M&L for Comprehensive Maintenance of central water cooled AC plants, AHUs and connected machineries and other equipments as described below -

Motor rating : 11 KW 4) AIR HANDLING UNIT : 6 Nos. CDCP ECR : 2 Nos. Make & Model : Carry Air & EU-10. Motor rating : 15.0 KW. Gas Analyser Room : 4 Nos. Make & Model : Sagar-16-VER. Motor rating : 0.75 KW. 5) COOLING TOWER : 2 Nos. Make & Model : Suthern & CF-621. Motor rating : 3.7 KW COMMON EQUIPMENT TO ALL THE ABOVE A/C PLANTS 1) Connected Refrigerant controls like Pressure Gauges, Pressure switches, Thermostats & Solenoid valves. 2) Connected water pipe lines & valves. 3) Connected air ducting, dampers, grills, air diffusers and insulation both acoustic and thermal. 4) Connected electrics including distribution boards and MCC panels. 5) Connected instrumentation, controls & cabling.

B. Chiller System - 1. Check flow switch operation for proper operation. 2. Checking condition and setting of panel controls, operating controls, safety controls to ensure optimum performance, reliability and replacement of the same if found necessary. 3. Cleaning of Pot Strainers in water circuit. 4. Lubricating all bearings as required. 5. Checking/rectifying of alignment of coupling in direct driven components. 6. Checking of AC systems and monitoring for any oil or gas leakages. 7. Checking of Pressure controls (HP/LP/OP/WP), refrigerant Pressure gauges, water pressure gauges, temperature gauges, Expansion valves, and Refrigeration valves, Strainer/driers, Thermostats and Solenoid valves etc.

C. AHU - 1. Checking the electrical control and set points for operation and adjusting the settings if necessary. Inspect cables for loose/loaded terminals. rectifv if necessarv 2. Check AHU motor mounts for undue vibrations and replace the mounts if necessary within the quoted rates. 3. Checking of AHU fan motor, Impeller, Impeller housing, shaft, bearing 4. Checking of belt tension and alignment of motor. Tightening of V-Belts. 5. Cleaning of AHU outlet like diffusers, grills etc. with a standard chemical cleaning agent within the quoted rates. 6. Side covers shall be opened and damaged nut and bolts shall be replaced within the quoted rates. 7. AHU coil shall be cleaned with a standard chemical cleaning agent within the quoted rates. 8. Check for condition of motor pulley, blower pulley and alignment of both the pulleys and the same shall be repaired / replaced if found any abnormality within the quoted rates. 9. Check for V-belts and canvas cloth condition and replace if required. NOTE - Cost of V Belts will be measured and paid under the relevant items of this schedule. 10. Motor terminals shall be checked and properly tightened. 11. Checking/rectifying of alignment of coupling in direct driven components. 12. Checking, rectification, repair and replacement of GI ducting, thermal / acoustic insulations, dampers, tinkering, welding and painting to ensure smooth function of the equipments.

D. AHU - 1. Checking the condition and setting of panel controls, operating controls and safety controls to optimum performance, reliability and replacement of the same, if found necessary within the quoted rates. 2. Inspect cables for loose/loaded terminals rectifv if necessarv within the quoted rates. 3. Base bolts, coupling bolts shall be tightened rigidly and check for alignment of coupling and coupling bushes shall be replaced including replacement of the rusted bolts shall be replaced with new ones within the quoted rates. 4. Checking/rectifying of alignment of coupling in direct driven components.

E. Condenser water pump (3nos) 1. Checking the electrical control and set points for operation and adjusting the settings if necessary. 2. Inspect cables for loose/loaded terminals, rectify if necessary. 3. Inspect contacts for chatler marks and clean. 4. Base bolts, coupling bolts shall be tightened rigidly and check for alignment of coupling and coupling bushes shall be replaced including replacement of the rusted bolts shall be replaced with new ones within the quoted rates. 5. Checking/rectifying of alignment of coupling in direct driven components.

