AMC CONTRACT FOR 02 NOS HXC SCREW CHILLERS (AC PLANT CAPACITY 190 TR) AND REPAIR/ MAINT OF CONNECTED ITEMS INSTALLED AT BISON LAB AT BARRACKPORE UNDER GE(AF) BARRACKPORE

Comprehensive maintenance as per Original Equipment Manufacturer's (OEMs) reccommendations for a period of Eleven months and repair including renewal/replacement of defective parts of all existingfor 30HXC series PRO-DIALOG Plus control Screw- compressor Air-and water cooled Liquid chillers Make Carrier Capacity - 190 TR Chiller Model - 30HXC 190A with 2 Nos of compressor for each Chiller under Carrier Air conditioning & Refrigeration Limited & connected accessories through Authorised Original Equipment Manufacturer's Service Centre Engineers or through OEM Certified Agencies as approved by GE, complete all as specified and .

Contractor shall provide qualified trained authorised CARL service Engineer and technicians to visit at site with material & labour, testing equipment to check /inspection and routine maitenance the following :- (i) To visit & check the operating parameters of the chillers, all saftey and indicating devices and measuring of voltage, amps and all other parameters every month. (ii) Review the previus mnths operating log records and alarm history. (iii) Inspect the unit for any unusaual vibration, noise etc. (iv) Check for a sign of refrigerant leakage with the system pressure only the rectifying the same. (Leak repair shall be paid seperately). (v) Check the proper functioning of microprocessor and take control test (If required). (vi) Check/calibrate the flow switch for proper functioning (If required). (vii) Check the antifreeze and carrying out the setting of the same (If required). (viii) Check the LP/HP cut out switches and to replace the same, if found defective. (ix) Check the water flow across the cooler/condenser by checking the pressure drop across the shell. (x) Periodical software up-gradation. (xi) Replacement of spares including any type of labour charges and spares parts measured and paid separately. (xii) Installation of spares parts (In case of defective) without refrigerant drawback (Except DGT Senson) etc.

QUARTERLY INSPECTION AND PREVENTIVE MAINTENANCE (i) Cleaning of Pot Strainers in water circuit. (ii) Checking of safety control and switches/replacement if required. (iii) Calibration of meters and gauges/replacement if required. (iv) Cleaning of contact switches, checking of relays, timer etc. replacement if required. (v) Clean/chek the electrical panel of the chiller with air blower.

HALF YEARELY INSPECTION AND PREVENTIVE MAINTENANCE Total plant overhauling shall be done half yearly, preferably in winter. Prior permission shall have to be taken from the Engineer-in-Charge for the job. (i) Compressor and accessories to be serviced. (ii) Control panel along with gauge to be serviced.

Note : For item No 1.00 to 3.00:- (i) SPECIAL INSEPECTION AND MAINTENANCE During operation if machine become unserviceable for that Contractor shall provide qualified trained authorised CARL service Engineer and technicians to visit at site with material & labour, testing equipment to check and attend complaints as and when called and rectify the fault within 24 hours of the chillers by following all the recommendations and instruction given in the mannual and service instructions for the product including tags and levels affixed to the equipment , component and to comply with all other relevant safety regulation and as directed by the Engr-in-Charge. (ii) Breakdown Maintenance : The Authorised Service Engineer of OEM or OEM Certified Agencies will carry out all breakdown maintenance after receiving information (written or oral) from GE (AF) Barackpore officials or their representatives, The OEM's authorised service representative or OEM certified agencies will carry out the required repairs of the units and appraise GE, Engineer-in-Charge and JE the status of the break down repair at site. No payment shall be made on account of any breakdown service during comprehensive maintenence period. (iii) The Service Engineer will be called in case of any breakdown and the same shall be attended within 24 Hours of lodging of complaint, failing which a penal recovery of Rs.1000.00 (Rupees Five Hundred Only) per day till such time the unit is attended and complaint is resolved,will be recovered from the outstanding dues to the Contractor. (v) Cost of minor items like teflon tape, metal washers, fibre/rubber washers, screws, small nuts & bolts and like shall be deemed to be inclusive of the quoted rate. (ii) Following will also be part of maintenance :- (a) Cost all consumable item like grease, cotton vest, Cleaning agent etc shall be included in quoted rate. (b) Spares required for carry out Monthly, Quarterly, Half yearly and Special maintenance shall measured and paid separately. (c) Cost of any type Testing equipment / Tools required for carry out Quarterly, Half yearly , Special maintenance shall be included in quoted rate. (d) Cost of any type transportation required for carry out Quarterly, Half yearly, Special maintenance shall be included in quoted rate. (e) Cost of any type Visit charges required CARL Service Engineer and technicians for carry out Quarterly, Annual, Special maintenance shall be included in quoted rate. (f) Cost of any type consultancy charges required for carry out Quarterly, Half yearly, Special maintenance shall be included in quoted rate.

