COMPREHENSIVE MAINTENANCE OF AC PLANT, AC SPLIT/ WINDOW AND OTHER CONNECTED WORKS UNDER AGE E/M-II OF GE DEHRADUN

Comprehensive maintenance by OEM or auth service person for 11 month and person will be visit every month or including emergency visits required during in month contract period as and when required for the diagnosis of trouble, adjustment, minor repair of dust and cooling tower such as nuts bolts, washers and leakage of dusting parts etc or re-setting of control as well as maintenance of central air conditioning plant chiller unit of capacity 3x150 TR and other connected installed machineries & accessories (screw type compressor 3x150TR (Make-M/s Trane) single stage 3000 rpm 415 volt AC 50 Hz, semi hermetically sealed motor of capacity 235 KW, Hot water generator 180 KW 2 Nos, 60 KW 1 No & pumping sets, condensing pumping sets 3 Nos, FRP cooling tower, mono block pump sets -3 Nos, Air handling units -28 Nos with belt driven motor, FCU 27 Nos, air blower fittings, shaft assembly cooling coil expansion valve water softening plant control panel LT panel Remote control panel of AHU's etc) with and including chemicals required for de scaling of condenser and chillers, compressor and connected motors etc completely cleaning, removing the dust particles, servicing, as per manufacturer's recommendation through out contract period all required for the efficient, smooth & satisfactorily functioning as per manufacturer's instruction complete all as specified and directed.

(e) In contract period once Oil sample analysis of chiller compressor oil from Trane Factory for testing of oil parameters as mentioned in Trane chiller service mannual. As per the oil analysis report replacment of Oil & Oil Filter for smooth and efficient working of compressor. (f) In case of any major break down the additional manpower if required will be arranged by the contractor to re-start the plant without any additional cost. (g) The rates are included extra labour for repairing and N2 pressure testing including N2 gas required for checking of leakage or repairing of compressor and overhauling. Refrigerant gas will be measured in relevant items and also check LT Panel repair minor damage in panel if any required the rates quoted shall including as directed by Engr in Charge (h) The rates quoted shall include checking of ducting & grill for leakages and repair the same, loose fitting /tightening of ducting etc to reduce vibration & noise and gland packing of pumps etc. make up water tank /expansion tank of hot water circuit and chilled water circuit, installed at the roof of the plant room & various locations of hospital building.

Supplying laying fixing testing and commissioning of insulation 13mm thick of following sizes of chilled water piping inside the building with closed cell elastomeric nitirle rubber of insulation applied by adhesive confirming to standards specification complete all as specified and directed

M & L for Insulation of M S Pipe with PUF slab 40 mm thick with and including applying bituminuous compound and GI cladding with 26 gauge GI sheet complete of sizes as shown complete including taking down all as specified and directed.

M & L for rewinding of electric motor of the following capacity, 3 phase 50 HZ 415 Volt with super enamelled copper winding wire of suitable gauge including insulating material, varnishing, heating, etc and including dismantling, reassembling and refixing after rewinding to its original location including testing and commissioning to its satisfactory results all as specified & directed for following capacity of motor:-

(a) upto 2 HP

(b) 3 to 5 HP

M&L for changing of AC plant system from cooling to heating mode during winter season and shifting heating to cooling during summer as per direction of Eng-in-charge within seven days by draining out complete water from system washing the line and cooling tower min three times to remove impurities from line and all necessary requirement to smooth function of cooling tower except fins and refilling complete plant with soft water, checking system for leakage & arrest same duly testing and commissioning of the system complete all as directed by Engr in Charge. Note:- a) Plant shall be filled with soft water which will be provided from the water softening plant. (b) Necessary chemical/additives required for the same except NaCl 35% are included in item rate. (c) If time exceeds from 07 days for switching over from cooling to heating and vice -versa, panel recovery charges @ 500/- per day shall be made from the contractor's dues in consonance with Srl No 1 (d) here in before (which over is greater).The GE's decision shall be final and binding in this respect.

Dismantling and cleaning of water softening plant complete with frontal piping & valving ejection system and cleaning complete including connections of water inlet outlet etc and reassembling all the dismantled components and testing including commissioning complete to the entire satisfaction of Engineer-in-charge.

Removing of old softener Resin and supply and filling new Softener Resin Indion 220 NA to water softening plant complete all as specified and directed.

(Note : Three runs of 6 Sqmm cable, one run of PVC conduit shall be measured as one unit of one Running Metre.)

(B). WATER COOLER

Dismantling and taking out the existing old unsv compressor sealed unit from Water cooler and S&F new compressor copper wound unit for operation on single phase, 230 V, 50 Hz, AC supply & confirm to IS-1067 Part-I, suitable for Water cooler of cooling capacity 40/80 ltrs/hrs and complete all as specified and directed.

All as per item No.119 here and above but compressor suitable for Water Cooler of cooling capacity 60/120 ltrs/hrs complete all as specified and directed.

M&L for carry out through check up of the unserviceable water cooler of any make, size and capacity, making it serviceable by tightening the connection, checking power point and making it functional, replacement of screws, small pieces of wire, etc complete Note:- (i) Petty stores such as insulation tape, screws, small pieces of wires,plug top etc shall be provided by the Contractor without any extra cost to the department.complete all as specified and directed.

S&F Blower fan motor SP, 230V, 50 Hz suitable for 40/80, 60/120 capacity water cooler as per existng sample complete all as specified and directed.

M&L carry out through check up the unserviceable Deep Freezer of any make, size and capacity, making it serviceable by tightening the connection, checking power point and making it functional, replacement of screws, small pieces of wire, etc complete Note:- petty stores such as insulation tape, screws, small pieces of wires,plug top etc shall be provided by the Contractor without any extra cost to the department.complete all as specified and directed.

Dismantling and taking out the existing old unsv fan motor with blade including mounting brackets from Desert coolers and S&F new 3 speed fan motor with blade of capacity 1/6 HP (125 W), 230 V, 50 Hz, SP, AC sup confirming to IS-996/79 (motor only) with mounting accessories and connection complete suitable for D/cooler of capacity 4000/5000/6000 Cum per hrs complete all as specified and directed.

M&L for repair to Desert cooler dismantling the unserviceable parts of Desrt coolers,checking the general servicing complete all as specified and directed. Note:- (i) Petty stores such as insulation tape, screws, small pieces of wires, plug top etc shall be provided by the Contractor without any extra cost to the department. (ii). Spare parts costing more than Rs. 100.00 each items shall be measured and paid separately.

S&F Water circulating submesible pump, 1300 RPM, SP, 230V, 50Hz 1.5M head , discharge 7.0 Ltrs/hr complete all as specified and directed.

Taking down the evaporative type desert coolers of Capacity upto 5000 Cum/hr by disconnecting all the electrical connections cleaning all the components by removing the side panels and painting the coolers with two coats of synthetic enamel paint out side and moisture resistance primer inside with spray painting and fixing back the removed panel and reconnecting with electrical connections and writing the MES No complete all as directed.
