Preventive maintenance written report in each month diagnosis of trouble, adjustment, minor repair or resetting of control as well as maintenance of central air conditioning plant chiller unit of capacity 2x125 TR comprising and other connected installed machineries & accessories (Mainly screw type compressor 2x125TR (Make-M/s Trane) 2 No & pumping sets, condensing pumping sets 2 nos, FRP cooling tower 01 Nos , mono block pump sets -2 nos, Air handling units -04 nos with belt driven motor, air blower fittings, shaft assembly cooling coil expansion valve etc by service Engineer complete with condenser and chillers, compressor and connected motors etc completely cleaning, removing the dust particles, servicing, replacement of all minor parts , greasing, oiling, labour charging of refrigerant as per manufacturers recommendation through out contract period all required for the efficient, smooth & satisfactorily functioning throughout contact period including routine maintenance whenever required minimum four periodic servicing of the entire plant & equipments as per manufacturers instruction complete for eleven months. Note: Spare parts required for maintenance/servicing will be measured and paid separately

Repair of expansion valve including opening re fixing after repairing nitrogen pressure test vaccumising during re-commissioning including testing of oil internal parts and testing of A.C. plant complete all as specified and directed.

S&F in replacement of oil filter water cooled screw chillers complete all as specified and directed.

S&F/replacement of compressor oil 300 SUS, 1 Gal container complete all as specified and directed.

S&F in replacement of high pressure switch cut out with conduit adaptor, 120/240 V AC SPDT complete all as specified and directed.

S&F in replacement of low pressure cut out switch 260P/39CL complete all as specified and directed.

S&F in replacement of sensor temp, thermistor, 15-140F, 25DIAX 2 LG, 216" Jacked cable complete all as specified and directed.

S&F in replacement contactor MN X 70 complete all as specified and directed.

S&F in replacement of 15 micro filter 610 x 610x50 mm cap 2000 CFM Box type non woven synthetic media supported by aluminium mess on one side and finished with HDPE ess on the other side complete all as specified and directed.

S&F in replacement of 15 micro filter 457 x 457x50 mm cap 1125 CFM Box type non woven synthetic media supported by aluminium mess on one side and finished with HDPE ess on the other side complete all as specified and directed.

S&F in replacement gun metal butter fly valve dia 150 mm with side handle operated complete with packing/gasket material complete all as specified and directed

S&F in replacement of PVC nozzle assembly 045, suitable for cooling tower complete all as specified and directed.

S&F in replacement motorised valve 2 way/3 way 100mm dia for chilled water pipe line with complete accessories required as per site requirement including packing material and commissioning, testing up to entire satisfaction of EIC, complete all as specified and directed.

S&F in replacement of push bottom on/off switch as per existing type complete all as specified and directed.

Taking down carefully electric motor 3 phase, 415 V, by disconnecting all electric connections, nut, bolts of foundation all as per site requirement and transporting to workshop for repair complete opening of motor, taking out rotor from starter, cutting of winding, extraction of all burnt wire from stator ,cutting of winding extraction of all burnt wire from stator shaft and rewinding with supper enameled insulated copper wire of suitable size or gauge varnished twice and then dry in electric oven complete with all insulating winding material, glass wool sleeves fasteners and terminal plate of required size and installation and testing at site of following capacity motors complete all as specified and directed. :-

Replacement of strip heater made of Gp sheathing having terminal at one end and two holes for installation 240 volt,3000 watt, complete all as specified and directed.

Replacement of strip heater made of Gp sheathing having terminal at one end and two holes for installation 240 volt,3500 watt, complete all as specified and directed. Make DASS PASS complete all as specified and directed.

M&L for replacement of water flow switch type, IPS industrial pressure switch complete all as specified and directed.

S&F in replacement contactor MN X 45 complete all as specified and directed.

S&F in replacement contactor MN X 12 complete all as specified and directed.

M&L for replacement of over load relay 20 to 33 A, complete all as specified and directed.

M&L for replacement of over load relay 4.5 to 7.5A, complete all as specified and directed.

Dismantling cross-arms of M.S Channel or algle sections etc. completed and setting aside for re-use with in 50m complete all as specified and directed.

S & F mild steel work as in cross arms, bracings, supports, clamps and back plates fabricated from structural steel sections including wire mess of suitable size to avoid leaves of trees top of the cooling towers, nuts, bolts, washers, welding, bending cold or hot, drilling holes for bolts, in any shape or sixe as indicated or directed and inclusive of one premier coat, one under coat and finishing coat of paint complete all as specified and directed.

Supply and laying synthetic Rubber insulated mats 2 mm thick for voltage up to 3.3 KV for electrical purpose as per IS 15652-2006, (SUPERSEDING IS5424) suitable for electrical shock safety of sizes 2m x1m complete all as specified and directed.

Replacement of 'V' belt of size B-100 complete all as specified and directed.

Replacement of 'V' belt of size B-46 complete all as specified and directed.

Supply and fixing auto air vent complete all as specified and directed.

Supply and fixing valves along with air vent complete all as specified and directed.

REPAIR/MAINTENANCE: De-scaling of complete condenser by opening lugs, nuts and bolts etc and filling de-scaling compound and cleaning of complete inner tubes with brush and replacement of rubber gasket complete all as specified and directed.

M&L for charging of refrigerant gas (Make R-22) including leakage testing of complete plant with nitrogen gas and repairing leakage portion complete all as specified and directed.

S&F in replacement amp meter 0-50 Amp complete all as specified and directed.

S&F in replacement amp meter 0-150 Amp complete all as specified and directed.

Complete removing of paint from old painted surfaces of steel and preparation of steel surfaces of AC plant 2x125 TR complete including all pipe lines of any dia or size with accessories, and applying two coasts of synthetic enamel paint over a coat of red oxide primer by spray painting to protect extra spreading paint from manufacturers stickers and plates complete all as specified and directed.

Complete removing of paint from old painted surfaces of steel and preparation of steel surfaces of AC plant cooling tower of 250 TR complete including all pipe lines of any dia or size with accessories, and applying two coasts of synthetic enamel paint over a coat of red oxide primer by spray painting to protect extra spreading paint from manufacturers stickers and plates complete all as specified and directed.

Repair and maintenance of AHU pipe line including supply and fixing insulation materials complete all as specified and directed

Dismantling and taking out unserviceable air curtains and supply, install, commissioning of commercial air curtain unit for prevention of dust and conditioned air losses single phase, 250 v, 50HZ, made out of MS/CRCA sheet of minimum thickness 18 gauge finished with two coats of red oxide primer and final coat of synthetic enamel paint (oven baked) with MS-CRC 18 gauge square perforated suction grills, aluminum alloy fans and single phase electric motor, nozzles etc complete with fittings and accessories so as to produce 1-1.5 m/see air velocity at floor level for door opening size 70”x78”
