REPAIR MAINTENANCE TO VRF AC, CENTRAL AIR CONDITIONING PLANT, AHU, COOLING TOWERS WITH CONNECTED PIPE LINE CLEANING OF DUCTS INSTALLED AT NPOL UNDER AGE I RND KOCHI

Comprehensive Maintenance of Blue Star Make Air-Cooled Variable Refrigerant Volume/Flow (VRV/VRF) Systems, including operational and standby outdoor units with Inverter Scroll Compressors and indoor 4-Way Cassette Units of following capacities (Indoor capacity1.2 TR/437 CFM, 3.0 TR/883 CFM, and 4.0 TR/1400 CFM), installed at the hangar site in the technical area of NPOL Kochi under AGE (I) R&D Kochi. This maintenance service includes the complete servicing of the entire system, encompassing the replacement of filters, worn-out parts, and refrigerant charging as required. Additionally, it covers the inspection and repair of all associated electrical connections, MCBs, control systems, sensors, and drainage pumps. Comprehensive fault diagnosis and rectification of any defective parts will be conducted, ensuring that the entire system operates optimally and meets the complete satisfaction of the Engineer-in-Charge. (a) Out door unit 24 HP (12 HP X 1No +12 HP x1 No) for Ground Floor and connecting pipe lines and Connected Indoor units Complete. (b) Out door unit 30 HP (18 HP X1No +12 HP x1 No) for First floor and connecting pipe line and Connected Indoor units Complete.

Note for Ser item No 1:-(a) The Maintenance of the VRF Acs shall be done through OEM or firm authorised by the OEM only. (b) The parts being replaced/repaired shall be genuine and from original equipment manufacturer (OEM) and approved by AGE (I) (R&D ) Kochi. (c) All software update required for smooth functioning of VRF ACs shall be undertaken by OEM only. (d) Periodical Servicing of each VRF ACs to be carried out by Company technician and records/logbook shall be maintained with Engr-in-Charge.

(e) The compressor will be checked for its proper functioning and if any defect is found,the same will be repaired/Replaced (f) Safety control such as pressure cut outs will be tested for proper functioning and in case of any malfunctioning,they will be either repaired or replaced accordingly. g) The PCB of the IDU & ODU will be tested for proper functioning and in case of any mal-functioning, they will be either repaired or replaced accordingly.(h) Air filter will be inspected and cleaned, if necessary. (j) Cooling coil will be inspected and cleaned, if necessary. (k) The blower motor will be checked and any defects noticed will be attended. (l) Separate skilled man power shall be employed against comprehensive maintenance. (m) On receipt of a break down intimation, a qualified and competent team shall be deputed immediately on the same day and fault shall be rectified immediately on priority basis and within 24 hrs so as to ensure that Air Conditioners are functioning satisfactorily. If failed, `1000.00 per day shall be deducted from the payment due to contractor, as penalty.

Material & Labour in repair for removal of the existing cassette indoor unit and the installation of a new VRF cassette indoor unit 3 Ton Capacity at ASSP Hanger Bldg technical area. This includes securely mounting the new unit, performing electrical connections, and supplying and installing high-quality copper refrigerant piping wrapped with closed-cell nitrile rubber insulation. The system will be charged with the specified refrigerant gas, and pressure testing along with vacuuming will be conducted to ensure system integrity. The commissioning process includes operational testing, balancing airflow, and providing the necessary documentation. Compliance with industry standards and safety protocols is mandatory throughout the project. Final inspection and handover will ensure all work meets the required specifications, with a full demonstration of operation and maintenance procedures provided to the client.

Material & labour in repair for dismantling the existing dehumidifier (2 Nos ) from the celling , extending the ductwork, creating wall openings, and re-installing the dehumidifier installed at ASSP Hanger Bldg technical area from OEM (Dry air ). The scope includes the installation of upto 30 feet of PVC pipe (200mm) for the exhaust air of the dehumidifier, creating two wall openings, rerouting the drain above the ceiling for a length of upto 20 meters, and dismantling the dehumidifier, adjusting its height, and re-installing it, including reconnecting the mouthpiece to the duct complete all as specified and directed.

Supply and installation in replacement of MS pipes heavy grade with all fittings of size 150mm bore of 4 RM length laid in floor or fixed to wall with double coat anti corrosion paint for water collection tank MS pipe of cooling tower complete all as specified and directed.

