COMPREHENSIVE MAINTENANCE OF AC PLANT AND ALLIED WORKS UNDER AGE E/M-II OF GE DEHRADUN

Comprehensive maintenance by OEM or authorised service person once in each quarter including emergency visits during contract period as and when required for the diagnosis of trouble, adjustment, minor repair or re-setting of control as well as maintenance of central air conditioning plant chiller unit of capacity 3x150 TR and other connected installed machineries & accessories (screw type compressor 3x150TR (Make-M/s Trane) single stage 3000 rpm 415 volt AC 50 Hz, semi hermetically sealed motor of capacity 235 KW, Hot water generator 180 KW 2 Nos, 60 KW 1 No & pumping sets, condensing pumping sets 3 Nos, FRP cooling tower, mono block pump sets -3 Nos, Air handling units -34 Nos with belt driven motor, FCU 27 Nos, air blower fittings, shaft assembly cooling coil expansion valve water softening plant control panel LT panel Remote control panel of AHU's etc) with and including chemicals required for de scaling of condenser and chillers, compressor and connected motors etc completely cleaning, removing the dust particles, servicing, replacement of all minor parts (costing less than Rs 500/ each part) , greasing, oiling, changing of compressor oil, charging of refrigerant as per manufacturer's recommendation throughout contract period all required for the efficient, smooth & satisfactorily functioning as per manufacturer's instruction complete.

Notes:- (a) The tenderers shall have to submit the copy of MOU with OEM M/s Trane company through its authorized service provider as a proof to carry out annual/quarterly/preventive maintenance etc recommended by OEM immediately after commencement of work and strictly follow the company maintenance recommendations. The rates quoted shall deemed to include all such maintenance cost.

(b) The contractor shall submit the record of periodical /preventive /annual maintenance service carried out by M/s Trane along with recommendation of necessary repairs and maintenance procedure along with documentary evidence for claiming payment. The contractor shall produce the "purchase order" issued to M/s Trane/authorised service provider for Annual Maintenance.

(c) Contractors quoted rates shall be deemed to be inclusive of any miscellaneous minor spares such as wires, toggle switch, lugs, nuts, cable gland, connector, thimbles, gland packing etc when required or as ordered by Engr in Charge for smooth and uninterrupted operation of the complete system except spares such as mentioned here in after in relevant items of this schedule.

(d) The quoted rates shall includes yearly replacement of compressor oil and descaling etc (e) The quoted rates shall includes cleaning/washing filters at 34 AHUs and 27 FCUs every month complete all as directed by Engr in Charge failing which a of penalty @ Rs 10000/- per month will be charged.

(f) Yearly once Oil sample analysis of chiller compressor oil from Trane Factory for testing of oil parameters as mentioned in Trane chiller service manual. As per the oil analysis report replacement of Oil & Oil Filter for smooth and efficient working of compressor.

(g) In case of any major break down the additional manpower if required will be arranged by the contractor to re-start the plant without any additional cost.

(h) The rates quoted shall include checking of ducting & grill for leakages and repair the same, loose fitting /tightening of ducting etc to reduce vibration & noise and gland packing of pumps etc. make up water tank /expansion tank of hot water circuit and chilled water circuit, installed at the roof of the plant room & various locations of hospital building.

Bi-monthly maintenance for two boilers of cap 600 Kg/Hr -This service will be performed at the start of the maintenance service term. All manufacturers’ recommended yearly maintenance procedures on the unit (s) will be conducted. (I) The inspection will be conducted on a mutually agreeable date (1 visit)

(II). Preventative Maintenance - This service provides for regularly scheduled preventative maintenance inspections as recommended by OEM including descaling if reqd.

(III). Written Reports - A report will be provided at the end of each inspection with recommendations of necessary repairs and maintenance procedures.

(IV). Emergency Service - Includes two breakup/emergency calls between inspections as required for the purpose of diagnosis of trouble, adjustment, minor repair, or resetting of controls.

(V). Annual Maintenance - Once a year a thorough maintenance procedure will be performed.

(VI) Preventative Maintenance - Regularly scheduled preventative maintenance inspection will include the following:

• Check the general operation of the unit.

• Log the operating temperatures, pressures, voltages, and amperages.

• Check the operation of the control circuit.

• Check the operation of the motor and starter.

