O&M work of HVAC System Installed at PMI

Deployment of manpower as per the following:- Shift Engineer - 02 Nos. (B. Tech / Diploma in Mechanical/Electrical/Refrigeration and Air conditioning Engineer With 01 year experience(B. Tech)/ and 3 years of experience(Diploma) in O&M work of HVAC Plant. Technician - 01 No. (ITI certificate in the trade Technician/Operator/AC Plant with minimum 01 year experience in Operation and maintenance in HVAC Plant' or 08th pass with 10 years' experience in similar field. Operators - 02 Nos. (ITI Certificate in the trade of Technician/Operator/AC Plant with minimum 01 year experience in Operation and maintenance in HVAC Plant. Or 08th pass with minimum 10 years' experience in similar field. Assistant Opearator - 03 Nos. (High School pass certificate with or 01 year exp. or 8years experience in similar field) Wages with statuary requirements as per Govt. giudeline inclusive of wages components as defined in Terms & Conditions.

Supply of the paints, cleaning of pipelines / rusted surface where paint will apply with wire-brush etc., shall be done and one coats of Red Oxide/Zinc-chromate paint shall be applied before applying the finishing coats. All the Cooling Tower water pipe lines shall be thoroughly cleaned with wire brush and apply single coat of Red oxide and 2 coats of chlorinated rubber paint. The work is comprising supply of paint, materials, consumables, required tools & tackles and spray painting machine etc. to completete the work in all respects. Paint will be applied on the Cooling tower area, connecting pipes, pumps & water tank wherever required in HVAC area as per direction of EIC. Writing of the equipment name/ component name and marking of signage wherever is required. Quantity of the painting work is for the 03 years which be carried out once Yearly/ as per site requirement condition.

The air-handling unit (AHU) cleanliness shall include components within the unit, including filters, cooling coil, condensate pans, condensate drain lines, acoustic insulation, fans and fan compartments, dampers, air box & door gaskets Qty is mentioned for three years considering 15 nos AHU in each year. Required V belt is to be provide by venders at free of cost , so cost of quoted items including required consumbale and v belt etc.

Servicing of VFD, Pan Humidifier, PLC,

Cleaning and servicing of 04 nos cooling tower will be done yearly basis , In case any break downs same will be attended immediatly for making system operational in all respect. A) Rusted nut & bolts of CT body, Sump bottom and Grill covers shall be replaced. B) Cleaning of the sump and water filters shall be done. C) Valve gland leaks shall be arrested by changing gland packing material. Check for proper functioning of valves and repair the same if found any abnormality. D) Clean the nozzles and leaks shall be arrested. E) Check for motor condition and bearings lubrication shall be done. If any bearing found defective, the same shall be replaced. F) Check for any vibration and repair the same if found any abnormality. G) Check for make-up water line condition including the float valve & quick fill valves and repair the same if found any abnormality. H) Motor terminals shall be checked and properly tightened.

Vender will provide all the required tools and tackles as required for attending the break down to make the system operational inclusive required consumbable as grease and gland etc. Vender will keep the minimum tools and tackles at site as specified in SCOPE of work and terms and conditions. Vender should quote the rate accordigly . These charges will be paid on monthly basis. In case venders fails to provide the required tackles , penalty shall be impose and deducted on prorata basis from running bills. After completing the contract period these tools & tackles will be return to the venders as such .
