PERIODICAL/ ROUTINE MAINT OF LOWER SIDE MACHINERIES OF CHILLED WATER PLANTS, CENTRAL AC PLANTS, DX TYPE AC PLANTS AT NAVAL BASE KOCHI

M&L for dismantling side covers of shell and tube type chiller condensor and circulate descaling chemical compound with the help of pressure pump upto 2 hrs and cleaning with nylon brushes and necessary T&Ps and flushing out with fresh water and refixing of condensor side covers with proper gaskets (to be replaced if found damaged) and leak testing (the contractor rep shall check the pressure gauge and ensure there is no gas leakage in the condenser shell) upto capacity 10 TR to 20 TR complete all as specified and as directed.

M&L for disamantling of side covers of shell and tube type chiller condensor and circulate descaling chemical compound with the help of pressure pump upto 2 hrs and cleaning with nylon brushes and necessary T&Ps and flushing out with fresh water and refixing of condensor side covers with proper gaskets (to be replaced if found damaged) and leak testing ( the contractor rep shall check the pressure gauge and ensure there is no gas leakage in the condenser shell) capacity above 51TR to 150 TR complete all as specified and as directed.

M&L for monthly servicing including taking out complete air filters from AHU carefully and cleaning,removing dust by using pressure water, greasing shaft and bearings,alignment of blower motor,tightening of blower V belt and refixing filters after drying all as specified and as directed. Note:- Replacement of air filter shall be responsibility of contractor if damage occured while removing or refixing.

M&L for monthly servicing of cooling tower including washing of PVC fills by using mild detergent,clearing bottom tank to remove mud , dust and cleaning of pot strainer after removing the strainer from pot including removal and refixing of nut and bolts of varius capacity if required at site all upto 240 TR capacity AC plant all as specified and directed.

M&L for attending day to day complaints pertains to various central AC plant of any capacity as and when required by Ref/mech and helper with necessary T&P for checking the equipment at existing location,find out the faults to the equipments,complete and rectification of minor problems (sensor error,compressor microprocessor control panel trouble shooting and resetting,oil/suction/discharge pressure checking) to make the plant functional in all respect complete all as specified and as directed. Note: 1. The work covered under S No.1 to 3 shall be carried out once in 6 months 2. Works covered under item No.1 to 5 of Sch'A' shall be executed at all AC plants installed at various locations inside the Naval Base and schedule for servicing may be obtained from MES at the time of execution. If the contractor fails to execute the same, a penalty of Rs. 1000 per Job will be charged 3. The item No.6 shall be operated for attending the minor running problems of AC plants under all the area in Naval base and if any major replacement of spares required shall be intimated to this department.If the contractor fails to attend the same within 6 hrs a penalty of Rs. 1000 per day will be charged.

M&L for leak testing of central AC plant of capacity upto 120 TR including flushing out old moisturised gas and oil and pressuring with nitrogen gas and kept for 24 hrs as per OEM specifications,vaccumising nitrogen and refilling of refrigent gas complete all as specified and as directed. Note1: Nitrogen and refrigent gas will be measured and paid seperately under relevant contract. 2. Empty cylinder will returned to contractor after usage.

M&L for painting of central AC plant cooling tower with two coats of synthetic enamel spray paint of existing colour paint after preparation of existing surface upto 100TR capacity including marking the details of cooling towers all as specified and as directed.
