PERIODICAL/ROUTINE MAINTENANCE OF CENTRAL AC PLANTS, LOWER SIDE MACHINERIES, DX TYPE AC PLANTS AND PREVENTIVE MAINTENANCE OF COLD STORAGE AT OLD BV YARD COMPLEX AND INHS SANJIVANI HOSPITAL AT NAVAL BASE KOCHI

Material & Labour for servicing of shell and tube condenser capacity 10 TR to 20 TR by chemical descaling compound after opening with sides of condensers brushing and reconnecting with replacement of suitable size of packing /gasket in same position if required including testing all as directed by Engineer-in-Charge .

Material & Labour for servicing of shell and tube condenser capacity 21 TR to 50 TR by chemical compound after opening with sides of condensers brushing and reconnecting with suitable size of packing /gasket in same position including testing all as directed by Engineer-in-Charge.

Material & Labour for servicing of shell and tube condenser capacity 51 TR to 150 TR by chemical compound after opening with sides of condensers brushing and reconnecting with suitable size of packing /gasket in same position including testing all as directed by Engineer-in-Charge.

Material & Labour for Monthly servicing including taking out complete air filters from AHU carefully and cleaning, removing dust by using pressure water, greasing shaft and bearings, alignment of blower motor, tightening of blower V belt and refixing filters after drying all as specified and directed by Engineer-in-charge. Note:-Replacement of Air Filter shall be responsibility of contractor if damage occurs while removing or refixing.

Material & Labour for Monthly servicing of cooling tower including washing of PVC fills by using mild detergent, clearing bottom tank to remove mud & dust and cleaning of pot strainer after removing the strainer from pot including removal and refixing of nut & bolts of various capacity if required at site all up to 240 TR capacity AC Plant all as specified and directed by Engineer-in-charge.

Material & Labour for attending day to day complaints pertains to various Central AC plant of any capacity as and when required by Ref-Mech and helper, with necessary T&P for checking the equipment at existing location, find out the faults to the equipments, complete and rectification of minor problems (sensor error, compressor control panel resetting, oil/ suction/ discharge pressure, replacement of transducer etc) to make the plant functional in all respect all as directed by the Engineer- in-Charge. Note: 1. The work covered under Sl.No 1 to 3 shall be carried out once in 3 Months. 2. Works covered under item No 1 to 5 of BOQ shall be executed at all AC plants installed at various locations inside the Naval Base and schedule for servicing may be obtained from MES at the time of execution. 3. Complaint shall be collected from JE/Engineer- in-charge on daily basis. 4. Work covered under BOQ Serial No 1 to 6 shall be outside the scope of this item. 5. The item No 6 shall be operated for attending the minor running problems of AC plants under all the area in Naval Base and if any major replacement of spares required shall be intimated to this department.

Material & Labour for painting of central AC plant cooling tower with two coats of synthetic enamel spray paint of existing colour paint after preparation of existing surface upto 100 TR capacity including marking the details of cooling towers all as specified and as directed by EIC.

Preventive Maintenance of monthly and check up of Bitzer Blast cold storage 48000 BTU of 1 unit including 1 ODU+ 1 IDU (-)30 °C operation with R- 404A Refrigerant gas two stage, semi hermetically sealed compressor consisting 4 cylinder, controlled with electronically operated solenoid valve for liquid system complete all as specified and directed.

Preventive Maintenance monthly and check up of Danfoss cold room plant (-)18 °C with(50000 BTU) of 2 units including 2 ODU +2 IDU, R-404 A Refrigerant The compressor hermetically sealed , equipped with electronically controlled solenoid valve system. The system have individual accumulated to verify and control the liquid gas flow including micro processor controlled electrical panel indoor blower unit controlled with fans and other electrical circuits with electronically operated solenoid valve for liquid system, complete all as specified and directed

Preventive Maintenance monthly and check up of Blue star cold room of capacity up to 30000 BTU of 1 units including 1 IDU+1ODU, R-22 Refrigerant temp to be stabled +4 °C equipped with electrically operated micro processor control panel including blower fans and other electrical circuits of the system to be checked complete all as specified and directed by Engineer-in-charge.

Preventive Maintenance monthly and check up of Bluestar cold room at Sanjivani Hospital plant (-) 18 °C with (10000 BTU) of 2 units including 2 IDU + 2 ODU,R-404 A Refrigerant. The compressor hermetically sealed. Equipped with electronically controlled solenoid valve system. The system have individual accumulated to verify and control the liquid gas flow including micro processor controlled electrical panel indoor blower unit controlled with fans and other electrical circuits of the entire system to be checked complete all as specified and directed by Engineer-in-charge.

Preventive Maintenance monthly and check up of Blue star cold room at Sanjivani hospital temp to be stabled +4 °C with capacity up to 12000 BTU of 2 units including 2 IDU+2 ODU, R-22 Refrigerant including in door blower unit equipped with electrically operated micro processor control panel including blower fans and other electrical circuits of the system to be checked complete all as specified and directed by Engineer-in-charge. Notes for serial No 8 to 12 (a) All Major spares shall be measured and paid under relevant items Here in after. (b) Each servicing/checkup of cold storages by OEM/authorised dealers shall be carried out once in two months up to contact duration, and at any time of breakdown call by MES rep. (c)The job above quoted shall be included for all labour cost, except electrical control panels with parts

Material & Labour for Leak testing of Cold storage unit of any capacity ,including filling of nitrogen gas for pressure testing, finding leaks, Vacuumising the system, necessary brazing work, charging with suitable refrigerant gas of required quantity, testing for proper functioning complete all as specified and directed. Notes: 1.Nitrogen & refrigerant gas will be measured and paid separately. 2.Empty cylinder will returned to contractor after usage.

Material & Labour for Repair/Replacement of copper refrigerant pipe lines suitable for existing units as recommended by OEM with insulation between indoors and out door units as per the site condition. Note: Suction & Discharge lines shall be treated as one Unit for One RM

Material & Labour for attending day to day complaints pertains to various capacity of cooling appliances as and when required by Refrigerator Mech and helper, with necessary Tools & Plant for checking the equipment at existing location, find out the faults to the equipments, complete and rectification of minor problems (compressor control panel resetting with electrical components like replacement of lugs/ pins, MCB resetting, electrical wiring connections gas top up (gas shall be measured & paid separately under relevant item), to make the AC functional in all respect all as directed by the Engineer-in-charge. Notes: 1. Works covered under item No.8 to 12 only shall be executed at various locations inside the Naval Base. 2. Complaints/ service schedule list shall be collected from concerned JE/Engineer-in-Charge and report back on daily basis. 3. The schedule items other than 8 to 12 shall be outside the scope of this item. 4. A penalty of Rs.1000/- per day will be levied in case breakdown of equipment more than 48 hrs from the time of complaint registration due to none attending.

Material & Labour for removing of old gland packing of chilled water/condenser water pump motor of any capacity and refixing new gland packing of size existing at site, tightening nuts and bolts properly to arrest water leakage complete all as specified and directed by Engineer in Charge.

Amount of Credit Schedule shall be deducted to arrive the Contract Sum.
