Comprehensive maintenance to central Package type ac plants of various capacity including repair replacement of defective parts and other allied works at MO V new site, WED, DSRU and HFDF area under GE U II Visakhapatnam.

Comprehensive Maintenance of the following Central/ Package/ VRF/VRV AC Plants installed at MO(V), WED, HF/DF & DSRU Areas, Complete including Condenser,Compressors, Evaporators,Expansion Valve,Condenser water pump,Chilled water pump, Cooling Tower, AHUs, Electrical Control Panels, Pipelines, Outdoor & Indoor Units, Copper Tubes, Drain Line, Ducts, Electric Connections etc, and connected equipment of complete AC system including attending to breakdown and carrying out Repairs / Overhauling / Leak Testing/ Servicing/arresting leakages/brazing of condenser tube/re-filling of refrigerant gas after leak testing etc. and Replacement of defective parts to ensure smooth functioning of AC Plants to the entire satisfaction of Garrison Engineer complete all as specified and as directed by the Engineer-in-Charge. (A) Water cooled Central AC Plants. (i) MO(V) AC Plant-I of capacity (3×30 TR) (ii) MO(V) AC Plant-II of capacity (3×30 TR) (iii) Chakra AC Plant of capacity (3×135 TR) (iv) WED(V) AC Plant-I of capacity (3×24 TR) (v) WED(V) AC Plant-II of capacity (3×28 TR) (vi) SPV WED(V) AC Plant of capacity (3×80 TR) (vii)DSRU AC Plant of capacity (3×50 TR)

(B) Air cooled Package/Central type & VRF AC Plants. (i) Gas godown Package type AC Plant at MO(V) of capacity (3x11 TR) (ii) SNF AC Plant (Package unit) MO(V) of capacity (3×7.5 TR) (iii)VRF AC Plant at HF/DF admin office of capacity (3×26 HP)(Cooling capacity 72.8 KW) (iv) VRF AC Plant at MO(V) ILMS office of cooling Capacity (50 KW)

[d] Supply and fixing of Minor Spares viz. Mechanical / Electrical / Electronics etc. (except Spares catered vide in Schedule 'A' BoQ ) as and when required for trouble free and smooth operation of AC Plants including overhauling as and when required to all mechanical parts of AC Plants, repair / maintenance of Cooling Towers, AHU, Condensing Units etc. complete all as directed by the Engineer-in-Charge. All the safety measures shall be ensured for serviceable condition round the clock and cost of their spares and consumables etc. shall deemed to be included in the rate quoted. Nothing extra shall be paid extra on these accounts. [e] Spares required for maintenance of AC Plants other than those catered vide Serial Item No. 2 to 110 of this Schedule / BoQ, Consumables such as Grease, Lubricants, Cotton Waste and other connected consumables etc. required for daily operation and routine maintenance. [f] Spare Parts catered vide Serial Item No. 2 to 81 of this Schedule/ BoQ as supply only shall be supplied in advance and kept under the custody of the Engineer-in-Charge and shall be issued to the contractor whenever the requirement arises. No AC Plant shall be kept non operational due to non availability of spares. [g] Any defective components and / or any other materials which is not specified / given in Schedule "A", but essential for trouble free and smooth operation of AC Plants. Nothing extra shall be paid extra on this account.