F. All Electrical panels and contactors (cleaning and servicing ) 1. Checking the electrical control and set points for operation and adjusting the settings if necessary. 2. Inspect cables for Ioose/loaded terminals, rectify if necessary within the quoted rates. 3. Checking Electrical panels & cabling at plant room and all control cabling.

G. Cooling towers 1. Checking of cooling tower nozzles, sprinklers, cooling tower motors/fans 2. Inspect cables for loose/loaded terminals, rectify if necessary with in the quoted rates. Checking the conditlon and setting of panel controls, operating controls and safety controls to optimum performance, reliability and replacement of the same/ if found necessary within the quoted rates. 3. Valve gland leaks shall be arrested by changing gland packing material. Check for proper functioning of valves and repair the same if found any abnormality within the quoted rates.

H. Fan Coil unit 1. Checking the electrical control and set points for operation and adjusting the settings if necessary. 2. Check FCU motor mounts undue vibrations. Replace mounts if necessary within the quoted rates. 3. Inspect cables for loose/loaded terminals, rectifv if necessary within the quoted rates.

J. Centrifugal fan, Exhaust fan 1. Checking the electrical control and set points for operation and adjusting the settings if necessary within the quoted rates. 2. inspect cables for loose/loaded terminals, rectify if necessary within the quoted rates. 3. Check Fan motor mounts undue vibrations. Replace mounts if necessary within the quoted rates.

L. RECOVERIES FOR NON PERFORMANCE 1. The quoted rate is deemed to be inclusive of Attending to emergency complaints/break-down by employing additional workmen as required within the quoted rates. 2. Call made before 1600 Hrs shall have to be attended on same day. Call made after 1600 Hrs shall be attended by 10:O0 Hrs on next day. 3. The firm has to attend to the unscheduled service calls as and when required for locating the faults and rectify the same immediately. The contractor should attend to the breakdown of plant on priority basis. Records of the break down should be maintained by him as directed by Engr-in-Chief. Efforts should be made to restore working of plant within 8 hours of break so that regular air conditioned supply to users is maintained. If need be, the extra workmen shall be arranged by the contractor within quoted rates. In case of failure to rectify and complete the work as explained in the scope of work within the time limit as mentioned below, the work shall be got carried out through other agency at the risk and cost of contractor without further notice to them. 4. The corrective/breakdown maintenance is to be carried out any time during 24hrsX 365days inclusive of all Sundays & Holidays. 5. Minor Maintenance:- Inclusive of Repairing and Replacernent of all Spares/Components and all other associated accessories which are covered otherwise and attention of all defects other than major defects. i. Response Time (Max.) - 04 hours ii. Attending Time (Max.) - 08 hours 6. Major Maintenance - Detection of Gas leakage, Refilling/Charging of gas Pipe fitting, Welding /brazing works, Rewinding of Motors, Basically it covers attention of all types of Major Failures/Breakdowns. i. Response Time (Max.) - 04 hours ii. Attending Time (Max.) - 48 hours (Should be in proportion With the Type of Failure) 7. In case of major complaints such as down of system more than 48 hours whenever the standby equipment is not available for service a penalty of Rs. 500/- per day shall be imposed subject to maximum of Rs. 15,000/- depending upon the continuity of the shutdown. 8. The complaints which cannot be attended to within above specified time limit on technical grounds, be brought to knowledge of Engineer in- charge for taking suitable remedial action. 9. The scope of work includes preventive maintenance of air conditioning plant, etc. The same should be carried out on Saturdays and Sundays and on holidays with prior intimation to Engr-in-Charge and Contractors shall work out time schedule for carrying out preventive maintenance in consultation with Engineer incharge. 10. The contractor shall be entirely responsible for all safety precautions required. 11. All units of the AC plants like Compressors, pumps, motors, blower, etc. should be maintained in optimum condition. They will be checked for proper functioning and defective spares will be replaced if necessary. Consumables like oil, gas, contactors, switches, valves, etc. and jobs like descaling, rewinding, gas charging, oil filling, etc. will be measured and paid under the respective items of this schedule. 12. No additional payment will be made for transportation of equipment from the AC plant site to the Firm’s ware house or delivery of the materials to the AC plant site at any point of time. 13. The firm shall make good all the losses occurred during servicing, overhauling, repairing and maintenance of plants without any additional cost

