Routine maintenance of item listed in clause -4 and as per list of items enclosed in scope of work supplying of following manpower for operation and maintenance with SLAs and penalty clause as per RFP.

Providing Project Manager(1), having Eng. Diploma with 5 yr Exp. Or Engg. Degree with 3 Yr Exp for operational and maintenance activities of building as per RFP.

Providing Lift Operator having ITI with 2 Yr Exp. for operational and maintenance activities of building as per RFP.

Providing Fire Extinguisher & Fire Fighting Operator ITI with 2 yr. Exp. for operational and maintenance activities of building as per RFP. (1 per shift)

Providing STP Operator ITI with 2 Yr Exp. for operational and maintenance activities of building as per RFP.

Providing BMS Operator Engg. Diploma with 2 Yr Exp. for operational and maintenance activities of building as per RFP.

Providing Gardener with 5 Yr Exp. In gardening as per RFP.

All in All 2 Years Preventive maintenance of Transformer including Oil testing and replacement of oil as per the original Equipment manufacturer guidelines including consumables and replacement of spare parts with rectification of issues in given timelines of RFP.

All in All 2 Years Preventive maintenance of UPS system as per the original Equipment manufacturer guidelines including consumables and replacement of spare parts with rectification of issues in given timelines of RFP.

All in All 2 Years Preventive maintenance of VRV and Fresh Air system as per the original Equipment manufacturer guidelines including consumables and replacement of spare parts with rectification of issues in given timelines of RFP.

All in All 2 Years Preventive maintenance of Water cooler cum RO system as per the original Equipment manufacturer guidelines including consumables and replacement of spare parts (filters etc.) with rectification of issues in given timelines of RFP.

Supply and installation of semi unitised structural glazing with PVDF Coated aluminim profiles designed for 1.5 kPa wind pressure. The rate is inclusive of required MS hot dip galvanised brackets, weather silicone DC789, structural silicone DC 983, SS304 screws, smoke seal, flashing,glass specification as mentioned, openable vents and spandral insulation as specified. Providing and applying of acrylic emulsion paint finish to walls, blocked partitions, and plasterboard ceiling surfaces of approved shade, texture. Existing wall and ceiling surfaces to be prepared by scraping away any loose particles, dust, etc. by washing and scrubbing and 1 coat of primer approved by manufacturer applied. The wall surfaces are then smoothened using putty approved by the manufacturers. Surfaces are then sandpapered to achieve a smooth finish and two or more coats of paint included waterproofing compound are applied as per manufacturer's specification.

Providing and laying water proofing treatment to vertical and horizontal surfaces of depressed portions of W.C., kitchen and the like consisting of : i) Ist course of applying cement slurry @ 4.4 Kg/sum mixed with water proofing compound conforming to IS 2645 in recommended proportions including rounding off junction of vertical and horizontal surface. ii) IInd course of 20mm cement plaster 1:3 (1 cement: 3 coarse sand) mixed with water. proofing compound in recommended proportion including rounding off junction of vertical and horizontal surface.. iii) IIIrd course of applying blown or residual bitumen applied hot at 1.7 Kg per Sq.mt. of area. iv) IVth course of 400 micron thick PVC sheet .(Overlaps at joints of PVC sheet should be 100 mm wide and pasted to each other with bitumen @ 1.7 Kg/Sq.mt.)

Providing and fixing in position bitumen impregnated fiberboard confirming to IS: 1838 in expansion joints including the cost of primer sealing compound. 25mm thick
