Comprehensive Maintenance of Air Cooled Package / Central type AC Plants of capacity ranging from 5 TR to 45 TR [Total 52 Nos. Units] and Water Cooled Central AC Plants of capacity ranging from 25 TR to 110 TR [Total 30 Nos. Units] at NAD, CQAE & CNAI Area, Cool/Cold Room at BV Yard [20000 btu x 3 Units & 10000 btu x 4 Units] complete including Cooling Tower, AHUs, Electrical Control Panels, Pumps, Pipelines, Outdoor & Indoor Units, Copper Tubes, Drain Line, Ducts, Electric Connections etc. and Connected Equipment in complete AC system including attending to breakdown and carrying out Repairs / Overhauling / Servicing and Replacement of defective parts to ensure smooth and trouble free operation of AC Plants to the entire satisfaction of Garrison Engineer complete all as specified and as directed by the Engineer-in-Charge.

Note for Serial Item No. 1: The quoted rate shall be deemed to include the following provisions: [a] MINIMUM MANPOWER TO BE EMPLOYED: The contractor shall be required to employ the One Electrician and One Refrigeration Mechanic [2 Years Certificate holders from recognised ITI / NCT / VT in the relevant trade with 3 Years of relevant experience] per Shift of 08 Hours from 0900 Hours to 1700 Hours and shall report to Office of AGE [E/M] for day to day maintenance and efficient operation of AC Plants. [b] The job includes Preventive / Periodical Maintenance and Annual Comprehensive Maintenance to all AC Plants comprising of Chiller Unit i.e. Descaling of Condenser, Chiller etc. complete AHUs with Electric Motor including Pan type Humidifiers’ of different KW ratings, complete Ducting, Fan Coil Units, Cooling Tower Complete, Hot Water Generator and its Piping Network, Chilled Water Piping, Condensate Piping, Pump and Motor of Chilling Water and Condenser of Cooling Towers, Water Supply Piping, Instrument Starter, Connected Control Cabling / Wiring including Electric Panel and Switchgear all as specified. The contractor shall submit the record of Periodical / Preventive / Annual Maintenance Services carried out along with documentary evidence before claiming payment. [c] The contractor shall carryout the comprehensive maintenance of the AC Plants catered under subject work through the Original Equipment Manufacturer of that AC Plants or from their accredited / authorised agencies only. The lowest bidder shall submit MoU from the Original Equipment Manufacturer of the AC Plants or from their accredited / authorised agencies to provide technical support, trained persons for maintenance & testing and spares before commencement of the work to GE. The spares shall be of the make as per existing or as per the OEM. [d] Supply and fixing of Minor Spares viz. Mechanical / Electrical / Electronic etc. (except Spares catered vide Serial Item No. 2 to 61 of BoQ ) as and when required for trouble free and smooth operation of AC Plants also including overhauling as and when required to all mechanical parts of AC Plants, repair / maintenance of Cooling Towers, AHU, Condensing Units etc. complete all as directed by the Engineer-in-Charge. All the safety measures shall be ensured for serviceable condition round the clock and cost of their spares and consumables etc. shall deemed to be included in the rate quoted. Nothing extra shall be paid extra on these accounts.

[e] Spares required for maintenance of AC Plants other than those catered vide Serial Item No. 2 to 61 of BoQ under this Schedule / BoQ, Consumables such as Grease, Lubricants, Cotton Waste and other connected consumables etc. required for daily operation and routine maintenance. [f] Comprehensive maintenance shall be deemed to be inclusive for repairs/replacement of worn out / defective parts except the spares catered under this Schedule / BoQ. Spare Parts catered vide Serial Item No. 2 to 61 of BoQ under this Schedule as supply only shall be supplied in advance and kept under the custody of the Engineer-in-Charge and shall be issued to the contractor whenever the requirement arises. No AC Plant shall be kept non operational due to non availability of spares. [g] Any defective components and / or any other materials which is not specified / given in Schedule "A", but essential for trouble free and smooth operation of AC Plants. Nothing extra shall be paid extra on this account. [h] Contractor shall rectify the defects within 24 hours as per directed by the Engineer-in-Charge. [i] Contractor shall maintain the Temperature of AC Plant as per the direction of GE / AGE / User or their Representative as per the Design Conditions at all times. [j] Necessary Tools and Plants like Centrifugal Pump 0.5 HP, Vacuum Pump 1 HP and connecting Rubber Tube, Pressure Gauges, Flaring Nuts etc. and Safety Equipment / Tools for tradesman shall be readily available at site during contract period. [k] Periodical cleaning of Cooling Tower, AHU Filters & Chemical servicing of Cooling Tower shall be the Contractor's responsibility. [l] The contractor shall arrange Dry/Wet Bulb Thermometer for recording hourly room temperature. Room Temperature and Humidity Display Unit / Instrument shall be provided at Plant Room for continuous monitoring.