M. The following Maintenance Services are not Covered Under comprehensive maintenance of Centralised AC plant - 1. Firm will not replace the equipment however in case of failure, firm will repair / overhaul the compressor, condenser, chiller, motor, cooling tower, cooling tower fillings, heating/cooling coils, fans,FCUs, AHU, Sheet metal parts, valves, sensors, etc. 2. Repair / replacement of electrical main switch/circuit breaker, main incoming cable, fuses and indication lamps. 3. Repair / replacement of component of main electrical drstribution board and distribution power control cabling. 4. Repair / replacement of chilled water and condenser water valves and water piping, and all kind of masonry/ structural work. 5. Ducting and its accessories like dampers off all types, Thermal and Acoustic installation,all type of piping and valves, electrical panel cabling, control wiring, bulbs and fuses. 6. Repair / replacement of fine filters and absolute filters. 7. Rewinding job of motors, etc. 8. Gas charging job. 9. Compressor oil filling job. 10. Descaling job(s). 11. Cleaning of Cooling tower 12. Cleaning of AHU and its filters 13. Cleaning of Air Ducts 14. Painting of any component of AC plant. 15. Repairing/overhauling of hot water generator and its system.

M&L for opening of condenser cover of both sides including disconnecting of water pipe line for inlet and outlet of the condenser of each plant. Removing scale/sludge precipitated in the copper tube by push and pull method with iron rod connected with steel wire brush of suitable size as per condenser copper tube size at the entire length of condenser and scraping down the sludge precipitated inside the tube. Closing both side of condenser and circulating the descaling solution, supplied in sealed containers, by 1 HP mono block pump set after mixing it in water in ratio of 1:5 in all tubes of three condenser of each plant through the circulating pump and allow to hold it for 30 minutes for chemical reaction. Opening the condenser from both sides and clean with iron rod connected with nylon brush of suitable size as per condenser copper tube size at the entire length of condenser ensuring that descaling process has been complete; then closing the condenser at both ends and circulating clean water in all the tubes of three condensers of each plant and draining out the same. These processess have to be continued till the tubes are of scales to the complete satisfaction of Engr-in-Charge including fixing new gasket for both ends of the three condensers of each plant, tighten with new nut end bolts. The job also includes Material and labour for making leak proof refrigerent system by vaccumising with in 7.6 mm HG carried out using N-2 gas and maintaining for three hours; at the end of this period vaccum should be maintained for 24 hours complete all as specified and directed by Engr-in-Charge for AC plants of 3X39 TR & 3 x 30 TR capacity. Note :- (a) Supplying the chemical solution for descaling solution for descaling is included in the unit rate quoted. (b) Strength of descaling solution shall be measured with pH paper and if the strength is less than 30%, then the descaling has to be done again by the contractor at his own cost to achieve the desired level of pH and nothing shall be payable extra on this account.

Supply ( in company sealed cylinders of any capacity) and charging refrigerent gas R-22 for filling in 3 x 39 TR & 3 x 30 TR AC compressor as per requirment complete all as specified and directed by Engr-in-Charge. Note: If the recharged refrigerent gas is leaked within 45 days of running of AC plant, the contractor shall recharge gas (including supply) without any extra cost to department.

M&L for topping up/charging compressor oil non freezing type in factory sealed containers in compressor units complete all as specified and directed by Engr-in-Charge.

Supply and fix in replacement 'V' Belt as per sample of existing specifications complete all as specified and directed by Engr-in-Charge. Make: Fenner/ Dunlop.

(i) S&F V Belts of size B-71 complete all as specified.directed by Engr-in-Charge.

(ii) S&F of V Belts of size B-78 complete all as specified.directed by Engr-in-Charge.