Note : For item No 1.00 to 3.00 (Contd...):- (iii) Followings are excluded in the above work :- (a) The repair/services of low side equipment such as piping, ducting, filters, grills, pump sets AHUs, AHU Motors, condenser motor chiller pumups etc. (b) Any day to day maintenance and operation and servicing of the plant. (c) Any kind of atmospheric/normal wear and tear, corrosion, chemical pollution of rusting/pitting of the plant/heat exchangers. (d) Painting of the equipmnets. (e) Any kind of modifications including welding work/masonary work/caprntry work/rewiring/ducting/insulations etc. (f) Main electrical panel switches/breakers/fuses and related interconnecting power work other than chillers. (g) Accessories equipment such as water supply lines, drain lines, relief lines, pressure gauges, thermometers etc. (h) Any work related to removal of refrigerant and beyond. (j) Any item or equipment as are recommended or required by insurance companies, government, states, municipal or other authorities. (k) Replacement of any equpment (Compressor, condenser or cooler) as a whole. (l) Descaling of condenser and cooler. (m) Replacemetn of any spare/consumable with refrigerant drawback. (n) Colling tower, motor, fins nozel etc.

M&L for descaling of condenser (02 Nos at a time in one job) with & including as per Original Equipment Manufacturer's (OEMs) reccommendations supply of chemical complete all as directed by the Engr-in-Charge. (Note : Work to be carried out half yearly.)

Labour only for cooler brushing (02 Nos at a time in one job) without chemicals as per Original Equipment Manufacturer's (OEMs) reccommendations complete all as directed by the Engr-in-Charge. (Note : Work to be carried out half yearly).

M&L for leak repairing of condenser and cooler (Maximum 5% of total tube can be repair or blank of more that 5% can reduce the chiller effciency and caused further mechnical damage of chller and other component) as per Original Equipment Manufacturer's (OEMs) reccommendations complete all as directed by Engr-in-Charge.

M&L for leak repairing of the system (without refrigerent drawback) complete as per Original Equipment Manufacturer's (OEMs) reccommendations all as directed by Engr-in-Charge.

M&L taking down of chiller/condensing Motor (15 HP) from foundation after disconnecting all electric connection. Re-fixing the same after making proper alignment, replacement metal coupling alongwith rubber bush complete including nuts/bolts/washers, gland packing (for pump), rusted nuts bolts, insulation, bearing of motor (as per existing size),winding.varnishing, heating and complete greasing etc. Testing the same on load & connected accessories through Authorised Original Equipment Manufacturer's Service Centre Engineers or through OEM Certified Agencies as approved by GE, complete all as specified and .complete all as specifiec and directed.

M&L for servicing of AHU ( 04 Nos at a time in one job) of capacity as per Original Equipment Manufacturer's (OEMs) reccommendations12500 CFM, cleaning all air filters (internal), drain out pipe, re-alignment of base frame of motor & blower and replacement of V belt (as per existing size as site) & connected accessories through Authorised Original Equipment Manufacturer's Service Centre Engineers or through OEM Certified Agencies as approved by GE, complete all as specified and .complete all as specified and asdirected.

M&L for cleaning the cooling tower properly by scriber form inside and outside, taking out all sludge, rust etc with chemical complete as directed and replacement of fins ( 307 boxes , in each box have 08 nos fins) as per existing sample and apply synthetic enamel paint two coat over a coat of red oxide on all surface including steel ladder, servicing & greasing of motor , valve including PCC for foundation ( 10 mtr x 10 mtr x 0.4 mtr) with two coats of weather proof paint etc complete all as directed by the Engr-in-Charge.

M&L for painting of all outer surface of pipe lines with two coat synthetic enamel paint with colour coding as per IS (as per existing colour) after cleaning/removal of all dust/rust from the outer surface all as directed.

M&L for painting of all outer surface of Duct lines with two coat of weather proof acrylic synthetic paint with colour coding as per IS (as per existing colour) after cleaning/removal of all dust/rust from the outer surface all as directed.

M&L for as per Original Equipment Manufacturer's (OEMs) reccommendations taking down butterfly valve of 100mm dia, replacement rubber gaskate, descaling the gate and refixing the same all as directed.

M&L for dismentling of Starter motor, complete checking the wiring and re-connect the same after repair and testing the same after replacement of the following defective spares as per Original Equipment Manufacturer's (OEMs) reccommendations :- (a) Replacement of contactor of capacity 32 Amp, 3 Pole, 415 Volt, AC rating 1, Type MNX 32 - 01 Nos (b) Replacement of add on auxiliary contact block (2 NO + 2 NC) -01

M&L for fixing in repair pressure guage (0-16 Kg/Cm2) as per Original Equipment Manufacturer's (OEMs) reccommendations complete all as directed.

M&L for air filter 5 micron (outer) size 50 cm X 50 cm as per Original Equipment Manufacturer's (OEMs) reccommendations complete all as directed.

M&L for internal oil filter as per Original Equipment Manufacturer's (OEMs) reccommendations complete all as directed by Engr-in-Charge.

M & L for external oil filter as per Original Equipment Manufacturer's (OEMs) reccommendations complete all as directed by Engr-in-Charge.

M&L for driver core as per Original Equipment Manufacturer's (OEMs) reccommendations complete all as directed by Engr-in-Charge.

M & L for compressor oil as per Original Equipment Manufacturer's (OEMs) reccommendationscomplete all as directed by Engr-in-Charge.

NOTE: Amount of Rs 21867.00 indicated in tender documents as 'Schedule of Credit' shall be deducted from the total quoted amount of BOQ.
