FACILITY MANAGEMENT CONTRACT OF E and M INSTALLATIONS AT VELLORE AIRPORT FOR THE YEAR 2022-23

SH I : M & M of E & M Installations

Day to day Monitoring and Maintenance of E & M installations at Vellore Airport Terminal Building, Power House and CFT Hanger cum Office Building comprising of 11 KV VCB Panels (1 I/C + 2 O/G ), 2 Nos. of 500 KVA 11 KV/433 V Transformers, 2 Nos. of 160 KVA DG Sets, LT Panels, Capacitor Panels, Battery Banks, HT/LT Cabling, associated Earthing System of Utilities etc., (As per Annexure 'A1' - List of Inventories) by providing 1 No. Skilled manpwer, Monitoring, Control and General Maintenance for 100% Serviceability including providing consumable material like cotton waste, oil, grease & other sundry material required for cleaning etc., attending minor faults of Equipments / Repairs / Replacement of defective components with AAI Supplied New Components, ensuring 100% Serviceability / satisfactory working condition of the Systems, Routine and General Preventive Maintenance on Daily / Weekly / Monthly / Quarterly / Half Yearly / Yearly Basis as per Standard Manufacturer's Practices and as per Techno Commercial Specifications (TCS), Maintenance of Records and Log Books and reporting as and when required, complete Upkeeping of the Installations etc., on all days including Holidays (weekly OFF on sunday) as specified and as directed by Engineer-In-Charge as required. * It shall be noted that the BOQ item no.1 shall not accept quote less than minimum wages as on date of publication of tender (Ref pg.no. SCC 5 of tender document).

SH II : ISC of Ductable/ Split AC's & Water Purifiers

Inspection, Service Contract of 12 Nos of 11 TR Ductable Split type Air Conditioners with 2 No's 5.5 TR Outdoor units each, Indoor unit, Supply air duct, Supply air grill, dampers, R407 refrigerant, refrigerant piping etc., installed at Terminal Building by carrying out Routine/Preventive Maintenance on Quarterly visit basis including attending all breakdown maintenance calls, minor/major faults of Equipments, replacement of spares (All spares supplied by AAI), ensuring 100% Serviceability/Satisfactory Working Condition of the Systems, as per Standard Manufacturers' Practices and Maintenance of Service Records and Reporting etc., complete as required. Gas Charging of 11 TR Ductable Split type Air conditioners with R407 Refrigerant including testing etc complete as required.

Inspection Service Contract of 18 Nos Split Type Air Conditioners of 1.0 TR /1.5 TR Capacity installed at different Locations in Terminal building and CFT Hanger cum office Building, by carrying out Routine/Preventive Maintenance on Quarterly visit basis including attending all breakdown maintenance calls, minor/major faults of Equipments, replacement of spares (All spares supplied by AAI), ensuring 100% Serviceability/Satisfactory Working Condition of the Systems, as per Standard Manufacturers' Practices and Maintenance of Service Records and Reporting etc., complete as required. Inspection, Services Contract of 3 Nos. Water Coolers with in built RO plant of capacity 25 LPH, storage capacity of 14 Litre at Terminal Building including routine/preventive maintenance on Quarterly visit basis, replacement of spares (All spares supplied by AAI) etc complete as required. Inspection, Services Contract of 2 Nos. of Water Coolers with in built RO plant of capacity 60 LPH, storage capacity of 80 Litre, at CFT Hanger Cum Office etc., including routine/preventive maintenance on quarterly visit basis, replacement of spares (All spares supplied by AAI) complete as required. SH III A: Servicing of HT Panels and LT ACBs of Power Supply Installations.

Inspection, Service Contract of 11 KV 630 Amp (1 I/C +2 O/G) HT VCBs by Deploying Authorised Service Personnel of Manufacturer/Service Dealer/ Specialised Agency experienced in similar nature of work, provided at Power Houses Cum Substation including drawing out of the VCB, opening the same, Inspection, Servicing, Cleaning of Contact Surfaces, Checking of Operating Mechanism, Lubrication of Moving Parts, Cleaning of CTs, PTs, Busbars and Chambers, Checking of Busbars and bus links, Checking of Electrical and Mechanical Operation, measuring of Contact Resistance, Checking of IR values, Testing of ON OFF Time, Including checking of battery's and battery Charger replacement of minor defective spares supplied by AAI (Excluding Supply of Spares), Testing and Commissioning etc., as required. Inspection/Service Contract of 03 No's ACBs of L&T Make of Various Capacities provided in the various LT Panels at Power Houses by Deploying Authorised Service Personnel of Manufacturer/ Service Dealer/ Specialised Agencies experienced in Servicing of ACBs including cleaning of ACBs, opening the same, inspection, servicing, cleaning of contact surfaces, arc chutes, Checking of operating mechanism, lubrication of moving parts, Checking of UV Coils, Trip Circuits, Checking of Control Circuits, replacement of minor defective spares supplied by AAI (excluding supply of spares), testing and commissioning etc., as required.