M&L for disconnecting, dismantling, taking down burnt out motor from its base and transporting the motor to the Contractor's workshop and back, refixing, testing on full load, commissioning the repaired motor after carrying out the foowing repairs - (i) opening the side covers and removing the rotor and cutting/ removing the burnt coils / winding from stator, (ii) Cleaning the slots carefully, (iii) Rewinding the stator using super enamelled copper conductor wire with same size, number of coils, number of turns / coils as per data acquired from the old burnt motor, including varnishing of two coats, drying using electric furnace, (iv) Testing the coils for there continuity and no current passing through the stator core, (v) Dynamic testing of the rotor and alignment of the main shaft and ensure that no imbalance vibtrations, (vi) Re-assembling the rotor and connecting the end terminals to the terminal plate of the motor, closing the ends with side covers. (vii) Testing and commissioing the electric motor connecting to the electric supply to its full load by connecting the compressor, (viii) Renewal of Bolts, nuts and washers for motors of following size - Note :- Parts renewed i.e Ball bearing shall be measured and paid separately. However filling of grease and oiling extra shall be deemed to be included in Unit rates.

Dismantling existing Monoblock pump with motor 3 HP to 14.75 HP, 3 Phase, 415 Volts, servicing of pump and motor by opening of pump, machining of pump shaft, renewal of gaskets, gland packing, Gun metal bushes, greasing of bearing complete all as specified. Note:- Ball bearing renewed and motor winding shall only be measured and paid separately.

Taking out unserviceable pipe, Supply and fixing Mild Steel pipe 80mm dia connecting, welding, smoothing and making leak proof all as per site requirment and as directed by Engr-in-Charge including testing complete. Make-Jindal/Swastik/Tata

S&F for application and testing of external thermal insulation of Class "O" (conforming to BS 476 Part 7) on ducts/pipes with not less than 25mm thick nitrile rubber having density of 32 Kg/cum and having thermal conductivity not exceeding 0.035 W/mK at an average temperature of 400 Centigrade complete all to the satisfaction of Engr-in-Charge.

M&L for duct insulation with 50 mm thick resin bonded fibre glass wool roll of density 24 Kg/Cum, with factory laminated aluminium vapour barrier including the following:- (a) M&L for cleaning the duct surface (to be insulated) by scrapping carefully with wire brush etc to make the surface completely free of millscale, dirt, fust, grease and the foreign materials, taking special care so that all duct joint are sealed against any leakage. (b) M&L for applying rubber based adhesive CPRX compound. (c) M&L for sealing of all longitudinal joints and circular overlaps with and including aluminium foil tape, 50mm wide, to make the insulation leak proof. (d) M&L for securing the insulation with and including mechanically fastened nylon/steel straps of size 12mm/50mm at maximum intervals of 1.2 mtr.

Complete removing of paint from old painted surfaces of steel and preparation of steel surfaces of AC plant 3x39 TR complete including all pipe lines, condensers, pumps, motors, panels, etc. of any dia or size and including application of two coats of synthetic enamel high glow paint 1st grade make Berger over a coat of red oxide primer by spray painting of existing colour including writing down the MES No./SM No. while taking necessary steps to stop spreading of paint on manufacturers stickers and plates complete all as specified and directed to the complete satisfaction of Engr-in-Charge.

Complete removing of paint from old painted surfaces of steel and preparation of steel surfaces of AC plant cooling tower of 3 x30 TR complete including all pipe lines of any dia or size with accessories, and applying two coasts of synthetic enamel paint over a coat of red oxide primer by spray painting to protect extra spreading paint from manufacturers stickers and plates complete all as specified and directed.

M&L for dismantling blower shaft of AHU upto 117 TR by removing the belt and pulley, blower drum, dismantling the shaft and carrying out the necessary jobs like welding, turning, grinding, etc. to have it's original dimension including balancing of the shaft and refitting it in AHU and including reassembling the blower, pulley, etc with new bearing of existing size, testing and commissioning the AHU for satisfactory operation complete all as specified and as directed. NOTE - Bearing to be replaced will be paid and measured under the relevant item of this schedule.

M&L for dismantling blower shaft of AHU upto 90 TR by removing the belt and pulley, blower drum, dismantling the shaft and carrying out the necessary jobs like welding, turning, grinding, etc. to have it's original dimension including balancing of the shaft and refitting it in AHU and including reassembling the blower, pulley, etc with new bearing of existing size, testing and commissioning the AHU for satisfactory operation complete all as specified and as directed. NOTE - Bearing to be replaced will be paid and measured under the relevant item of this schedule.

