DETAILED PLANNING The site layout shall cater for adequate land and open spaces for landscaping and arboriculture near the following newly constructed buildings under the project for provn of OTM accn for Special Trg Bn (Depot) at BEG & C Roorkee (Phase - II of Phase-III):- (i) Living accn for 504 men at STB D (ii) Living accn for 504 men at PC Coy (iii) Living accn for 331 men at GP Sports Coy (iv) Accn for 331 men CH/DH at GP Sports Coy The infrastructure shall be optimally laid out in a manner to cause least damage to the natural contours, existing flora, trees and water bodies etc with suitable allowances for relocation/ realignment of existing courses. The following aspects shall be considered in planning and design of the overall infrastructure/complex: -

Site Suitability, Planning and Integration Based on natural contours of the ground, alternatives shall be studied and suitable scheme incorporated in detailed survey plan depicting all the physical features at site. The layout and scheme shall be integrated with overall layout of station/ environment. All the details (layout plan, Nos & type of shrubs & trees/plants including pricing with ref to auth) shall be submitted in hard copy and soft copy (in quadruplicate) to GE MES Roorkee for approval.

Land Form and Grading. The layout of assets and services shall generally be aligned with the existing topography, gradients, roll and terrain. The layout survey data sheets shall be referred and may also be submitted to GE MES Roorkee. A detailed study of land form shall be carried out and accordingly type of shrubs, trees, etc sustainable in the soil and climatic conditions shall be included.

Surface Drainage, Irrigation and Water Management A detailed irrigation scheme with necessary water collection and storing structures, net work for distribution of water including pipe lines, pumps, sprinkler irrigation system and allied infrastructure shall be designed taking into account water efficiency and conservation.

Hard and Soft Landscape The open areas in and around the building shall be provided with paved surfaces like pathways, walking plazas. Net paved area of the site under parking, roads, paths or any other use shall be limited to 25% of the site area and other open spaces shall be provided with soft scape such as lawns, hedges and shrubs, ground cover, green belt, tree screens.

Illumination! Garden Lighting The illumination design shall be based on aspects of indirect lighting achieved with a combination of concealed lights, ground lights, bollards, post-top lights and street light fittings along with electrical networks/control system/ external services. Use of energy efficient devices, LED lights etc shall be encouraged and incorporated in the scheme. Suitable number of electric points for grass cutting machine etc shall be provided as required.

Water Fountains/ Falls/ Screens Water fountains/ flowing/ running water features may be provided in common areas of main living building and gardens / parks to enliven the areas inside and outside of the buildings. All associated items including pumps, underwater lights etc may also be provided. Re-circulation shall be adopted for conservation of water.

Note :- All the details as given below shall be submited to GE MES Roorkee in hard & soft copy in quadruplicate as mentioned above for approval and completion.:- (a) Drawings in hard copy and soft copy of autocad (in quadruplicate with well spiral binding). (b) BOQ with rate analysis (in quadruplicate) (c) Complete specifications of work.