Supply and installation in replacement of MS pipes heavy grade with all fittings of size 100mm dia bore of 6 RM length laid in floor or fixed to wall with double coat anti corrision paint for chilled water MS pipe from tank installed at top of building complete all as specified and directed.

S&F in replacement LT UG cable 1100 V grade of size 3.5 core 400 sqmm cross sectional XLPE insulated cable, armoured, heavy duty aluminium conductor connected from changeover panel to main panel of AC plant including terimination with suitable lugs complete all as specified and directed.

M&L for fixing in repairs MCCB, 3 phase, 50 Hz, 4 pole 630 Amps, 50 KA, with microprocessor release, adjustable overload and short circuit characteristic complete all as specified and directed.

S&F in replacement 25KVAR capacitor of 440 Volts, 50 Hz and 32.8 Amps load current, cylindrically shaped all as specified and as directed by engg-in-charge.

M&L in replacement MCCB 4 pole 80A, 415 Volts with 25KA breaking capacity with adjustable thermal & fixed magnetic release suitable in the existing panel of AHU room complete all as specified and directed.

M&L for Preventive & Comprehensive Maintenance of CENTRAL AC CHILLER PLANT of 3x100 TR Capacity at TECH AREA, strictly through OEM i.e. M/S VOLTAS for the PLANT and Equipment of Model No. BGWFXR1001MLPT2, complete all as specified and as directed. The Scope of Work is as specified under SECTION I & SECTION II here-in-below:- A. SECTION I (a) Servicing for all the Equipments under this Item shall be done Four Times during the Contract Period as per Standard Check Lists. (b) All Breakdown Calls will be attended and rectified Promptly during the Contract Period.

B. SECTION II (a) The Compressor will be Checked for Proper Functioning and if any Defect is found, the same will be repaired immediately. (b) Safety Controls such as Pressure Cut outs will be tested for proper Function -ing and in case of any Malfunctioning they will be either Repaired or Replaced accordingly. (c) Air Filters will be Inspected and Cleaned as and when necessary. (d) Cooling Coil will be Inspected and Cleaned, if necessary. (e) Blower Motor will be Checked and any Defects noticed will be attended and rectified Promptly. (f) The Driver Set of the Blower Section will be Inspected, Belt Tension Adjusted and Belts to be changed, if necessary. (g) Any Defect in the Electrical Items and Control Wiring will be attended and rectified Promptly. (h) Refrigerant Gas will be Topped up in the System as and when necessary will be paid separately .

M & L in repair for isolation of the system, draining of existing compressor lub oil from compressor and filling new Synthetic oil , solest 120 incuding cessary transportation upto the sitecomplete all as specified and directed.

M & L in repair for recharging/topping up 134 a / R 22 gas as per requirement incuding necessary transportation upto the site complete all as specified and directed.

M & L in repair for removal and replacement of existing suction pressure transducer complete all as specified and directed.

M & L in repair for removal and replacement of existing temperature transducer complete all as specified and directed.

M & L in repair for removing and replacing of drier core existing liquid line filter drier including complete all as specified and directed.

M & L in replacement of old u/s condensor water flow switch by procviding new water flow switch of existing model complete all as specified and directed.

M & L in repair for rewinding of chiller electric motor of cap 12.5 HP by dismantling and opening up of MOTOR AC, Three phase, 415 Volts, 50 Hz, Squirrel cage Induction motor, removing burnt out winding wires complete, cleaning stator and rotor assembly, rewinding the stator with same guage and type of insulation copper conductor winding wires and insulation sheets , applying insulating varnish over the complete winding , drying up by heating , assembling back the stator and rotor including replacement of terminal blocks and terminal bolts and nuts, both end bearings with same size / make complete incuding necessary transportation to & fro upto the site complete all as specified and directed. (Note: Rate qouted sholud be deduction for credit of old burnt retrived copper wires from the motor)

All as per item No 17 here-in-before but M & L for rewinding of condenser electric motor of cap 15 HP complete all as specified and directed.

M & L in repair for Removal of existing pressure gauge along with siphon and cock and replacing with new dial type pressure gauge with range of 0 to 150 Psi, along withsiphon and cock complete incuding necessary transportation upto the site complete all as specified and directed.

M&L in repair for De-canning of refrigerant form chiller No 02 &3 rectification of external leak, replacemtn of angle cock, vacuumising of the system, refilling of refrigerant and commissioning complete all as specified and directed. Note: Additional refrigerant if required shall be measured and paid separately

M & L in repair for Isolation of Condenser water pump motor power removal of existing star delta contactor and replacing with new 3TF34 , 32 Amps 3pole, 440V, 2NC NO and 230V coil contactor complete including necessary transportation upto the site complete all as specified and directed.

