FLOATING TENDER- FACILITY MANAGEMENT SYSTEM OF RETAIL OUTLETS UNDER GUWAHATI TERRITORY22-23

DT.FMS 01.08.2022 Note to : Tender Committee Sub: Approval for Floating Tender- Facility Management System of Retail Outlets under Guwahati Territory22-23 (Civil/Mechanical/Electrical etc.) Maintenance AMC In the recent past we have been maintaining Retail Outlet equipments through BROMA, MPDs/Automation/ATGs etc. are covered under CAMC by OEMs. However, all other equipments which are not covered under existing CAMC are being maintained generally by local Civil/Electrical/Mechanical Vendors who have been mapped into BROMA Application, which involved multiple vendors undertaking maintenance job at a Retail Outlet and many a times lead to delay in complaint being addressed due to lack of accountability amongst the Vendors. It was then proposed to maintain all the RO Facility other than those covered under CAMC by OEMs by a single vendor per sales area on a pilot basis and the same was approved vide - Note To ED (Retail) dated February 16, 2017 . Now it has been decided to roll out the FMS across all territories. Since, we do not have any standard rate for taking such job we have analyzed the R&M expenses incurred in the past using BROMA Analytics which helped in understanding the average cost incurred per CC/DC RO. Also, after considering manpower cost, cost of spares and other jobs and Coordination amongst OEMs vendors, other minor jobs which were earlier not a part of R&M expenses and base estimate as provided by RHQ( Annexure I ), we have prepared an in house estimate for DC and CC ROs as under .
