Renovation - Officer flat (E11) - Thamalam

Carefully dismantling/ disengaging and removing the following items from interior area of flat (on Third floor - approx. carpet area of flat is 1100 Sqft). Details in tender document

Providing and constructing 115 mm thick brick masonry for walls, closing the openings etc. where ever required, using best quality locally available bricks in CM 1:6, in correct plumb, line and level, providing proper key to the adjoining wall/ column/ flooring etc., placing 2 nos 6mm dia re bars in concrete encasement at every 4th course, raking the joints, necessary scaffolding, curing, cleaning, removal of debris if any outside the Bank's premises etc. all complete as directed by the Bank's Engineer.

Cement plaster with smooth finish - Providing and rendering cement plaster of average thickness of 20 mm or above for new walls including plastering in patches, in C.M. 1:4 (01 port land cement : 04 M. sand) true to plumb and line over the existing / new walls to match with the adjoining plastering and finishing the same smoothly and neatly etc. The rates shall include necessary curing scaffolding, all leads and lifts, removal of debris etc., all complete as directed by the Bank’s Engineer

Cement plaster with rough finish - Preparing the surface of the masonry / RCC walls by raking, watering and thorough cleaning using wire brush, broom, providing and applying average 20 to 25 mm thick cement plaster using CM 1:4 (comprising of a first coat of 12 mm thickness, and a second coat of 9 to 12mm thickness) using approved quality OPC and M. sand, true to plumb, level and line. The wall plaster shall have an even surface and shall be finished with recessed joints to receive the tile dado. The rate shall include for cutting, curing, labour, all leads and lifts, etc. required for the finished work, all as directed by the Bank’s Engineer.

Water proofing to sunken area in washrooms and morie area of flat by engaging approved water proofing specialized firm as per their specifications but approved by the Bank which comprises thorough cleaning of the surfaces, applying water proof chemical coating and above which plastering with CM 1:3, 15 to 20 mm thick mixed with approved make polymer to the entire floor slab of sunken portion including on all the four sides up to 150mm above proposed floor level and testing for leakage by ponding of water etc. complete. The rate shall include for filling back of the sunken portion with the old surkhi/brick bat coba, providing additional surkhi / brick bat coba wherever necessary, providing and laying flooring on top of approx. 50 to 75mm thick with CC 1:2:4 using 20mm downgraded aggregates mixed with water proofing compound of approved make etc., all complete as directed by the Bank's Engineer. Approximate plan dimensions of washrooms to be treated is 1250mm x 1880mm - 2 Nos, 1150mm x 1880mm - 2nos and kitchen morie is 850 x 750mm.

Supplying and laying concealed plumbing lines:- Providing, cutting, fixing, testing and commisioning concealed waterlines of 20mm diameter using C-PVC threaded pipe of SDR 11 including all the necessary specials like elbows, tees, couplings etc. All the concealed lines shall be properly fastened to the wall using GI clamps @maximum spacing of 450mm. Rate shall be inclusive of making necessary cutting and chasing on the walls to receive the plumbing lines, placing the plumbing line, properly packing using cement mortar admixed with waterproofing chemicals, pressure testing for leakage etc. Actual linear measurement shall be reckoned for payment purpose.

Providing and fixing PVC pipes of 50 mm diameters (minimum test/working pressure 6 kg/sq.cm) of approved quality and make, including all fittings, of the same manufacturer of the pipes or approved equivalent for the waste lines for toilet, bathroom, wash basin, washing machine and kitchen sink and fixing the pipes with clamps at 1 mtr spacing for concealed/external work including cutting chases in the wall/ floor for concealing the pipes, connecting to duct line/manhole, including fixing pipes with concrete blocks etc. complete. The rate shall inclusive of cutting, jointing of pipes with fittings and to the existing PVC pipes in the duct with solvent cement of approved quality, and making good the damages by necessary plastering, including testing of joints/ pipelines, etc. for leakage etc. all complete as directed by the Bank's Engineer.

Nahani Trap:- Providing, fixing and connecting approved quality and make PVC Nahani trap/ multi trap of 100x75mm dia outlet with a minimum water seal of 50mm to the waste water pipe line. Rate shall be inclusive of making trenches of minimum width 250mm and filling the sump using concrete 1:1.5:3 admixed with water proofing chemical, providing and fixing 125mm dia SS gratings etc. all as directed by the Bank's Engineer.
