M & L for servicing of Split type Air conditioner of capacity 1.5/2.0 ton of any model by disconnecting electric connection from its stabilizer or its electric board and remove the front cover or indoor AC unit and cleaning it with pressurized water and nylon brush, refixing the front cover of indoor unit. Remove the outer cover of out door unit and covered the condensing unit with ploythene/plastic cover so that water shall not be entered in the motor while cleaning the unit and filter with pressureized water then apply one coat of descaling solution and clean with wire mesh bursh/nylon brush to the condensing coil of out door unit and greasing of all moving parts. Cleaning of Cooling and condenser coil of indoor and outdoor unit shall be properly carried out without damaging other parts. Checking and making serviceable electrical connection of DBs, Stabilizer, wiring of ACs as per site condition and tightening all electrical connection complete all as specified and directed. Note - Replacement of defective parts with new parts shall be measured and paid seperately under respective items S&F in repair.

Material and labour for Leak testing of cooling coils attached with indoor and outdoor unit of split air conditioner of any capacity and any model uisng CO2/Nitrogen gas, arrest of leakage with brazing of copper pipe and retest again for leakage complete all as specified and directed.

M & L for charging of refrigerant R-22/R32 gas to air conditioner or as per existing / manufacturer instrcutions suitable for split air conditioner cap 1.5 ton after flushing out the entire refrigerant, vaccum testing of entire closed loop system for 24hrs and charging the unit with specified quantity of gas, as per manufacturer instructions,as mentioned above complete all as specified and directed.

(c) All civil work such as making hole in the wall for passing of pipe etc, to be done, as directed by Engr-in-Charge including making good disturbed surface. (d) concealing of refrigerant pipe with PVC flexible pipe. (e) Extention of pipe due to site condition if required shall be measured and paid separately under respective items taken before.

Material & Labour for sub main wiring with 2 run single,core multistranded copper conductor cable, of size 4 Sqmm, PVC insulated, unsheathed, fire retardant, low smoke (FRLS) drawn through and including heavy duty PVC rigid conduit not less than 20 mm dia with all necessary fitting and including one run single core multistranded copper conductor cable, of size 4.0 Sqmm, PVC insulated, unsheathed, fire retardant low smoke as earth wire, fixed on wall / ceiling complete all as specified and directed. Note: 2 Runs of main cable and one run earth wire with conduit will be measured as one RM for payment.

Supply and fix in repair MCB’s single pole 6-32 Amps, 230 volts with ‘C’ curve, fixed in sheet metal board complete including connecting complete all as specified and directed.

Supply and fix in repair MCB’s triple pole, 63 Amps, 415 volts with ‘C’ curve, fixed in sheet metal board complete including connecting complete all as specified and directed.

Supply and fix in repair metal clad single pole and earth enclosure with two pin and earth plugs and socket complete with one single pole MCB 20 Amps, 230 V, C type complete all as specified and directed.

Comprehensive / Preventive maintenance including servicing of 18HP capacity VRF based air conditioning system with connected indoor and outdoor units detail as under installed under GE(AF) Jamnagar for contract period detail as under complete all as specified and directed. Comprehensive / Preventive maintenance of VRF based air conditioning shall be carried out as per manufacturer standard check list and detailed as under all as directed by Engineer-in-Charge. (a) Testing / Checking of compressor for its proper functioning and rectification of minor defect if any. (b) Testing / Checking of control switch such as pressure cut outs, water flow switch, temprature sensore for proper functiong. (c) Testing / Checking of PCBs of the Indoor unit & Outdoor unit for its proper functioning and rectification of minor defects if any. (e) Testing / Checking of Cooling coil for leakage and Rectification of leakage by brazing including cleaning of Cooling coil. (f) Testing / Checking & servicing of blower fan motor and rectification of minor defect if any. (g) Testing / Checking of all electrical connection and control wiring tighting of electrical connection and rectification of minor defect if any complete.

(h) Testing / Checking & servicing of condenser fan motor and rectification of minor defect if any. (j) Testing / Checking of condenser coil for leakage and Rectification of leakage by brezing including cleaning of condenser coil. (k) Testing / Checking of refrigerant pipe for leakage and Rectification of leakage by brezing including cleaning of refrigerant pipe. (l) Cleaning of entire indoor & outdoor unit for removing all dirt dust, grease etc. Note:- Comprehensive / Preventive maintenance including servicing of VRF unit shall be carried out two times during contract period, and shall be measured one times, Contractor shall also be responsible to rectify any defect during break down without any extra cost during contract period.

