Taking down ceiling fan 1200mm/1400mm sweep from any height and bringing down to floor, dismantling the ceiling fan, re-assembling the ceiling fan and refixing in position after repairs. Note: Spares will be measured and paid separately under relevant items of this schedule.

Scope of Works (i) To attend all the complaints/break down. (ii) Inspecting the plant and carry out preventive maintenance quarterly basis. (iii) To check the refrigeration system, compressor,controller, motor and starter and ensure healthy working (iv) Checking the system for any leaks and rectification of leaks if found including refrigerant. (v) Taking the set of readings and evaluating to ensure satisfactory perforamce for the plant.

(vi) Checking the control system for operation and adjusting the settings. (vii) Checking the functioning of compressor and its accessories and repalce if required. (viii) Annual checking of compressor oil and changing if required. (ix) De-scaling of water cooled condenser once in a year (x) Replacement of refrigerant gas as a result of leak developed due to wear and tear.

(xi) Repairing /Replacement of compressor and motor at site as and when required. (xii) Checking the functioning of microprocessor controller for its proper functioning and repair/replacement of the same if found necessary. (xiii) Quoted rate is to be included for replacement of cooling tower fins as per existing sizes and painting of cooling tower both side and painting of corrosive area of pipes of any sizes. (xiii) Contractor shall provide logsheets, complaint slip and complaint register for the contract period in specified format approved by Engr-in-charge.

Note: Once the complaint received in complaint cell, it shall be attended within 02 hrs and shall be completed before 24 hours, if the contractor can not be able to complete job with in time frame , necessary penel recovery will be deducted from his dues.

Taking down copper/aluminium point wiring (light, fan, socket or power) complete, including fixtures and fittings such as switches, ceiling roses, pendants, regulators, sockets, light fitting etc. removing materials to store for keeping in safe custody or for taking credit (credit for above items should be made as per conditions separately) and making good disturbed surfaces of walls, floors etc all as directed.

Material and labour for replacement of Conventional/maintenance free chemical earthing comprising of one number chemical earthing with specifications as follows :-

(a) S&F Nickal sealed Copper bonded rod of 17.2mm dia x 3 mtr long x 250 microns encapsulated conductive concrete 100mm outer dia with vertical strip of ISI marked ,IEC 62561-2:2018 certified.

(b) S&F of copper strip 25mm x 3mm x 100 Microns(Length not exceeding 7.5 M).Fixing of copper bonded earth electrode by brass/SS nut bolts or exothermic welding as directed.

(c) M&L for Mixture of earthing compound mineral based of IEC 62561-7:2018,RoHS & TCLP tested and certified with soil with capable of moisture content and make it in a tighty slurry form by adding water and fill it up the bottom portion.(Appx 40Kg)

(d) M&L for Mixture of electra fill compound/Ground Enhancement Material(GEM) highly conductive carbon based RoHS & TCLP, tested and certified, with soil capable of moisture content and make it in a tight slurry form by adding water and fill it up above the previous mixture all as specified.(Appx 50Kg)

(e) S&F of PVC earth pit chamber of size 24 x 24cm with M8 SS 304 grade nut and bolts all as specified.

(f) S&F FRP earthing display board 254 x 380mm made out of plasic material showing information related to type of earthing, earthing result, due date of testing along with fixing size 610mm height made of plastic hollow pipe of 20mm dia.

Note (i) Excavation and earth work shall be done as per the direction of EIC and shall be measured & paid seperately under relevant item.

(ii) Testing of earthing after completion of work

(iii) All the joints except at test point shall be done with exothermic welding.

(iv) Earth tester for testing the ER value of earth pits shall be provided by the contractor.

(v) Suitable soil with fine granule capable for moisture holding shall be provided as directed by EIC and shall be measured and paid seperately under relevant item.

(vi) Excavated hole of 300mm dia,depth 3mtr shall be filled with earthing chemical compound and fine granular soil in the form of slurry.

(vii) Remaining portion ie, outer side of 300mm dia shall be filled with fine granular soil mixed with Bentonite, Epsom salt(Magnetiun sulphate) and Charcoal mixed at the ratio of 70%,15%,5% and 10% respectively

(viii) GEM must not decompose or leach out with time.

(ix) GEM must not expand or experience any shrinkage once set.

(x) GEM must not contain hazardous chemicals as per IEC 62561-7 standard.

(xi) Sulpher content of GEM must be less than 2%

(xii) Test certificates of GEM,Copper bonded rod, conductive materials etc shall be submitted before incorporation of work

M&L for excavation over areas in hard/denses oil not exc 1.5m deep and getting out all as specified and as directed.

M&L for excavation over areas in hard/dense soil for each additional 1.5 m or part thereof in depth beyond the first 1.5 m.(1.5Mtr depth) all as specified and as directed.

Removing excavated material not exc 50m and depositing where as directed at a level not exc 1.5m above the starting point all as specified and as directed

M&L for transporting and filling of soil with fine granules from outside the site location including spreading, levelling, watering and well ramming in layers not exc 25 cm duly mixed with chemical earthing materials all as specified and directed :-

M&L for filling of Bentonite all as specified and directed.

M&L for filling of Epsom salt (Magnetium Sulphate) all as specified and directed.

M&L for filling of Charcoal all as specified and directed.

Supply and fixing in repair copper strip 20 x 3.15 mm thick as earthing lead fixed to wall/roofs etc all as directed.

Supply and fixing in repair aluminium strip 25 x 3.15mm with saddles and fixing screws etc. for roof conductors and down conductors above ground all as specified and directed.

Supply and fix in repair epoxy base insulators of suitable size 40mm height for fixing GI/Copper/Aluminium strip on wall/roof/ceiling/floor/poles etc.

Taking out old earth strip of any sizes and refixing after carried out necessary maintenance as directed by Engr-in-charge on wall/roofs etc with new suitable saddle support,all as directed.

Supply and fix in replacement of LED light fitting outdoor type IP65 rated LED 20Watts post top ideal to light up to Parks,Garden, and hertage site LED light all as specified. Make : Crompton Part No LPTH-20-CDL/equivalent make of Havells/Bajaj/Luker/Philips
