Providing Annual Maintenance Services of internal and external Electrical & Mechanical installations of Combined office (LGF, Tower and Non-Tower area, Pump house (WTP, STP & Firefighting), sub-station (ESS), car parking, Basement-1 & 2 approach road, other ancillary building and other Miscelleneous equipments etc. covering the scope of repairs and maintenance, attending faults / breakdowns, rectifications, ensuring servicibility/ satisfactory working condition of the systems, attending the complaints and follow up, preventive maintennace on daily/ weekly/ monthly/ quarterly/ half yearly/ yearly basis. Job also includes to provide the services for collecting spares from AAI stores for attending the complaints and carrying out preventive maintenance activities as mentioned in special conditions of contract .The contractor shall ensure to provide maintenance services with adequate man power for the work as per special conditions and annexure - A of the Special Conditions of the contract as required at site and as per direction of Engineer-in-charge.

Providing Annual maintenance service facility of the 10 nos. passenger lifts which includes day to day checking of lifts as per OEM guidelines for healthiness of electrical & mechanical system & parameters including all safeties, cleanliness of the lift car including shaft, pit and machine room, maintaining of relevent records as per OEM guidelines and log books by providing the adequate manpower in shift as per special conditions of the contract etc as required at site as per direction of Engineer-in-charge.

Providing Annual operation & general maintenance service facility of the 4 nos. (03 nos. 2000 kVA HT and 01 nos. 500 kVA LT) DG sets which includes day to day checking of DG as per OEM guidelines for healthiness of electrical & mechanical system & parameters including all safeties, cleanliness of the DG including panels, control wiring, cables, diesel engine unit and DG room, maintaining of relevent records as per OEM guidelines and log books by providing the adequate manpower in shift as per special conditions of the contract etc as required at site as per direction of Engineer-in-charge.

Generation & submission of electrical parameters status reports such as breakdown reports, maintenance schedule reports, daily reports, material issued to work & dismantle material, to upkeep the office record by providing one no. computer higly skilled manpower. ( computer shall be provided by AAI).

Rates for extra hours for providing services for Eletrical Installation as mentiond in Item no. (1) and/or (2) above etc. as required

Execution of items of schedule of rates CPWD DSR-2022 as and when required for site work of internal and external electrical installations as per direction of E-I-C at differenent locations in the building and the technical specification as per CPWD2013 will be followed for DSR work. [ If the agency wants to quote the rates at par with CPWD SR (Electrical) 2022 then 1.00 should be written in the Column box of Rate, If agency wants to quote 5% below to the rates of CPWD SR (Electrical) 2022 than 0.95 should be written in the column box of Rate, If agency wants to quote 5% above to the rates of CPWD SR (Electrical) 2022 than 1.05 should be written in the column box of Rate. However contractor is free to quote the rates any percentage above / below or at par with the rates of CPWD SR (Electrical) 2022].
