Comprehensive maintenance for chilling package of (72X2=144TR) Scroll type refrigeration Compressor (Model No.ACWCDS078DPMN3X2D Make-Voltas Ltd) with R407C refrigerant with Microprocessor panel and suction and Discharge control valves including quaterly visits and monthly periodical inspection with any nos of vsits for attending emergency breakdowns of AC Plant during the contract period at approximately equal intervals by the OEM/ Authorised dealer and the maintennace programme will proceed as and when required as per the inspection report provided by company reprenstative and servicing of complete power supply system of the AC Plant including sub panels complete all as specified and directed by the engineer in charge. as detailed below:-

(i) Descaling of condenser and chiller tubes to meet the designed specifications of flow of refrigerant in compressor and water in condenser. Descaling will be measured and paid under respective item of this schedule. (ii) Check leakage and shortage of refrigerant in the machines with soap solution and rectify the system defect causing leakage including topping up of refrigerant. Cost of Refrigerant required for topping up will be measured and paid separately under respective item of this schedule. (iii) Carry the proper functioning of microprocessor panel and take the control test quaterly and the report needs to be submitted at the time of RAR. (iv) Monthly Checking for proper working of all Ammeters, voltmeters, Hour mtrs, KWH Mtrs and overload relays etc and replacing the same if found unserviceable. (v) Monthly cleaning of electrical panels and chiller machine periodically. (vi) Monthly checking of functioning of water flow switch and interlock in the system.

(vii) Monthly checking of all safety and operating controls for proper functioning and replace if the same is defective for proper sequence of operation of the machine. (viii) All the breakdowns including compressor failure will be attended and the visit shall not be counted in periodical inspection. (ix) Monthly checking of refrigerant filter and drier core, replace the same, if found necessary. (x) Monthly checking of oil level and oil heater in the system and top-up the oil if found necessary. (xi) Monthly checking of chilled water flow by checking pressure drop across the chiller. (xii) Monthly checking of evaporator and condenser approach and compare the chilled water temperature at full load with the chilled water temperature control. (xiii) Seasonal adjustment of controls if required and software upgrade once during the contract period. (xiv) Inspect entire system for any unusual condition such as noise, vibration etc. (xv) Supply of electrical parts except electrical spares for incoming panel. (Electrical Spares Like:- fuses, incoming electrical controls, cables etc).

Note for Item No 115:- (i) The contractor should carry out servicing through authorised dealer of Voltas & not by any local mechanic (ii) The contractor should be responsible to maintain the AC Plant in serviceable condition for entire contract period & additional worn out spare parts of chilling water pumps and condenser pumps like couplings, belts, screws/ fixing bolts, pipe, refrigerant & condensed water pressure gauges etc if found unserviceable should be replaced by contractor without any additional cost . (iii) Proper servicing certificate should be produced immediately after servicing. (iv) Proper register/ log sheet for running of AC Plant should be maintained by the contractor for entire contract period. (v) The authorised technician should visit once in two months for preventive maintenance & any no of emergency breakdown. (vi) No addition labour payment shall be entertained for replacement of any exclusive part of plant.

(vii) All type of valves including float valve, quick fill valves, drain valves and other associated items like gear box, strainer, eliminators if found faulty will be provided by the contractor at no additional cost (viii) Repairs of FRP Cooling Tower/ basin and replacement of HUB, blades of fan, fills, nozzle and distribution channels if found necessary will be done by the contractor at no additional cost (ix) Cleaning the vegetation/ shrubs around the plant upto 30 Mtr area will be the responsibility of the contractor (x) This is type 'A' AMC i.e. "ALL IN ALL". (xi) Quoted Rate should include repair and Maint before AMC (Pre AMC). (xii) complaints should be attended and rectified in 24 hr otherwise a penalty of rupees 10000.00 Rs. per day will be recoverd from the contractor. (xiii) Leakage and seapage due to AC plant removal is sole responsibility of contractor.

