COMPREHENSIVE MAINTENANCE OF 20 NOS LIFTS (13 NOS AND 07 NOS) (13 PASSENGER CAPACITY) UNDER GE KOTA

Comprehensive annual maintenance and service for period of 12 months of lifts of capacity 13 person (G+5) from OEM or authorised service dealer of OEM of lifts, Make-Kone. The contractor shall attend all complaints/break down with in 24 Hrs after receipt of message/call from the JE /Engr-in Charge. This maintenance service shall mean regular examination of lifts and as directed include necessary adjustment, greasing, oiling, repair and replacement of major and minor parts rendered defective due to any reason with new genuine standard parts of original manufacturer so as to keep the lift proper operation for 24 hrs. Call back service facility shall be provided by the contractor during main failure period without any extra cost.

Brief specification of equipments/part of lifts :- (a) Passenger elevator with AC variable frequency control, automatic centre opening, sliding steel doors, of make KONE . (b) Type of lift: Passenger lift for 13 passengers. (c) Load: minimum load 884kg. (d) Speed : 1.5 M/Sec , Power 400V (-) 15% +10%, 3 phase 50HZ. (e) Type of control : AC variable voltage variable frequency ( with close Loop) , Stops and opening : 6 stops & 6 opening (all opening in same side). (f) Machine : Geared traction machine place directly above hoist way in machine room. (g) Machine Room is Located above the hoist way Car Size : 2000 mm wide x1100 mm deep x 2300 mm high inside dimension. (h) Cars doors : Centre opening sliding Car enclosure. (j) Car panels: All stainless steel panels in honey comb finish. (k) False ceiling : Full ceiling of powder coated frame & panel with elegantly plan CFL down lights. (l) Car entrance: Protected by centre opening sliding stainless steel doors in honey comb finish of size 900 mm wide x 2000 mm high.

Door operation : - (A) Combined luminous hall button with seven segment digital hall position indicator at all floors. (B) Car operating panel with luminous floors buttons in car combined with direction arrows. (C) Overload warning indicator. (D) Battery operated alarm bell and emergency light Fireman's switch. (E) Automatic rescure device with maintenance free batteries. (F) Voice Synchronizer (G) Intercom. (H) Sixteen segment LCD type panel car position indicator in car. Note :- (a) The maintenance service to be carried out through OEM or authorised dealer of OEM Make Kone only. (b)The scope of works includes the following and rate quoted shall be deemed to be included in this provision. (c) Contractor shall be submit the MOU between the contractor and OEM or authorized service dealer of OEM and same shall be submitted in original before placing of Work Order by GE (d) Periodic maintenance as per OEM (2 Major visits + 4 Inspections) shall be done during contract period.

(e) Rate quoted shall be included of all the spares required to be provided/replaced for maintenance. (f) Contractor shall be available on call from (9 am to 9 pm) and shall be attended and required spares shall be replaced free of cost. (g) Repairs or replacement of all parts which have become unusual through wear & tear (e.g VF drive unit, Automatic rescue device, car and landing door shoe liners, contacts, switches, door operator motor, drive belts, coupler unit, door safety sensors, emergency alarm unit, door drive unit, car and landing call registration buttons and all electronic PCBs Gearbox, motor, over speed governor, door drive, safety gear, suspension ropes, traction sheaves, drive wheels and travelling cables) also be provided and deemed to be included in the quoted rate. (h) Oil change at regular intervals in the Drive units and proper disposal of the old oil. (j) Replacement of damaged or fault emergency lamps in the car during the regular inspection/ preventive maintenance. (k) In case contractor fails to attend complaint within 24 hrs, Rs 1000/- shall be recovered per hour for delay in time.

Supply, fixing, testing and commissioning dry maintenance free battery of capacity 12 volts 12 AH including taking down old unserviceable batteries from ARD UPS Battery complete all as specified and directed.

Supply, fixing, testing and commissioning dry maintenance free battery of capacity 12 volts 7 AH including taking down old unserviceable batteries from ARD UPS Battery complete all as specified and directed.

Supply and fix LED Down light 15 Watt round type suitable for mounting in Lift including taking down old unserviceable LED Down lights from lift complete all as specified and directed.

Material & labour for taking down unserviceable fan of Lifts, taking to workshop, servicing of fan and refixing the same after greasing, oiling, repair, testing and restoration of services complete all as specified and directed. Note : Replacement of spare parts and rewinding etc deemed included in the quoted rate of item.

Supply and fixing in replacement MCB TPN 40 Amps, 415Volts, 16KA , 4 POLE complete all as specified and as directed.

Supply and fixing in replacement PVC floor mat of size 2m x 1.10m of approved quality complete all as specified and as directed.