All as per item No 22 above but of Chiller water pump motor contactor 3TF30 , 20 Amps complete all as specified and directed.

M & L in repair for Isolation of Power removal of existing single phase preventer, supply and replace with VSPD1 single phase preventer 440 V. complete incuding necessary transportation upto the site complete all as specified and directed.

M & L in repair for expansion valve controller or MCS-EXV-Driver removal of existing old unserviceable one, supply and replace with Model No. EXV Driver Ver : UC-5011 supply voltage 110V-240VAC ±10% and Model Serial No UC/2K13J/EXV-029 complete incuding necessary transportation upto the site complete all as specified and directed.

M & L in replacement of Power contactor of existing three phase suitable for motor disconnect with model No DMT02ATEXF001 or 3RV1021-4CA10, supply and replace with the same complete incuding necessary transportation upto the site complete all as specified and directed.

M & L in replacement of timer for setting time range 3-60 Second, rated voltage 240V, 50 Hz with model No 3RP15761NF308K, supply and replace with the same complete incuding necessary transportation upto the site complete all as specified and directed.

Supply and installation in replacement of Fills of 600x300x150mmm with GI supports. PVC fills Honey comb Design, Double edge folded, Corrugated type, Thk 0.2-0.3mm, Flute size 12mm complete all as specified and directed.

S&F in replacement of butterfly valve with MS flange with long lever type for cooling tower of 125mm size complete all as specified and directed.

M&L for fixing in repairs MCCB, 3 phase, 50 Hz, 4 pole 630 Amps, 50 KA, with thermal magnetic release, adjustable overload and short circuit characteristic complete all as specified and directed.

M&L for servicing Monoblock pumps including dismantling and opening the pump, replace the worn out bearing, stuffing box, back plates, gland packing mechanical seal and rusted nut, bolts etc assembling property, greasing all movable parts, Painted with two coats of synthetic enamel paint including painting of base frame with two coats of red oxide and one coat of black anti corrosive paint fixing in position, testing and commissioning complete all as specified and directed for the following HP pumps.

M&L Nitrogen Gas Pressure Testing by Pressurising with Nitrogen Gas upto 300 psi the Complete System to Finding out any Leakage & Maintaining Pressure for 24 Hours and Rectifying Leakages in the System, Vaccumising Complete System of Central AC Plant with Double Stage Vacuums Pump, complete all as specified and directed.

Taking down existing damaged sign board from installation and S&F glow sign board of size 5 SQM with steel work in tubular trusses including special shaped washer etc. complete using ERW or induction butt welded tubes conforming to IS 1162 -1998 grade St 240 also S&F mild steel sheet thickness 1.25mm plain back sheet in wall cladding ,cut to size hole punched ,incl round healed screws fixed to wall with suitable size LED board incl suitable number of LED light fittings for proper illumination complete all as specified and directed. Note:- Content of board will be provided by Engr-in-Charge.Contractor need to liason with deptt for content before going for order.

S&F in repair Printed Circuit Board (PCB) for AC Plant Unit 100TR of MAKE : BLUE STAR or as approved by GE, providing Connections including Taking down Old Unserviceable One, complete all as specified and directed.

Material & Labour for Earth continuity conductor fixed to wall on batten or recess or chases or buried in ground or drawn in conduit/pipe or fixed to poles or any other indicated situation for loop earthing etc. as required 32 x 6 mm dia galvanised iron strip complete all as specified and directed.

M & L for Robotic cleaning of AHU ducts,Diffusers,Grills complete in 1st to 7th Floor of R&D building, Anupaman Auditorium and Workshop at NPOL & Robotic cleaning of FCU ducts in Library Hall at NPOL including final Robotic inspection & submitting of process video CD of the before -after status as completion report along with certificate from OEM ,necessary transportation upto the site complete all as specified and directed.

M & L for removing and replacing of V belt (Each Set contains of 3 Nos)of AHU blower with new as per existing size including necessary alignment of pulley and shaft with tools required complete all as specified and directed.

M & L for Removal of existing leakage portion of cooling tower bed alongwith necessary valves and water flow switch/nozzle and replacing with new parts like cooling tower bed/valves/water flow switch/nozzle complete incuding necessary transportation upto the site complete all as specified and directed.