• Analyse the recorded data. Compare the data to the original design conditions.

• Review operating procedures with operating personnel.

• Provide a written report of completed work, operation log and indicate any uncorrected deficiencies detected.

(VII). Written Reports - To be provided at the end of inspection with recommendations of necessary repairs and maintenance procedures.

Notes:- (a) The tenderers shall have to submit the copy of MOU with OEM M/s Thermax company through its authorized service provider as a proof to carry out annual/quarterly/preventive maintenance etc recommended by OEM immediately after commencement of work and strictly follow the company maintenance recommendations. The rates quoted shall be deem to include all such maintenance cost.

(b) The contractor shall submit the record of periodical /preventive /annual maintenance service carried out M/s Thermax company along with recommendation of necessary repairs and maintenance procedure along with documentary evidence for claiming payment. Bi- monthly Maintenance for diesel fired hot water geyser of cap 300000 K Cal per hrs. - This service will be performed at the start of the maintenance service term. (b) The contractor shall submit the record of periodical /preventive /annual maintenance service carried out M/s Alfa Therm Limited along with recommendation of necessary repairs and maintenance procedure alongwith documentary evidence for claiming payment. The contractor shall produce the "purchase order" issued to M/s Thermax company/auth service provider for Annual Maintenance.

(c) Contractors quoted rates shall be deemed to be inclusive of any miscellaneous minor spares such as wires, toggle switch, lugs, nuts, cable gland, connector, thimbles, gland packing etc when required or as ordered by Engr in Charge for smooth and uninterrupted operation of the complete system except spares such as mentioned here in after in relevant items of this schedule.

(d) In case of any major break down the additional manpower if required will be arranged by the contractor to re-start the plant without any additional cost.

(d) The item rates include de scaling, cleaning/washing, overhauling of every two month complete all as directed by Engr in Charge failing which a penalty @ Rs 5000/- per two months will be charged.

Supplying laying fixing testing and commissioning of insulation of following sizes of chilled water piping inside the building with closed cell elastomeric nitrile rubber of insulation applied by adhesive confirming to standards specification complete all as specified and directed.

Supply & Fixing of following items for repair of FRP Cooling Towers :-

(a) Resin, Fiber with catalyst & Cobalt for repairing of leakage of FRP cooling tower.

(b) Replacement of 90 mm PVC nozzle

(c) MS angle for support of cooling tower (4x40x40mm)

(d) Replacement of galvinised iron mesh with PVC coating of thickness 2 mm and width 150 mm

(e) FRP louver

(f) MS sheet fan guard

M& L for replacement of damaged hot dip galvanised wire mesh around the cooling tower of cap 175 TR complete all as specified and directed.

M & L for rewinding of electric motor of the following capacity, 3 phase 50 HZ 415 Volt with super enameled copper winding wire of suitable gauge including insulating material, varnishing, heating, etc and including dismantling, reassembling and re fixing after rewinding to its original location including testing and commissioning to its satisfactory results all as specified & directed.

M&L for changing of AC plant system from cooling to heating mode during winter season and shifting heating to cooling during summer as per direction of Eng-in-charge within seven days by draining out complete water from system washing the line min three times to remove impurities from line and refilling complete plant with soft water, checking system for leakage & arrest same duly testing and commissioning of the system complete all as directed.

Note:- a) Plant is to be filled with soft water only and same will tested after filling if found hardness above permissible limit no payment shall be made.

(b) Necessary chemical/additives required for the same except Nacl 35% are included in item rate.

(c) If breakdown will exceed beyond seven days proportional payment shall be deducted from item No 1&2. The decision of GE shall be final & binding in this respect.

M & L for overhauling/repairing to water softening plant including replacement of strainer-02 Nos, resin, inlet tank, ejector after draining out water and removing silt etc scrapping out rust/ algae and cleaning complete including connections of water inlet outlet etc and reassembling all the dismantled components and testing including commissioning complete to the entire satisfaction of EIC.

M&L for charging of refrigerant gas R-134(a) with required pressure including arresting of all leakage and testing on full load, gas charging, Nitrogen pressure test to find out leakage pressure testing & arresting of all leakage throughout the maintenance contract period will be measured and paid only once throughout contract period complete after repetitive leakage/topping all as specified and directed.