Calibration of Relay's provided for 03 No's ACBs in LT Panels, Testing of Tripping, Timing, etc., i/c adjustment of Settings if required at site by Secondary Injection Test as required.

SH III B: Calibration of Relays and Testing of CTs.

Calibration of Auxillary Relays/Master Trip Relay/Trip Supervisory relay provided in HT Panel (1 I/C + 2 O/G), Testing of Insulation values, Pick-up Value, Drop Off, Burden etc., as required, conforming to relevant by Secondary Injection Test as required.

Testing of 11 KV CTs (3 Nos. of Current Rating of Upto 200 Amps) associated with Relays (OC/EF/Master) provided in HT Panel (1 I/C + 2 O/G), Tesing of Polarity, Ratio, Insulation values, Testing of Ammeter connected in the Panel, Marking of available CT Ratio, Checking of Trip Circuit and Breaker Operation/Tripping etc., as required, conforming to relevant IS by Primary Injection Test ) as required.

SH III C: PAPI Clinometer

Calibration of Clinometer by enaging of OEM/NABL Accredited Lab, including packing, transportation and submitting of Reports etc., as required. (Make: AMA)

SH IV: ISC of DG/FADS

Inspection and Service contract of 2 No's. 160 KVA DG Set comprising of Water cooled engine and 3 Phase, 415 Volts, 50 Hz, 0.8 PF, 1500 RPM Self excited & regulated alternator etc.. including AMF panel, carrying out regular quarterly checks, attending breakdowns as and when required, carrying out B checks for Engines excluding supply of B check spares and other spares, service reports as required. Supply of B Check Kits (All filters, Lubrication oil and coolant) for the 160 KVA DG set as per OEM Recommndations etc as required

Inspection and service contract of Addressable Type Fire Alarm System [FAS] as per Annexure "B" including all Associated Accessories of all FAS Types/Models/Make installed at Terminal Building and Repeater panel at sustation including Repairs and Maintenance, attending Faults of Systems, Replacement of Defective Components with AAI Supplied New Components, ensuring 100% Serviceability/Satisfactory Working Condition of FAS, Routine and General Preventive Maintenance on Quarterly Basis as per Standard Manufacturers' Practices, Break-Down Maintenance, Maintenance of Records/Service Reports and Reporting as and when required, complete Up-keeping of the Installations [FAS], as specified and as directed by Engineer-In-Charge as required.as directed by Engineer-In-Charge as required. Inspection and service contract of Addressable Type Fire Alarm System [FAS] as per Annexure "C" including all Associated Accessories and Auto Dialer of all FAS Types/Models/Make installed at Hanger Office Area including Repairs and Maintenance, attending Faults of Systems, Replacement of Defective Components with AAI Supplied New Components, ensuring 100% Serviceability/Satisfactory Working Condition of FAS, Routine and General Preventive Maintenance on Quarterly Basis as per Standard Manufacturers' Practices, Break-Down Maintenance, Maintenance of Records/Service Reports and Reporting as and when required, complete Up-keeping of the Installations [FAS], as specified and as directed by Engineer-In-Charge as required.as directed by Engineer-In-Charge as required. SH V: Annual Rate Contract for Internal Electrical Works

Wiring for light point / fan point / exhaust fan point / call bell point with 1.5 sq.mm FRLS PVC insulated copper conductor single core cable in surface / recessed PVC conduit, with modular switch, modular plate, suitable GI box and earthing the point with 1.5 sq.mm. FRLS PVC insulated copper conductor single core cable etc. as required.

Supplying and fixing suitable size GI box with modular plate and cover in front on surface or in recess, including providing and fixing 3 pin 5/6 amps modular socket outlet and 5/6 amps modular switch, connection etc. as required. (For light plugs to be used in non residential buildings).

Supplying and fixing suitable size GI box with modular plate and cover in front on surface or in recess, including providing and fixing 6 pin 5/6 & 15/16 amps modular socket outlet and 15/16 amps modular switch, connection etc. as required.

Wiring for circuit/ submain wiring alongwith earth wire with the following sizes of FRLS PVC insulated copper conductor, single core cable in surface/ recessed steel conduit as required.