Removing of Alpha filters from their positions and laying out the filters at site for refixing after cleaning them including cleaning of AHU cooling coil using chemical with brass brush in-order to remove all type of sludge/dust precipitated on the coil and filter without any damage to the copper cooling coil and then washing the cooling coil with fresh water and then air blowing the same to the complete satisfaction of Engr-in-Charge. Cooling coil drain water line shall be clean, if any type of obstacle is there in the flow of water, iron body of the AHU inside and outside shall be scrapped down and rubbed out with sand paper including applying one coat primer over a coat of synthetic enamel paint including part of duct portion in the AHU all to the complete satisfaction of Engr-in-Charge.

M&L for Repair to compressor of 3x30 TR AC plant by carrying out following -

(a) Dismantling, taking down of compressor 30 TR. Make : VOLTAS from foundation and opening by unscrewing for locating the of fault and transportation from AC plant to local market Ambala/ Chandigarh and back. Re-fixing in original state after carrying out necessary repairs and testing commissoning on load all as specified and directed.

(b) Replacement of suction and discharge reeds - 01 set (08 Nos)

(c) Replacement of suction & discharge valves-01 set

(d) Replacement of piston and ring- 04 Nos.

(e) Replacement of gudgeon pin-01 set

(f) Replacement of gasket set- 01 set

(g) Replacement of shaft seal assembly-03 set

(h) Replacemet of compressor oil-15 liters

(I) Replacement of 'O' ring -01 set

(j) Replacement of worn out main bearing as per sample- 01 No Note: Replacement include supply and fix of new part and taking down old and unserviceable part

M&L for Repair to compressor of 3x39 TR AC plant by carrying out following -

(a) Dismantling, taking down of scroll compressor 3x39 TR make : Bluestar from foundation and opening by unscrewing for locating the of fault and transportation from AC plant to local market Ambala/ Chandigarh and back. Re-fixing in original state after carrying out necessary repairs and testing commissoning on load all as specified and directed.

(b) Replacement of suction and discharge reeds - 01 set (08 Nos)

(c) Replacement of suction & discharge valves-01 set

(d) Replacement of piston and ring- 04 Nos.

(e) Replacement of gudgeon pin-01 set

(f) Replacement of gasket set- 01 set

(g) Replacement of shaft seal assembly-03 set

(h) Replacemet of compressor oil-15 liters

(I) Replacement of 'O' ring -01 set

(j) Replacement of worn out main bearing as per sample- 01 No (Note: Replacement include supply and fix of new part and taking down old and unserviceable part).

M&L for fabrication, supplying, fixing and commissioning of informatory boards at E/M installation to display the technical details as provided by Engr-in-Charge of various installtions made out of 3 mm thick aluminium composite panel (ACP) fully covered with white/green/blue (as directed) Retro refective sheeting of nikkalite Brand Ultralite (UL) grade with using pressure sensitive adhesive and Retro Reflective cut out border and message in the sensitive adhesive, size of the board of required size to be fixed on wall incl proper fixing arrangement complete all as specified and directed. Note :- (a) Before fabriction of the board, the contractor has to produce a paper printout detailing all dimensions and matter to be displayed so as to get it inspected and passed by Engr-in-Charge. (b) Matter to be displayed, colour of the ACP sheet and colour of Retro Reflective sheet will be as specified and directed by Engr-in-Charge. (c) The quoted rate is deemed to be inclusive of cost of the labour and materials required for fixing of the informatory board at the location as specified and Engr-in-Charge.Electronic schematic diagram alongwith design condition (Temp and Humidity) of AC plant to be displayed in the plant room all as specified and directed.

M&L for Marking on all chiller & condenser pipes with colour code at flow of fluids/gas on Chillar plant/pipes all as specified and directed.