Material and labour for checking the AHU double skin filters including removal from site after switching off the blower in AHU room and taken to AC plant cleaning it with water and necessary chemicals , drying up and fixing it back complete all as specified and directed.

M&L for servicing of 3 phase blower in AHU room by shutting down the plant and carefully removing the equipment out of site and taken to workshop for cleaning, painting greasing and rewinding of the motor if required complete all as specified and directed. The cost of rewinding shall be considered separately.

Dismantling /Cutting existing 125mm /100mm condensor water MS pipe line from existing position including 125/100mm butterfly valves, and fittings such as pipe supports, elbows ,tees and reducers after shutting down the AC plant complete all as specified and directed. Note:The old pipe lines and Valves shall be issued to contractor in Schedule of credit.

M&L for fixing in repairs 125 mm condensor water piping made out of MS pipe heavyd duty with necessary fittings like pipe supporters, elbows, tees and reducers fixed in place and paint with epoxy complete all as specified and directed.

M&L for fixing in repairs 100 mm condensor water piping made out of MS pipe heavy grade with necessary fittings like pipe supporters, elbows, tees and reducers fixed in place and paint with epoxy complete all as specified and directed.

Material and Labour for Descaling of cooling tower upto 100 Ton including cleaning of choked sprinkles/nozzels/ water circulating pipes (condenser to cooling tower ) descale with descaling Chemical suggested by manufacturer of chiller machine after drain out water from cooling tower, removing scale from cooling basin etc with help of steel wire brushes and draining out solution and filling of fresh water for checking leakage in pipes including replacing flange packing ,nut bolts etc , complete all as specified and directed.

Material and Labour for Dismantling /opening air filter ,nut bolts ,tray for AHU including cleaning of cooling coil complete with coil cleaner solution and high pressure water of any capacity AHU including rectification leakage of refrrigerant and making complete cooling coil in functioning condition and refixing same air filters,nuts ,bolts tray complete all as specified and directed

Material and Labour for cleaning ,removing oil ,dust & rust by using sand paper or any method on all types of steel/metal based iron surfaces of compressor,AHU's ,refrigerent & water piping ,base plates,motors.AHU's cable duct ,LT panel,MS chanel,make up water tank etc of any shape,size and description , with and including preparation filling civities if any and applying one coat spray painting with synthetic enamelled paint of approved quality with and including E/M & MES Srl No. making neatly on each machine complete with connected accessories and components of 30TR Capacity Ac Plant complete all as specified and directed

Taking down carefully existing false ceiling of any type / make / thickness of size 72 SQM including all electric fitting/fixture, fire alarm and any other accessories etc for repair/replacement of AC duct and refixing the same in its original position with out any damage complete all as specified and directed. Note : If, any kind of damage occured to false ceiling and other services like elcetric supply cable / fitting / fixture, fire alarm, water supply line or any other services, due to negligance or poor workmenship of contractor, the same will be repaired/replaced by the contractor free of cost and no extra payment will be made in this effect to the contractor .

Supply, fixing and laying, in replacement of GI duct fabricated from 22 Guage GI Sheet of any dimension/cross-section of size 8 SQM with and including all necessary fixing arrangement and support to roof and connected accessories i. e. nut, bolts, fastener, flat iron strip, clamps etc and taking down of old duct alongwith accessories, complete all as specified and directed.

Supply installation, testing and commissioning of Thermostat, LCD display, with temperature display suitable for summer/winter season complete with control wiring to connect with motorized valve and LT electric Panel board complete all as specified and directed.

S&F 3 pole power contactor with AC coil of capacity 25 KA, AC-3 duty rating at 415V, 50 Hz (as per existing One or as approved by GE), suitable for fixing in LT Panel Starter of Central AC Plant and Providing Electrical Connection including Taking down Old Unserviceable One, complete all as specified and directed.

Earthing complete with galvanised steel earth plate electrode 60×60cm.× 6mm thick, buried directly in ground (earth pit not less than 2.25 metres deep below ground level) with top edge of the plate not less'than 1.5 metres below normal ground level, connected to galvanised earth strip 32x6 mm dia by means of bolts, nuts, check nuts and washers of galvanised iron or steel all as shown in electrical plate No. 3 connected to earthing test point all as specified or indicated including testing on completion including provision of 40 mm GI Tubing, light grade and watering pipe shall be 20 mm bore GI light grade including excavation & earth work, PCC pit with CI cover, Charcol, salt, funnel, wire mesh, GI strip Up to 7.5 mtrs length complete all as specified and directed.
