| 1.1 | Important Notes for Sl Item No. 1 :- (a) All T&P required for repair and maintenance are deemed to be included in the unit rates quoted. (b) Quoted rate shall be deemed to include for Items for repair / replacement under Comprehensive AMC - Controller PCBs, Limit Switches, Magnet Switches, Track Rollers, Guide Shoes, Gear Internals, Sheaves, Ropes, Door Contacts, Gate Lock Contacts, Over Speed Governer, Travelling Cable, Shaft Wiring, Indications PCBs, Push Buttons, Batteries, Bulbs, Fan & supply of all minor consumables viz grease, lubricant, cotton waste, thimbles, cable pieces, cable lugs, mild steel bolts, nuts, washers, emery papers and other sundry items etc., servicing of gear box, safety clutch system, taking down the burnt / damaged parts being replaced, inclusive of cleaning, greasing, oiling, fixing, making connections, testing, commissioning etc. (c) The comprehensive maintenance shall be got carried out by Original Equipment Manufacturer (OEM) or from Auth Service Partner or from Approved Reputed Firm only for which necessary agreement between Contractor and OEM etc. has to be carried out & submitted to Engr-In-Charge in Original for verification & records. "(d) All break downs and repairs shall be attended by OEM etc. on as requirement basis within a reasonable time all as directed by the Engr-In-Charge. Monthly Inspection of lifts shall be carried out by the OEM etc. & reports submitted. All safety tests shall be carried out by OEM etc. in the presence of MES Rep and report shall be submitted to the Engr-In-Charge in Original. (e) The replacement of major spares / parts shall be measured and paid for separately under relavent items of BOQ. (g) Contractor / OEM etc. has deemed to have visited the site and known to have complete knowledge / information about the Lifts and all other relevant factors as existed at site before quoting of the Tender. (h) Lift inspection shall be carried out by Govt approved Lift Inspector once in 06 months, twice during the contract period. First one at commencement and the Second one at middle of the Contract period all as directed by the Engr-In-Charge. All Test documents etc. shall be submitted to Engr-In-Charge and unit rate quoted shall be deemed to include for the same. (j) Contractor has to employ his appropriately qualified Supervisor cum Mechanic at site during maintenance and has to tie up with OEM etc., Lift Inspector for smooth functioning of all above lifts. (k) Periodical maintenance as per check list for monthly inspection shall be submitted by Contractor. (l) Any additional charges regarding gap in previous AMC to next AMC is to be borne by the Contractor & the cost of the same is deemed to be included in the unit quoted rates. (m) All the items / materials required for montlhy cleaning of lift cabin should be provided by the Contractor. (n) Penalty for delay or not attending any minor & major complaints within 24 Hours from the instant of complaint information via telephonic / electronic mode shall be @ Rs. 1000/- per Day & Rs. 3000/- per Day respectively & decision of the Accepting Officer shall be final & binding in this regard. (o) Cost of Schedule of Credit of replaced items is deemed to be included in the unit quoted rates. | - | - | - | - |
| 2M&L for repair, maintenance and alignment of complete leveling sensor unit suitable for two-panel telescopic automatic door, including inspection, fault diagnosis, cleaning, adjustment, calibration and alignment of the sensor assembly, rectification of electrical/electronic faults, tightening of all terminals and fasteners, replacement of minor consumables such as connectors, clips, sleeves and fixing hardware as required, restoring proper floor-level sensing and door synchronization, carrying out all necessary wiring connections, programming/resetting wherever applicable, testing, commissioning and trial operation to ensure smooth, safe and reliable functioning of the automatic door in both opening and closing cycles, complete in all respects, as specified and as directed by the Engr-In-Charge. | |||||
| 3Supply, installation, testing and commissioning of battery-operated emergency siren system comprising electronic siren unit, rechargeable maintenance-free battery with automatic charger, control panel, ON/OFF/Test switch, visual indication, suitable enclosure, mounting accessories and all necessary internal and external control wiring in suitable size PVC insulated FRLS copper conductor cable laid in PVC conduit/trunking as required. The work includes making all electrical connections, earthing, fixing, programming/setting (where applicable), testing of charging and battery backup system, functional testing of siren during mains failure and emergency operation, trial run, commissioning and handing over the system in complete working condition, complete in all respects, as specified and as directed by the Engr-In-Charge. | |||||
| 4M&L for repair, maintenance and adjustment of complete car door mechanism including alignment of two-panel telescopic automatic elevator doors, dismantling and refixing as required, replacement of worn-out or defective door contacts/interlocks with compatible heavy-duty contacts, adjustment of door hangers, rollers, guides, tracks, couplings and locking arrangements, lubrication of all moving parts with approved lubricant, tightening of all mechanical fasteners and electrical terminals, carrying out necessary electrical connections, calibration and synchronization of door opening/closing operation, ensuring proper safety interlocking and smooth noiseless operation, and testing, commissioning and trial run for satisfactory performance in accordance with OEM recommendations, complete in all respects, as specified and as directed by the Engr-In-Charge. | |||||