[h] Contractor shall rectify the defects within 24 hours as per directed by the Engineer-in-Charge. [i] Contractor shall maintain the Temperature of AC Plant as per the direction of GE / AGE / User or their Representative as per the Design Conditions at all times. [j] Necessary Tools and Plants like Centrifugal Pump 0.5 HP, Vacuum Pump 1 HP and connecting Rubber Tube, Pressure Gauges, Flaring Nuts etc. and Safety Equipment / Tools for tradesman shall be readily available at site during contract period. [k] Periodical cleaning of Cooling Tower, AHU Filters & Chemical servicing of Cooling Tower shall be the Contractor's responsibility. [l] The contractor shall arrange Dry/Wet Bulb Thermometer for recording hourly room temperature. Room Temperature and Humidity Display Unit / Instrument shall be provided at Plant Room for continuous monitoring. [m] On completion of comprehensive maintenance the contractor shall carryout the complete system and controls functional tests before handing over of the plant to department or his successor in presence of user and Engineer-in-Charge. If any components / spares are found defective or unserviceable, the contractor shall replace the same at his own cost in presence of user and Engineer-in-Charge and a certificate to this effect and tests carried out duly signed by the contractor, user and Engineer-in-Charge shall be submitted before claiming the final Bill.

[n] Collective / Selective control by carrying out periodical checks, repairs and testing as specified and as recommended by the manufacturers and as directed by the Engineer-in-Charge to ensure smooth, safe and efficient operation including all spares / accessories etc. of compatible make as specified by the OEM complete and all as specified and as directed. [o] Preventive and breakdown maintenance of all the equipment by regular Oiling, Greasing etc. as per OEM recommendations. [p] To take care of housekeeping, environmental cleanliness of area up to 5m all around installation shall be kept absolutely neat and clean. [q] To maintain all installations provided under this contract as per IE Rules / Standard Engineering Practice and maintenance of installation Log Book and Maintenance Register. [r] The cost of the Complaint Slips, Registers, Log Books, Cost of T & P for Maintenance. [s] Emergency Light and necessary tools shall be available in a tool box with the Electricians and Refrigeration Mechanics in the shift for smooth functioning of AC Plants. [t] Conveyance and communication system like mobile phone etc. shall be provided by the contractor to all Electricians and Refrigeration Mechanics. [u] The contractor shall abide by the latest Labour Rules and Minimum Wages Act. Wages paid by the contractor to the persons employed shall not be less than the minimum wages fixed by State / Central Government from time to time whichever is higher. The contractor shall also insure the workmen employed on the job.

[v] The contractor is responsible for Insurance, EPF, ESI, Gratuity, Bonus, Labour Welfare Cess etc., as applicable and shall be paid to the Workmen as per existing Labour Rules / Acts / Regulations and rate quoted shall be deemed to be included for the same. [w] DRESS CODE: The contractor shall provide the workmen with Dark Blue Colour uniform with labels showing the Name of Firm and the Designation and "GE [U – II] [V]" printed on them along with protective clothing. The contractor shall also provide shoes to the workers and the persons shall not be allowed to enter the work site without wearing shoes. [x] INSURANCE: The contractor shall be responsible for all Accidents / Injuries happening to the workmen. Any accident causing Minor / Fatal Injury, Partial Disability due to any untoward incident or non-adherence to Safety and IE Regulations or fault in maintaining of AC Plants / Safety Mechanism or on account of any mishandling / wrong operation / lack of knowledge of safety precautions or on account of any circumstances beyond his/their control, the contractor shall be solely responsible for settling all claims of compensation to the deceased, failing which department will have a right to recover any sum indicated / claimed by Labour Commissioner / Court authorities. No claim whatsoever will be entertained in this regard. No compensation is payable by the department on this account. Contractor shall provide first aid boxes to meet any emergency situations. [y] The rate quoted by the contractor shall be deemed to be including Basic Rate [Minimum Wages as notified by Government of India / State Government / Local Body, whichever is higher], employer's contribution towards Employees Provident Fund [EPF] liability, contribution towards Employees State Insurance Corporation [ESIC], contribution towards Bonus, Overhead and Profit and Labour Welfare Cess [LWC] as applicable depending upon the manpower requirement. This will create onus on the contractor to ascertain the relevant rates and quote accordingly. The rates quoted shall be inclusive of all Taxes, Cess, Levies as applicable including GST.

Supply only R-134A/410A refrigerant gas complete all as specified and as directed.

Supply only compressor oil complete all as specified and as directed.
