grid including, required cutting/ making, opening for services like diffusers, grills, light fittings, fixtures, smoke detectors etc. Main “T” runners to be suspended from ceiling using GI slotted cleats of size 27 x 37 x 25 x1.6 mm fixed to ceiling with 12.5 mm dia and 50 mm long dash fasteners, 4 mm GI adjustable rods with galvanised butterfly level clips of size 85 x 30 x 0.8 mm spaced at 1200 mm center to center along main T, bottom exposed width of 24 mm of all T-sections shall be pre-painted with polyester paint, all complete for all heights as per specifications, drawings and as directed by Engineer-in-charge. 12.5 mm thick square edge PVC Laminated Gypsum Tile of size 595x595 mm, made of Gypsum plasterboard, manufactured from natural gypsum as per IS 2095 part I and laminated with white 0.16mm thick fire retardant PVC film on the face side and 12micron metalized polyester on the back side with all edges sealed with the face side PVC film which goes around and wraps the edges and is bonded to the edges and the back side metalized polyester film so as to make the tile a completely sealed unit. FLOORING Contractor shall submit flooring (for all type of flooring) pattern shop drawing and get approved by Architect and Engineer in charge before execution of work.

Kota stone slab flooring over 20 mm (average) thick base laid over and jointed with grey cement slurry mixed with pigment to match the shade of the slab, including rubbing and polishing complete with base of cement mortar 1 : 4 (1 cement : 4 coarse sand) :a) polished minimum 25mm to 30mm thick (550mm x 550mm size)

Kota stone slabs 12-15mm thick in risers of steps, dado, skirting and pillars laid on 12 mm (average) thick cement mortar 1:3 (1 cement: 3 coarse sand) and jointed with grey cement slurry mixed with pigment to match the shade of the slabs, including rubbing and polishing complete. a) Mirror polished minimum 12-15mm thick (Location : Workstation area)

Providing and fixing Its quality ceramic glazed wall tiles conforming to IS : 15622 (thickness to be specified by the manufacturer) of approved make in all colors, shades except burgundy, bottle green, black of 600mm x 300mm size as approved by Engineer-in-Charge, in skirting, risers of steps and dados with cement based high polymer modified quick-set tile adhesive (Water based) conforming to IS: 15477, in average 3mm thickness including pointing in white cement mixed with pigment of matching shade and with necessary making holes for tap etc., complete. a) 300mm x 600mm size Ceramic tile

Providing and fixing 18 mm thick gang saw cut, mirror polished, premoulded and prepolished, machine cut for kitchen platforms, vanity counters, window sills, facias and similar locations of required size, approved shade, colour and texture laid over 20mm thick base cement mortar 1:4 (1 cement : 4 coarse sand), joints treated with white cement, mixed with matching pigment, epoxy touch ups, including rubbing, curing, moulding and polishing to edges to give high gloss finish etc. complete at all levels. Distempering with 1st quality acrylic distemper (ready mixed) having VOC content less than 50 gram/litre, of approved manufacturer and of required shade and colour all complete to achieve even shade and colour : New work (two or more coats) over and including water thinnable priming coat with cement primer having VOC content less than 50 gram/litre

Finishing walls with water proofing cement paint of required shade :New work (Two or more coats applied @ 3.84 kg/10 Sqm)

Finishing walls with ready mixed Premium acrylic emulsion paint (Company Depot Tinted) having VOC less than 50 gm/litre and UV resistance as per IS 15489:2004, Alkali & fungal resistance, dirt resistance exterior paint of required shade with silicon additives. Aluminium Work

Providing and fixing aluminium work for doors, windows, ventilators and partitions with extruded built up standard tubular sections/ appropriate Z sections and other sections of approved make conforming to IS: 733 and IS: 1285, fixing with dash fasteners of required dia and size, including necessary filling up the gaps at junctions, i.e. at top, bottom and sides with required EPDM rubber/ neoprene gasket etc. Aluminium sections shall be smooth, rust free, straight, mitred and jointed mechanically wherever required including cleat angle, Aluminium snap beading for glazing / paneling, C.P. brass / stainless steel screws, all complete as per architectural drawings and the directions of Engineer-in-charge. Partition Work

