Sch 'A' Part-I

Providing services for daily running manning and operation of central air conditioning plant 3x150 TR capacity and 3x40 TR comprising of 3 units each (2 Nos parallel and one no standby) with 6 Nos condenser pumps,6 Nos chiller pumps, FRP cooling tower 50 TR- 4 Nos, Hot water pump set 2 Nos, winter heating pump set-2 Nos Hot water generator 3 Nos.(180 KW-2 Nos,60 KW-01 No) water softening plant 01 No complete in three shifts round the clock (shift timings : 6.00 Hrs to 14.00 Hrs, 14.00 Hrs to 22.00 Hrs & 22.00 Hrs to 6.00 Hrs) every day of calendar month including all Sunday and Holidays installed at Military Hospital Dehradun as per manufacturer's instruction for all equipments & various sizes refrigerant line throughout the contract period.

Notes :-(i) The quoted unit rate includes cleaning of installed machineries (external) AC plant periodically, cooling tower, recording the temperature and the conditioned space ambient temperature etc complete all as specified and directed. (ii) One ITI qualified / experienced refrigeration Mechanic having minimum 05 years experience shall be employed in each shift. (iii) Maintaining the log sheet including stationary for running of AC plant as per Performa given by the department and recording of temperature of all AHU's and FCU daily. (iv) Cleaning of the installation and the plant machinery room as well as inside and out side premises of the installation surrounding as required daily and once a week by removing vegetation /shrubs as directed by Engr-in-Charge. The rate quoted shall be deemed to be inclusive of the same and in case of any lapse penalty @ Rs 500/- per week will be levied.(v) The contractor shall quote the rate for deputing manpower including reliever arrangement as per labour law enforce failing which a of penalty @ Rs 1000/- per week will be charged for each shift. (vi) The unit rates include protective cloths (uniform in blue colour) with safety shoes 02 pairs and cotton socks for each operator. (vii) Item rate include maintenance & operation of water softening plant including top up the system with soft water as and when required necessary chemical shall be measured and paid separately.

Sch 'A' Part-II

Comprehensive maintenance by OEM or auth service person once in each quarters included 5 emergency visits during contract period as and when required for the diagnose of trouble, adjustment, minor repair or re-setting of control as well as maintenance of central air conditioning plant chiller unit of capacity 3x150 TR comprising and other connected installed machineries & accessories (Mainly screw type compressor 3x150TR (Make-M/s Trane) single stage 3000 rpm 415 volt AC 50 Hz, semi hermetically sealed motor of capacity 235 KW, Hot water generator 180 KW 2 Nos, 60 KW 1 No & pumping sets, condensing pumping sets 3 Nos, FRP cooling tower, mono block pump sets -3 Nos, Air handling units -34 Nos with belt driven motor, FCU 27 Nos, air blower fittings, shaft assembly cooling coil expansion valve water softening plant control panel LT panel Remote control panel of AHU's etc) with and including chemicals required for de scaling of condenser and chillers, compressor and connected motors etc completely cleaning, removing the dust particles, servicing, replacement of all minor parts (costing less than Rs 500/ each part) , greasing, oiling, charging of refrigerant as per manufacturer's recommendation through out contract period all required for the efficient, smooth & satisfactorily functioning as per manufacturer's instruction complete all as specified and directed.

Notes:- (a) The tenderers shall have to submit the copy of MOU with OEM M/s Trane company through its authorized service provider as a proof to carry out the preventive/ routine maintenance including overhauling servicing of complete AC plant including replacement of refrigerant & compressor oil required. (b) The contractor shall submit the record of periodical /preventive /annual maintenance service carried out M/s Trane along with documentary evidence for claiming payment.The contractor shall produce the "purchase order" issued to M/s Trane/auth service provider for comprehensive maintenance (all inclusive part and labour contact.) (c)Contractors quoted rates shall be deemed to be inclusive of any miscellaneous minor spares such as wires, toggle switch, lugs, nuts, cable gland, connector, thimbles, gland packing etc when required or as ordered by Engr in Charge for smooth and uninterrupted operation of the complete system except spares such as mentioned here in after in relevant items of this schedule.(d) The item rates including compressor oil, refrigerant and de scaling etc and including cleaning/washing filters at 34 AHUs and 27FCUs every month complete all as directed by Engr in Charge failing which a of penalty @ Rs 1000/- per month will be charged. (e) In case of any major break down the additional manpower if required will be arranged by the contractor to re-start the plant without any additional cost.(f) The rates quoted shall include checking of ducting & grill for leakages and repair the same, loose fitting /tightening of ducting etc to reduce vibration & noise and gland packing of pumps etc. make up water tank /expansion tank of hot water circuit and chilled water circuit, installed at the roof of the plant room & various locations of hospital building.

Supply and fixing in replacement of Electronic temperature sensor suitable for Make Trane USA 1x160 TR R 134 type refrigerant AC plant incl taking out of existing unserviceable sensor and testing and commissioning complete all as specified and directed by Engr in Charge.

S & F in replacement of cassette type PRE filter made out MS GI sheet and galvanized iron stainless steel/aluminium anodized SS 304, non woolen synthetic media HPDE media having efficiency 90% down to 10 micron complete of following sizes:- Make:- Thermo dyne/Purolator/Spectrum/Mechmark

Supplying, Installation, testing and commissioning of Centrifugal end suction monoblock pump set, suitable for discharge of 13 LPS at 50 Mtr head pipe size 100x80 mm coupled with and incl 15 HP, TEFC squirrel cage induction motor with class 'F' insulation, 1455 RPM, suitable for 415 + 10% volts, 50 cycles, 3 phase power supply on ICMC common base frame with Anti vibration pads for recirculation of chilled water for central air conditioning system. Pumps shall be single stage, back pull out design to allow removal and service of the entire rotating assembly without disturbing the pump casing & piping. All pumps shall be provided with mechanical seal and pump shaft shall be integrated with coupling by means of friction welding and make up a completely stable and rigid mechanical unit complete incl taking out old u/s pump and depositing to MES store yard. M & L for rewinding of electric motor of the following capacity, 3 phase 50 HZ 415 Volt with super enamelled copper winding wire of suitable gauge including insulating material, varnishing, heating, etc and including dismantling, reassembling and refixing after rewinding to its original location including testing and commissioning to its satisfactory results all as specified & directed.

M&L for changing of AC plant system from cooling to heating mode during winter season and shifting heating to cooling during summer as per direction of Eng-in-charge within seven days by draining out complete water from system washing the line min three times to remove impurities from line and refilling complete plant with soft water, checking system for leakage & arrest same duly testing and commissioning of the system complete all as directed by Engr in Charge. Note:- a) Plant is to be filled with soft water only and same will tested after filling if found hardness above permissible limit no payment shall be made. (b) Necessary chemical/additives required for the same except NaCl 35% are included in item rate. (c) If breakdown will exceed beyond seven days proportional payment shall be deducted from item No 1&2. The decision of GE shall be final & binding in this respect.

M & L for overhauling/repairing to water softening plant incl replacement of strainer-02 Nos, resin, inlet tank, ejector after draining out water and removing silt etc scrapping out rust/ algae and cleaning complete including connections of water inlet outlet etc and reassembling all the dismantled components and testing including commissioning complete to the entire satisfaction of EIC.

M&L for charging of refrigerant gas R-134(a) with required pressure including arresting of all leakage and testing on full load, gas charging, Nitrogen pressure test to find out leakage pressure testing & arresting of all leakage throughout the maintenance contract period will be measured and paid only once throughout contract period complete after repetitive leakage/topping all as specified and directed.
