Comprehensive Maintenance, Repairs including AMC and Periodical Servicing of lift shall be done through OEMs/ Authorised agency, of following electrically operated Passenger and Goods lifts complete with Electrical / Control Panels and all connected Gadgets / Devices incl ARD's including removal/replacement of defective parts and sundry item viz grease, lubricant oil, cotton waste, small pieces of cable, lugs, including all spares like PCBs, Bearing, Relay, Door Motor repairing / replacement, COP Button, Din Rail, Contactor, SMPS, Door guide shoe, cabin fan, stop switch, indicator, Belt, pully, Hardware card, reed switch, Pushbutton, Auto door contact, car door skate, DC contactor, DC relay, Alarm unit, door latch , PVC vinyal sheet, door sensors and drivers of any type, size, make, size, capacity, cabin lights and speaker phone etc for running the lift smoothly as per user satisfaction for different capacity lifts at various locations of satellite area kochi for 08 Passenger lift No. 1 at Chandrasekhar Apartments. Hence irrespective of the date of commencement shown on work order No.1 ,the AMC for the lift under this item will commence from 21 Sep 2023 only.

All as per item No. 1 but for 13 Passenger lift No.2 884 Kgs at Varsha Apartments. Make: Kone Elevator India Pvt. Ltd. Speed 1-1.5 M/Sec, Geared, Drive - V3, Floor G + 9 all safety precautions like door lock, limit switch, over speed governer, car top stop and IR screen complete all as specified and as directed.

Note: 1. Spare parts other than those included in item No.1 and incorporated in Sch 'A' Part II which required for lift maintenance / repair / replacement shall be genuine and orignal equipment manufcturer will be measured and paid seperately. 2. Customer Care Contact Number of the repair / rescue agency is to be displayed at each lift. The firm should attend defects / breakdown calls of all ifts round the clock and repair rescue action to be initiated immediately with out delay. Record for the same is also to be maintained and updated telephonically to the Engineer in Charge. 3. Well trained, Certified Technicians are to be employed at site for Lift Maintenance. The technicians employed by the firm should have thorough knowledge of all types / makes / models of lifts. Prior approval in this regard is to be obtained from GE. 4. The work will be of continous in nature without Sundays, Holidays or Strikes and the contractor must employ Lift Technicians for the Lift Maintenance round the clock as and when necessity arises. 5.The technician should ensure the serviceability of the Lifts for every odd situation. The contractor should ensure full safety and functionability of the assets being maintained by him. Any casualty or injury sustained by the technician during the currency of contact at the defence premises shall be sole liability of the contractor. No claim on this account shall be entertained by the Department.

Tools & Plants or Transport required for carrying out Comprehensive Maintenance and necessary stationary & documents (log books, test records etc.) for maintaining the recods at each lift installation will be arranged by the contractor and nothing extra will be admissible on this account. 7.The quoted rates are deemed to be included for provision of communication facility by technician with JE / AGE / GE or with Testing agencies. 8.The rate quoted by contractor shall deem to be included for cleaning of the Lift Machineries, Lift Panels, Lift Rooms, Lift Car Cabin, Lift Well, LIft Shaft etc. for keeping the lift installation neat and tidy in all the manners and all inspections by higher authorities. 9.The contractor should ensure all provions as laid down by State / Central Govt. labour commissions, Employees Provident Fund, ESI and in Contract Labour Act 1970 such as payments of minimum fair wages, working conditions etc. are complied. 10.The spare parts shall be genuine and origional equipment manufactorer (OEM) as approved by GE and all purchase vouchers to be produceed in origional.

Notes continued... 11.Comprehensive maintenance of lifts shall be done through origional equipment manufacturor or authorised agency 12.All labour cost and other sundry items lik nuts, bolts screws, washers, lubricants etc are deemed included in the quoted rate. 13. Contractor needs to carryout fort nightly (15 days), Monthly, Quarterly and Half yearly tests as specified in particular specification of this CA and submit report for each lift in triplicate includes all necessary stationery items. 14.The contractor shall submit MoU/Authorisation letter from OEM for maintenance /repair/AMC of all the lifts before commencement of work. 15. The lifts to be keep in running condition at all the time. If the complaint/break down of lifts occured shall be rectified within 3 hours of notification. If the complaint /break down has not rectified within 3 hours a penalty of Rs. 1000.00 will be levied from the contractor for every hour. 16. Note for item No. 4 to 8 only: The lifts under item No. 4 to 8 are proposed for special repair and hence the AMC under subject contract will be effective till dismantling of these lifts only.

17.For Srl Item Nos 22& 23 : The present AMC is till 29 May 2023. Hence the date of commencement shall be from 30 may 2023 irrspective of date of commencement shown in work order No.1 18.For Srl Item Nos 24 & 25 : The present AMC is till 19 Jun 2023. Hence the date of commencement shall be from 20 Jun 2023 irrspective of date of commencement shown in work order No.1 19. The contractor shall viit the site examine carefully the type of lift and its present condition and make himself familiar with the nature of maintenance works required to be carried out. 20. The spares shall be mesuared as supply and fix under relevant items of BOQ.