M&L for maintenance and servicing of the chilled water motor pump assembly complete of 7.5 HP all as specified and as directed by Engr-in-Charge.

M&L for maintenance and servicing of the condensor water motor pump assembly of 10 HP including all as specified and as directed by Engr-in-Charge.

M&L for maintenance, servicing and rewinding of motors of AHU's of Cap upto 10 HP with blowers including replacement of all worn out belts of specified size, replacement of motor/ gaskets and greasing to moving parts complete all as specified and as directed by Engr-in-Charge.

Notes for Item No. 116 to 118 (i) Check the alignment and conditions of coupling to prevent damage to shaft and impeller. (ii) Lubricate bearings with grease guns. (iii) Replace gland rope if required. (iv) Check lubricant oil level and make up the oil if required. (v) Check packing and mechanical seals for leakage. (vi) Half yearly inspection and service for pumps. (vii) Inspect shaft sleeves,shaft, bearings, bearing housing and overhauling of all pumps. (viii) The impeller and shaft to be repaired and made functional. If they are found not repairable, then same will be replaced. (ix) The packing, mechanical seal, bushs, bearings, Shaft sleeves, coupling etc. If found faulty to be replaced by the contractor with out any extra cost.

M&L for taking out and rewinding the existing unserviceable burnt motors of condensor/ chiller water motors of Cap Upto 10 HP, Three phase, 50 cycles by disconnecting electrically and mechanically and transporting to the locally workshop. Dismantling the motor and removing the old burnt copper winding and demoisturise, cleaning, rewinding the coils with same gauge supper enamelled copper wire, with suitable F class paper insulation, varnishing, and reassembling by replacing bearings reinstalling at the installation and testing, commissioning etc complete all as specified and directed by Engr-in-Charge.

M&L for cleaning and spray Painting the surface of motors, condenser pipes, chilled water pipes, cable duct supports of angle iron and all other rough surfaces including all valves and fittings including pumps with two coats of synthetic enamel paint of existing colour over a neat coat of red oxide primer over 10 cm width of girth and making good to the surfaces of all pipe and valves connections at certain places all as specified and directed by Engr-in-Charge.

S&F in repair of puff insulation as per site requirement for chilled water piping and valves all as specified and diected by Engr-in-Charge.

M&L for descaling of condenser tubes required to meet the designed pressure conditions and cooling specifications for desired rate of flow of refrigerant in compressor and water in condenser complete all as specified and directyed by Engr-in-Charge.

M&L for nitrogen pressure testing for water cooled screw chillers including refrigerant recovery, vacummising and recommissioning of chillers of condenser tubes required to meet the designed pressure conditions and cooling specifications for desired rate of flow of refrigerant in compressor and water in condenser complete all as specified and directyed by Engr-in-Charge.

S&F in repair refrigerant R407 C for topping up of refrigerant in the sytem to compensate any leakge qty of refrigerant complete all as specified and directed by Engr-in-Charge.

Manning and Operation of Centralised Air Conditioning plant (72x2=144 TR) at Neelamber Auditorium at HQ SWAC, AF Stn Chiloda with appropriate categories of industrial personnel (Operator)/ Ref Mech in two shifts of 08 Hours each per day including operation of DG Sets of Cap 380 KVA and 125 KVA installed at AC Plant complete all as specified and directed by Engr-in-charge consisting under and contractor responsibilities to maintain:- (a) Water Chiling Maching 72 TR - 02 Nos (02 Nos Working) (b) Pumps for chilled water, Condensor water, Primary Pumps, Secondary Pumps, Draining out of Plant complete and all as specified. (c) Cooling tower of Capacity 140 TR - 02 Nos.

(d) AHUs of Various capacity - 03 Nos. (e) All types/ sizes of Pipes and valves in Plant Room and AHU Rooms. (f) Various sizes of Ducting. (g) All LT Panels/ AHU Panels. (h) All types/ sizes of cables and Earthings. (j) Internal Fixtures at AC Plant Room. (k) Running record to AC plant with log sheets. (l) Sundary works such as temperature maintain inside Bldg/ each room, repair to minor leakage seepage if any all as directed by Engr-in-Charge.