[v] The contractor is responsible for Insurance, EPF, ESI, Gratuity, Bonus, Labour Welfare Cess etc., as applicable and shall be paid to the Workmen as per existing Labour Rules / Acts / Regulations and rate quoted shall be deemed to be included for the same. [w] DRESS CODE: The contractor shall provide the workmen with Dark Blue Colour uniform with labels showing the Name of Firm and the Designation and "GE [U – II] [V]" printed on them along with protective clothing. The contractor shall also provide shoes to the workers and the persons shall not be allowed to enter the work site without wearing shoes. [x] INSURANCE: The contractor shall be responsible for all Accidents / Injuries happening to the workmen. Any accident causing Minor / Fatal Injury, Partial Disability due to any untoward incident or non-adherence to Safety and IE Regulations or fault in maintaining of AC Plants / Safety Mechanism or on account of any mishandling / wrong operation / lack of knowledge of safety precautions or on account of any circumstances beyond his/their control, the contractor shall be solely responsible for settling all claims of compensation to the deceased, failing which department will have a right to recover any sum indicated / claimed by Labour Commissioner / Court authorities. No claim whatsoever will be entertained in this regard. No compensation is payable by the department on this account. Contractor shall provide first aid boxes to meet any emergency situations. [y] The rate quoted by the contractor shall be deemed to be including Basic Rate [Minimum Wages as notified by Government of India / State Government / Local Body, whichever is higher], employer's contribution towards Employees Provident Fund [EPF] liability, contribution towards Employees State Insurance Corporation [ESIC], contribution towards Bonus, Overhead and Profit and Labour Welfare Cess [LWC] as applicable depending upon the manpower requirement. This will create onus on the contractor to ascertain the relevant rates and quote accordingly. The rates quoted shall be inclusive of all Taxes, Cess, Levies as applicable including GST.

Note :- Special type of tools & tackles, swings, scaffolding and safety accessories etc required for the work shall be arranged by the contractor and rate quoted shall deemed to be included for the same.

Material & Labour for Painting to compressor, condensor, compressor motor, Condensor Water Pump, AHU motor and Cooling Tower of AC plant capacity 3 x 20 TR to 3 x 45 TR as per existing colors code with all supporting materials with one coat of synthetic enamel paint from ground level to bottom of the dome complete all as specified and directed. Note :- Special type of tools & tackles, swings, scaffolding and safety accessories etc required for the work shall be arranged by the contractor and rate quoted shall deemed to include for the same.

All as per item No. 72 above but AC Plant Capacity of 3 x 80 TR to 3 x 110 TR complete all as specified and as directed.

Material & Labour for replacement of Joists of Cooling Tower, bracings, supports, clamps, straps D-clamps, back plates and MS frames fabricated from structural steel sections such as MS channel, angle iron and flats of suitable size etc including nuts, ,bolts, washers eye hooks, welding, bending cold or hot drilling holes for bolts in any shape or size including preparation of steel surface and applying two coats of aluminium paint over a coat of red oxide primer complete all as specified.

M & L for Under Deck Insulation for metal roof with bonded fibre glass wool of density 16 Kg / Cu.m, 50 mm thick, suitably factory laminated with aluminium foil backed up by scrim and Kraft paper packing with 50 mm projection for overlap and butting comprising of the following complete all as specified and as directed: [a] Insulating material shall confor to BS-476, Part 4, 5, 6 & 7. [b] S & F 6 mm dia MS Rods between purlins suitable for supporting the thickness of insulation material beneath the metal roof. [c] S & F 22 SWG GI Wire support for insulation. [d] S & F Chicken Wire Mesh 12.5 mm 22 SWG of hexagonal construction below the insulation for supporting the same.

Taking down old serviceable GI Ducts of any size and shape from existing ducting and refixing the same after reconditioning of duct by replacing necessary gaskets, nuts, bolts and other required accessories complete all as specified and as directed.