Providing, constructing & fixing in place Plywood full height Partitions (Partly Wooden and Partly Glazed with 12mm thick approved clear toughned glass fixed by means of SS U channel (Glass partitions paid separately). Partition shall have GI framing at every 600mm c/c with 18mm thick marine grade Plywood (Conforming to IS 710) on both sides. All other salient features such as pattas, grooves, inlay patties & extra frame work and all other features indicated in drawing or as per instructions of Engineer in charge. Cost of partition also to include providing, constructing & fixing Plywood frame with necessary rebates as required to enable fixing of doors (on 3 sides of opening produced). All complete as per PM instructions and specifications. Cost also to include 50mm thick Rock wool insulation (of approved make) wherever specified in drawings as per instruction of Engineer in charge. Providing and fixing approved 4mm thick approved Veneer over existing partitions / paneling as per design and / or instructions of Engineering in charge. The rate shall be inclusive of veneer, lacquer polish, adhesives, scaffolding, tools / tackles etc complete required for installation of veneer for all floor, all height, all level and up to satisfaction of Architect and Engineer - in Charge. Contractor shall prepare sample/ mock-up and get it approval before execution.

Dismantling and Demolishing

Dismantling stone slab flooring laid in cement mortar including stacking of serviceable material and disposal of unserviceable material outside IIMA Campus at locations approved by local authority as per their rule.

Disposal of moorum/building rubbish/ malba/ similar unserviceable, dismantled or waste material by mechanical transport including loading, transporting, unloading and disposal outside IIMA Campus at locations approved by local authority as per their rule.

Dismantling of cement concrete Pantry platform along with curtain walls and base concrete etc. including handling all removed sanitary fixtures & fittings to client / PM, stacking of useful materials near the site and disposal of unserviceable materials outside IIMA Campus at locations approved by local authority as per their rule. Further making good the chase with matching plastering and painting the exposed portion to match surrounding area finish etc. all complete or as per instruction of Engineer in charge.

Built in Furniture Work

General notes :- (i) All Fixed furniture shall be in size & finishes as per the approved design and drawings. (ii) Vendor shall prepare and submit shop drawing of required furniture before fabrication and obtain written approval of the Client. (iii) The rates shall be inclusive of all materilas as required for the furniture item. (iv) The rate shall include fire retardant paint, wood preservative paint to all surfaces of wood, plywood, melamine polish on exposed wood, stitching of fabric, adhesives. etc. as required. Rate to include for all necessary items reqd. to complete the job as per approved shop drawings. (v) The rate shall be inclusive of suitable packing of the finished furniture & supply of the same to site & shifting in the rooms/area. (vi) The rate shall be inclusive of all wire/ cable management system etc complete. (vii) The Contractor shall submit & written approval for sample of materials and mockup of each type of furniture before start the fabrications. (viii) All fixed furniture coming along masonry wall to be fabricated after considering margin for plaster (15mm) on each side. (ix) Edge of all furniture to be properly sealed with PVC tape. Partition shall have GI framing at every 600mm c/c with 18mm thick marine grade Plywood (Conforming to IS 710) on both sides. All other salient features such as pattas, grooves, inlay patties & extra frame work and all other features indicated in drawing or as per instructions of Engineer in charge. Cost of partition also to include providing, constructing & fixing Plywood frame with necessary rebates as required to enable fixing of doors (on 3 sides of opening produced). Disposal of moorum/building rubbish/ malba/ similar unserviceable, dismantled or waste material by mechanical transport including loading, transporting, unloading and disposal outside IIMA Campus at locations approved by local authority as per their rule.

Dismantling of cement concrete Pantry platform along with curtain walls and base concrete etc. including handling all removed sanitary fixtures & fittings to client / PM, stacking of useful materials near the site and disposal of unserviceable materials outside IIMA Campus at locations approved by local authority as per their rule. Further making good the chase with matching plastering and painting the exposed portion to match surrounding area finish etc. all complete or as per instruction of Engineer in charge.

Built in Furniture Work

General notes :- (i) All Fixed furniture shall be in size & finishes as per the approved design and drawings. (ii) Vendor shall prepare and submit shop drawing of required furniture before fabrication and obtain written approval of the Client. (iii) The rates shall be inclusive of all materilas as required for the furniture item. (iv) The rate shall include fire retardant paint, wood preservative paint to all surfaces of wood, plywood, melamine polish on exposed wood, stitching of fabric, adhesives. etc. as required.