| 5M&L for repair, maintenance and adjustment of complete landing door mechanism including alignment of two-panel telescopic automatic landing doors, dismantling and refixing as required, replacement of defective or worn-out landing door contacts/interlocks with compatible heavy-duty contacts, adjustment of door hangers, rollers, guides, tracks, locking assemblies and mechanical linkages, lubrication of all moving parts with approved lubricant, tightening of all mechanical fasteners and electrical terminals, carrying out necessary electrical connections, calibration and synchronization of landing door operation with the car door, ensuring proper locking, unlocking and safety interlocking functions, and testing, commissioning and trial run for smooth, safe and reliable operation in accordance with OEM recommendations, complete in all respects, as specified and as directed by the Engr-In-Charge. | |||||
| 6M&L for taking down the existing unserviceable car header set of automatic elevator and supplying, installing, testing and commissioning of new complete car header set perfectly suitable for existing two-panel telescopic automatic elevator door, comprising door operator motor, drive unit/controller, timing belt, drive coupler, guide rollers, hangers, pulleys, brackets, bearings, limit devices, mounting frame, fasteners and all associated hardware/accessories required for complete operation. The work includes dismantling of the old assembly, fixing and alignment of the new car header set, carrying out all necessary mechanical and electrical connections, adjustment, calibration and synchronization of door opening/closing operation, lubrication of moving parts, testing of safety features, trial run under operating conditions, commissioning and handing over in satisfactory working condition, complete in all respects, as specified and as directed by the Engr-In-Charge. | |||||
| 7M&L for taking down the existing unserviceable landing header set of automatic elevator and supplying, installing, testing and commissioning of new complete landing header set perfectly suitable for existing two-panel telescopic automatic landing door, comprising guide rollers, door lock contacts/interlocks, 4 mm dia operating rope, hangers, guides, brackets, pulleys, bearings, mounting fixtures, fasteners and all associated hardware/accessories required for proper operation. The work includes dismantling of the existing assembly, replacement of all specified components, alignment and adjustment of the landing door mechanism, carrying out all necessary mechanical and electrical connections, lubrication of moving parts, calibration of door locking and interlocking mechanism, synchronization with the car door operation, testing of all safety functions, trial run, commissioning and handing over the system in smooth, safe and reliable working condition, complete in all respects, as specified and as directed by the Engr-In-Charge. | |||||
| 8M&L for taking down the existing unserviceable ARD of automatic elevator and supply, installation, testing and commissioning of Automatic Rescue Device (ARD) suitable for existing passenger lift, complete with microprocessor-based control unit, inverter/UPS module, maintenance-free sealed rechargeable batteries of adequate capacity, automatic battery charger, changeover circuitry, input/output protection devices, control relays, contactors, wiring harness, battery enclosure, mounting accessories and all other connected components required for complete operation. The ARD shall automatically detect mains power failure and safely move the lift car to the nearest landing at rated rescue speed, open the doors automatically, facilitate safe evacuation of passengers and restore normal operation upon resumption of mains supply. The work includes integration with the existing lift control system, all necessary electrical connections, programming, calibration, functional testing under simulated power failure conditions, commissioning, trial runs and handing over in complete working condition, conforming to OEM specifications and relevant IS/EN standards, complete in all respects, as specified and as directed by the Engr-in-Charge. | |||||
| 9M&L for taking down the existing unserviceable Surge Protection Assy of automatic elevator and supply, installation, testing and commissioning of K-Guard Surge Protection PCB Assembly, 25 A rating, compatible with the existing KONE lift controller, complete with surge suppression circuitry, control PCB, protective components, mounting hardware, terminals, connectors, wiring accessories and all associated components, with or without phase sensing as per the existing OEM configuration. The work includes dismantling of the unserviceable unit, installation of the new assembly, integration with the existing lift controller, carrying out all necessary electrical connections, programming / configuration wherever required, testing under normal and simulated fault conditions, commissioning and proving satisfactory operation of the lift, complete in all respects, strictly as per OEM specifications and recommendations and as directed by the Engr-In-Charge. | |||||
