Repairs and Maintenance Works along with operation of Central Heating System at MMABM AH GMC Anantnag for the year 2026-27.

Operation of Central Heating System by way of engagement of 6 operators (2 in each shift) for boliers w.e.f from 15-November 2026 to 15- March 2027. (@ ₹15000 per person per month)

Servicing of Boilers: Opening of the 'Alarko' make 09 Lac Kcal/hr fire tube boiler, thoroughly cleaning fire tubes and removing the soot and carbon deposits. The inside of shell shall be cleaned by- circulating through it a solution of Max clean descaling compound (approx. 25 kg) and water of required strength, continuously for 24 hours with the help of a pump. The solution is to be circulated from a tank J barrel I tray. Brushes, detergent, diesel / kerosene oil, dhoti cloth-required shall be arranged and provided by the contractor. All other accessories of the boiler including burner gun, nozzles, electrodes, diffuser plate etc have to be dismantled and reassembled after servicing/repairs. The job includes replacement of all seals, gaskets, asbestos rope, asbestos felt, asbestos sheet, defective nuts and bolts etc. The tools, tackles required for the job and any other consumable has been provided by the contractor.

Complete descaling/cleaning of radiators of various capacities as per requirement by dismanlting of the same by using skilled labour. The Job includes cleaning and washing of surface internally as well as externally by using detergent, water and kerosene/diesel. The radiators are to be descaled by circulating a solution of cleaning agent powder of thermax (Maxclean) make and water of required strenght continously for 01 hour or more with the help of pump so that the working pH is acheived (between 1 to 2). The Solution is to be circulated from tank/barrel/tray (to be circulated by contractor). All the items required like brushes, detergents etc.

Supplying and fixing rolling shutters of approved make, makde of required size M.S. laths, interlocked together through their entire length and jointed together at the end by end locks, mounted oin specially designed pipe shaft with brackets, side guides and arrangements for inside and outside locking with push and pull operation complete, including the cost of providing and fixing necessary 27.5 cm long wire springs manufactured from high tensile steel wire of adequate strength confirming to IS:4454 part-1 and M.S. top cover of required thickness for rolling shutters 80x1.20 mm MS. Laths with 1.20 mm thick top cover.

Painting steel work with deluxe multi surface paint of required shade to give an even shade. Two or more coats applied @ 0.90litre/10sqm over an under coat of primer applied @ 0.80litre/10sqm of approved brand and manufacture

Providing and fixing false ceiling with 12 mm thick plain/ semi perforated or with design ceiling tiles of BWP type phenol formaldehyde synthetic resin bonded pressed particle board conforming to IS:3087, finished with a coat of aluminum primer on both sides & edges, including two coats of synthetic enamel paint of approved quality on exposed face, fixed to a grid made out of anodized aluminum (with 15 micron anodic coating) Tsections 35 x15x1.5 mm size main runners, cross runners 23.5x19x1.5 mm fixed to main runners placed 600 mm centre to centre both ways so as to form a grid of 600 mm square. The frame work shall be suspended from ceiling by level adjusting hangers of 6 mm dia M.S rod fixed to roof slab by means of ceiling cleats and dash fastener. The suspenders shall be placed 600 x 1200 mm centre to centre including fixing to the frame with C.P brass screws and applying a priming coat of zinc chromate yellow primer (aluminum frame work shall be paid separately).

Providing and applying painting to M.S. tank including thorough preparation of surface by scraping, cleaning, wire brushing and removal of rust, scale, dirt, grease, loose paint etc., making the surface clean and suitable for painting, followed by application of ready mixed red oxide Zinc Chromate primer and two or more coats of approved quality epoxy paint, including all materials, labour, tools and tackles, complete in all respects

Welding of various enitre sizes of M.S pipes /Sheets etc. by way of cleaning, cutting, bending, patching and welding of parts or arresting of leakages by way of filling of filler material. The job includes cleaning the surfaces and testing the finished product for any leakages. The tools and tackles and manpower required for the job and any other consumable (Nut bolts, gaskets etc.) shall be provided by the contractor.
