Preventive maintenance of AC plants by checking and ensuring serviceability of humidistats, thermostats, condensors, cooling tower, condensor pumps, chiller pumps, AHU, heaters, humidifiers, valves, etc. measuring and correcting parameters viz. suction pressure, discharge pressure, etc. checking levels and topping up as required oil, gas, etc. replacing spares as required to ensure entire serviceability and functionality of plant complete all as specified and as directed Notes: (i) This shall be done immediately on commencement of the work (ii) Work shall be ot done engaging rep / mechanic of the OEM (iii) Spares as required for upkeep of plant shall be deemed to be included in the quoted rate (iv) The Contractor shall ensure periodical checks so as to ensure functioning and take measures to avoid any likely damage, fault, leakages, etc. in due time (v) Log books / registers shall be maintained for all the works and shall be provided along with any claim for payments

M&L for routine monthly maintenance by taking down end covers of condensor for de-scaling using solvent, wire/nylon brush, then washing with fresh water and refixing the end covers by providing new gaskets and testing on commissioning complete all as specified and as directed

M&L for routine monthly maintenance by taking down side covers of condensor for de-scaling using solvent, wire/nylon brush, then washing with fresh water and refixing the end covers by providing new gaskets and testing on commissioning complete all as specified and as directed

M&L for cleaning and servicing air modular condensor radiator with recommended chemical and cleaning agents by pressure jet with nylon brush complete all as specified and as directed

Supplying, instllation and testing scroll type compressor of capacity 12.5T of existing make and type including takin down and disposing off old damaged compressor unit complete all as specified and as directed

Notes for item Nos. 2 to 6: (i) Work shall be got done at authorised service centers / worksop of the OEM (ii) Cost for all loading, unloading, lifting, cartage to and fro, etc. shall be deemed to be included in the quoted rate (iii) Serviced equipment shall be got re-repaired / re-overhauled in the event of any problem / beakage without any extra cost (iv) Log books / registers shall be maintained for all the works and shall be provided along with any claim for payments

M&L for repairs and maintenance by disconnecting, taking down electric motor of capacity 1 to 30HP, 3 phase, 50Hz, 415V, 1440RPM of any type of cooling tower/sewage pump/diaphragm doser, transporting to workshop for replacing damaged spares, removing and replacing burnt coils, cleaning the stator, rewinding with super enamelled copper wire of suitable size and gauge, replacing worn out insulating material, packing, threads, sleeves, etc. as required drying, machining, welding, cleaning, greasing of bearings, and refixing at site at location recommissioning and testing on full load of 8hrs continuously in working conditions complete all as specified and as directed Notes: (i) Work shall be got done within 3days and standby arrangements shall be taken up by the contractor to ensure no breakage in services (ii) In the event of non-return of equipment in specified time a recovery @Rs. 500/day shall be made (iii) Log books / registers shall be maintained for all the works and shall be provided along with any claim for payments (iv) Cost for all loading, unloading, lifting, cartage to and fro, etc. shall be deemed to be included in the quoted rate (v) Serviced equipment shall be got re-repaired / re-overhauled in the event of any problem / beakage without any extra cost

S&F fan blower set upto 3x24TR by dismantling and opening up the motor including cleaning of blower fan with cleaning agent, drying with hot air before refixing, replacing the worn out bearings and greasing all moving parts, checking the alignment and adjusting motor and pulley, welding balancing of blower complete all as specified and as directed

M&L for disassembling blower fan of air modular unit AC plants, re-metalling the brushes, grinding, polishing, replacing worn out bearings, greasing all moving parts, reassembling and testing on commissioning including all necessary cartage, loading, unloading in transporting to workshop, ec. complete all as specified and as directed

M&L for disconnecting, disassembling, dismantling of elecric motor of capacity 3 to 7.5HP, 3 phase, 50Hz, 415V, 900RPM, from cooling tower for servicing and general maintenance and reinstating in position after repairs/servicing, etc. including testing on completion complete all as specified and as directed Note: Rewinding of motor will be measured and paid separately under respcti e item herein

M&L for attending breakdown maintenance service of AC plants by engaging skilled mechanic or rep of OEM and taking necessary repair / rectification works complete all as specified and as directed

M&L for attending breakdown maintenance service of 4 to 8Ton tower ACs by engaging skilled mechanic or rep of OEM and taking necessary repair / rectification works complete all as specified and as directed

Notes for item Nos. 17 & 18: (i) Service requirement of ACs/AC plants are of very sensitive nature and accordingly the Contractor shall activate his resources to reinstate the same in the shortest time or maximum within 24hrs commencing from the tie of intimation to him by any mode of communication. The Contractor shall intimate contact numbers of his technician / rep of OEM for the purose (ii) Any service requirement on any sort of breakdown shall be reinstated by 24hrs and unattended complaints more than 24hrs shall entail recovery @ Rs. 100 per hour from end of 24th hour calculated from the time of intimation of such breakdown or the work may be got done at the risk and cost of the Contractor at the discretion of the Accepting Officer over the exigency of the plants, etc. as deemed fit (iii) The complaint shall be attended within stipulated time as above and temporary measures to immediately restore the services (minor spares shall be measured and paid separately under respective items of BOQ) and shall be catered with a complete repair / restoration by 3days maximum in case of major faults. The decision of the Accepting Officer shall be final and binding in this regard