(i) All defective speare parts & compressor etc if found unserviceable will be measured & paid separately as supply & fix in repair under respective items of this BOQ. (ii) Topping of refrigerant gas will be measured & paid separately. (iii) The rates quoted by the tenderer shall be deemed to include for any minor repair, which are obviously and fairly, intended which may not have been included in these documents, but which are essential for the execution and entire completion of works. The decision of the Accepting Officer as to what constitutes Minor details of the construction’ shall be final and binding. (iv) Comprehensive / Preventive maintenance including servicing of VRF unit, & repairing the VRF unit during breakdown / emergency shall be carried out through authorised representative of OEM. Contractor shall submit necessary documentary proof in support of the same.

The valves shall be of integral moulded design.

Supply and Topping up refrigerant gas R-407A to the central / package AC plant of any capacity system complete all as specified and directed.

M&L for repairing / servicing the Mono block pump for Chilled water cap 60 US GPM with Static Head 25 M by disconnecting the pump from motor, opening for inspection, replacing the worn out parts like gland bush, bearings, gland bolts and nuts, gland packing, gasket, water seal etc including repairing to pump shaft by remetalling, grinding, polishing and reassembling complete pump & refixing in same position & connecting including replacing the rusted nuts, bolts, washers etc and testing complete all as specified and directed.

M&L for repairing / servicing the Mono block pump for Condenser water cap 75 US GPM with Static Head 20 M by disconnecting the pump from motor, opening for inspection, replacing the worn out parts like gland bush, bearings, gland bolts and nuts, gland packing, gasket, water seal etc including repairing to pump shaft by remetalling, grinding, polishing and reassembling complete pump & refixing in same position & connecting including replacing the rusted nuts, bolts, washers etc and testing complete all as specified and directed.

M & L for disconnecting motor of capacity 3 hp from existing base and pump, taking to workshop for rewinding as per existing gauage standard and re fixing with testing and commissioning complete all as specified and directed.

M & L for painting MS pipe of size 100 / 150 mm with two coat of primer and one coat of red oxide complete all as specified and directed.

S & F in repair of condenser suitable for approx 12.5 TR blue star central AC plant complete with welding/ brazing work including testing with leak proof testing complete all as specified and directed.

S & F in repair of cooling tower fins as per existing installed at 50 TR Central AC plant complete all as specified and directed.

Supply and fix in repair oil pressure cut out type MP-55 for compressor of central type AC plant of any capacity complete all as specified and directed.

Supply and topping up refrigerant gas R-410A to the VRF / package AC plant of any capacity system complete all as specified and directed.

Supply, fixing and laying, in replacement of GI duct fabricated from 22 Gauge GI Sheet of any dimension/cross-section with and including all necessary fixing arrangement and support to roof and connected accessories i. e. nut, bolts, fastener, flat iron strip, clamps etc and taking down of old duct alongwith accessories, complete all as specified and directed.

S&F of thermal insulation on new / existing ducts and plenum chamber, comprise of preparation of surface and fixing of new cross linked closed cell polythene, plane, fire retardant insulation of 9 mm thick nitrile insulation with aluminium foil of the duct having a TOW stable K value of 0.027-0.029 Kcal/hr/m at 0-23°C with minimum density of 33 Kg/cum, fire retardant self extinguishing on dripping, good ozone resistance, including fixing the insulation to the duct surface with help of adhesive paste and closing the gap with self adhesive tape of 3mm thick, complete all as specified and directed.

Supply and fix Accoustic insulation with 10 mm Nitrile Rubber complete all as specified and directed.

Supply and fix Underdeck insulation 25 mm complete all as specified and directed.

Repair/Maintenance/Over all servicing of desert cooler includig all fitting and fixtures, replacement of grass pad set of any size of desert cooler to cover the entire area (one desert cooler consist three grass pad), PVC pipe and distribution cap etc including painting inner surface with one coat of black bitumenous paint and outer surface of grey/existing colour after preparation of the surface complete all as specified and directed.

Supply and fix in repair 500 mm sweep electric fan motor 1400 rpm single phase 230 volts for desert cooler complete all as specified and directed.

Supply and fix in repair water lift pump (fully submersible) of discharge capacity 5.5 ltrs per min and 1 mtr head single phase 230 volts for desert cooler complete all as specified and directed.

Replacement of fan blade plastic/metallic made of desert cooler suitable for 230 volts complete all as specified and directed.

Supply and fix in repairs of control switch step type complete including necesary wiring and testing complete after fixing the control switch complete all as specified and directed.

Supply and Topping up refrigerant gas R-22 / R-12 / R-32 to any Split/window AC's of any capacity system complete all as specified and directed.

Supply and Topping up refrigerant gas R-134a to any water cooler/deep freezer of any capacity system complete all as specified and directed.