M&L for Cleaning to remove any scales, dust particles, grease, oil marks etc. of AC plant compressor motor 7.5 HP-04 Nos, mono block pumping set 2 HP-02 Nos, water chiller motor 7.5 HP- 04 Nos, cooling tower motor 3.7 HP -02 No, blower motor 14.75 HP-03 Nos and blower shaft with two pairs of bearing -03 Nos with a cleaning agent like HIGH WAX POLISH of Make ASTRAL complete all as specified and directed.

M&L for Pressure testing of entire system of AC plant comprising of three set of condenser, compressor and circulating system with CO2/Nitrogen gas and retain the gas in the system for three days. After three days checking the system to check for any leakage or reduction in the scale of pressure. If any leakage(s) is (are) found, it(they) shall be located and arrested by soldering or by taking an appropriate measure(s) to stop the leakage permenantly.

Dismantling inlet & outlet connection of water pipe lines, wiremesh all-around the cooling tower, PVC fins, CT fan and motor, PVC water storage tank and incoming connection of electric supply and other related items all as per site requirement complete.

Cleaning the cooling tower by scraping with wire brush, washing powder and other solvent by removing the deposited impurities such as silt, dust particles mud/sand inside the dome and around the fins, on wiremesh, main shaft, etc and other connected items all as specified and directed by Engineer-in-Charge.

S&F in replacement fresh air ventilator made out of grill and angle iron frame with louvers on AHU without any damage to the existing wall and finishing the surfaces to match with existing one, complete all as specified and directed by Engr-in-Charge.

Servicing and maintenance of Rapid cool cap 63 KW Hot water generator (total- 1 Nos) complete by opening the existing assy and draining out complete water including cleaning of the connected components like container, checking of serviceability of heating element, pressure gauge, etc. and reassembling and testing the same after replacemen of unserviceable spares all as specified and as directed. NOTE - Spares to be replaced will be measured and paid separately under the relavant items of this schedule.

Taking out the defective dehumidification pump set alongwith motor from the AHU ( CSU Type) by disconnecting electrically and mechanically, shifting to civil workshop, dismantling the same to remove burnt out windings and defective parts, rewinding the motor with super enemelled copper winding wire including all insulating materials all as per existing, varnishing,drying etc complete and replacing the bearings,bushes as per existing size replacing the pump impeller, reassembling the same shifting to original site, reconnecting electrically and mechanically and testing for proper working complete all as specified and directed for the 0.50 HP 230 volts SP 2780 RPM.

Taking out Hot water generator pump set alongwith motor by disconnecting electrically and mechanically, shifting to civil workshop, dismantling the same to remove burnt out windings and defective parts, rewinding the motor with super enemelled copper winding wire including all insulating materials all as per existing, varnishing,drying etc complete and replacing the bearings,bushes as per existing size replacing the pump impeller, reassembling the same shifting to original site, reconnecting electrically and mechanically and testing for proper working complete all as specified and directed for the 2 HP 230 volts complete all as directed by Engr-in-charge.

Taking down unserviceable AC duct and Supply ,fabricating, assembly and erection of galvanised sheet of 24 gauge with C & SS rectangular/ square duct made out of 'L' shaped hollow profile, duly factory boxed, incl all accessories such as Corner, Cleat, Carriage bolt, gasket and appropriate seal to make leake proof and on longitudinal joints etc complete all as directed by Engr-in-charge.

Supply & fix water pressure gauge 0-150 Kg/sq cm suitable for fixing with 100 mm dia water circulating inlet & out let pipe by means of proper welding and connection with checking the running water pressure as per specification all as directed by engineer in charge. Make H Guru or equivalent of approved make complete all as specified and directed.

M&L for replacement of water temp gauge dial type 0-120 degree F make H Guru or equivalent of approved make complete all as specified and directed

Supply and fix flexible rubber coupling for 30TR compressor & 40HP elecric motor, 415volts, 3 phase of existing specification complete all as specified and directed by Engr-in-Charge, model no TC/3902 Make Unique.

Supply & fix CT coil rating 200/5 amps, 415 volts of existing specification and make including taking down complete all as specified and directed by Engr-in-Charge.

Supply and fix in replacement ON/OFF Push button switch with two push buttons of existing specification complete all as specified and directed by Engr-in-Charge. Make:L&T/GE/SIEMENS.