Notes for Item No. 133 above:- (i) The work shall be carried out in two shifts as per discription of Sch 'A'. Contractor shall employ the man power in such a way that each worker shall get weekly off as per prevailing Labour Act / Law. The cost of additional worker (reliever) required to adhere above said provision shall be deemed to be included in the quoted rates. (ii) Qualificationn of operator shall be as under:- Ref Mech Minimum ITI, Diploma holder in Mechanical/ Minimum 3 Years experience in particular field (Air Conditioning) operating of above mentioned equipments.

(iii) The entire installation including plant, machinery along with building and surrounding premises shall be kept neat & clean, quoted rate shall be deemed to include the same. (iv) Contractor also provide T&P to carry out the maintenance work in machinary/ equipment. (v) Contractor shall also provide uniform and Shoes to all operator person who are employed under this contract. (vi) Contractor special attention is invited that the Accepting Officer reserves the right to terminate the contract or part therof without any prior notice. No compensation shall be made to the contractor for termination of contract or part thereof.

(vii) It is the responsibility of contractor to keep the Installation in neat and clean position and also scrubs grasses in the premises area should be cut regularly and any expenditure on this account shall be included in quoted rates by the contractor. The AHU Cleaning and filter washing will be the responsibility of operators emloyed. (viii) The Contractor should be responsible for providing the items to the operators such as cotton waste, grease, oil, insualtion tape, temperature record instruments for AC, tool kit Ref Mect, Hand gloves, discharge Rod upto 11000 Volts, pipe wrench up to 300mm, taflon tape, Earth tester, multimeter, tounge tester respectively,fiirst aid kit with standard kit, proper sitting arrangement to operator at installation, torch light with cell, cleaning material etc all as directed by Engr-in-Charge.

(ix) The rate quoted by the tenderer shall include contrubution towards Employees Provident Fund (EPF), Employees State Insurance Contribution (ESIC), Contribution of Bounus, GST, Over head & profit and Labour Welfare Cess (LWC) as applicable, as per existing rules. (x) The contractor should always keep in mind that it is only the services of these contract labours is outsourced & not manpower. So providing reliever will be sole responsibility of contractor. (xi) All the documentation such as log sheets, attendance register and chlorine test register daily shall maintain as per procedure in vogue. (xii) All safety precautions as per IE rules should be strictly followed by contracted employees and department shall not be held responsible for any untowards incident.

(xiii) Attendence register of staff employed will be maintained by JE E/M. If any labour found absent, necessary penalty/ recovery will be made by Engineer-in-Charge as per CA clause. (xiv) Qualification & experience certificate of contracted labours should be produced by contractor. (xv) In case of any accident/ Injury, fatal or partial disability, the cotractor shall be solely responsible for setting all Claims/ Compensation. Department will have a right to recover any sum indicated/ Claimed by labour Commissioner/ Court directive. GE will however ensure that contractor has provided all adequate & required means to the workmen and contractor shall get his personnel insured.

(xvi) Contractor has to produce Photo ID of the staff employed with security pass number issued by Main Guard Air force Station. (xvii) Staff employed will be given 2 sets of uniform. (xviii) Payment slip of the emplyed staff should be enclosed with RAR. (xix) It should be ensured by contractor that minimum labour charges are paid as per the minimum fare wages act and wages register duly signed by concerned labour will be produced alongwith RAR by the contractor. If rates quoted by the L1 bidder are less than Schedule of Minimum Fare Wages, then that bidder will not be considered bonafide and action will be taken as per the instructions of Accepting Officer.

Note:- Mechanic will collect complaint from Eng-in-Charge/ JE E/M from any mode, complaints of cooling appliances (AC, Ref, Water Cooler, Deep Freezer) and AC Plant should be attended and rectified within 24 hr otherwise a penalty of rupees 2000.00 Rs per day per complaint will be recoverd from the contractor.
