satisfaction and as per direction of Engineer - in - charge .

Maintenance, repair work of motors/pumps/all water incoming/ outgoing lines and providing services for running operation of water supply centrifugal /submersible

pump sets i/c associated motor, control panel, auto system, Gardening water supply system and all the installation at NCW in two shifts on all days including

Sundays & Holidays as per terms and conditions and as per direction of Engineer -in-charge. Repair/Replacement of existing defective or non-operational items as

5 per inventory list ( attached in scope of work) also to be rectified within the quoted rates.

Maintenance and minor repair of internal & external plaster, flooring,masonry & RCC works, pointing on roof tiles , patch plaster, cladding on area upto 2.5 sqm

,CC gola i/c fixing of W.C. seat, gully trap, W.C trap, floor traps and sealing of leakages from gully trap, W.C trap, floor trap, drainage and vertical stacks etc.

6 and restoration of existing finishing in the affected areas to the entire satisfaction and as per direction of Engineer -in - charge.

Welding by electric plant including transportation of electric welding plant at site to weld broken grills, hinges, doors, windows, gates, railing and any other steel

7 work of NCW premises, offices, parks, boundary walls etc.complete as per direction of Engineer -in - charge .

Investigating causes of seepage / dampness/ leakage from roof, wall, floors, pipes of all kinds etc. Dismantling existing affected portion, arranging required

materials, labours, T&P including taking all necessary measures, rectification complete in all respect in time bound manner as per satisfaction of Engineer - in -

8 charge i/c making arrangement of lift/ ladder or jhulla as per required heights.

Replacement of broken, damaged, edge depressed & reverse flow floor tiles including base mortar/ adhesive to match with surrounding colour tiles & colours

9 shades as per specification & complete satisfaction to the Engineer - In- Charge.

Fabrication works in Main Gates, Stair cases, i.e realignments, additional tower bolts, sliding bolt including making holes & welding wherever required.

11 Cutting RCC & providing hooks for additional ceiling fans including making repairs to original condition.

Closing holes in walls, ceilings, floors etc including repairing with cement mortar or some other suitabe materials to prevent entry of Rats & others animals.

Painting kerb stone , basement parking paint, outer area parking paint inclduing restoration of existing finishing in the affected areas to match with adjacent finishes

and to the entire satisfaction of Engineer -in - charge.

14 All kinds of blinds (manual or motorised ) shall be repaired, maintained as per direction of Engineer-in-charge.

15 All civil works as mentioned above or elsewhere in tender are to be carried out.

16 Any other miscellaneous works in connection with above to be carried out as per direction of Engineer-in - charge .

Assigning all the complaints received from any source to the worker of respective trade and get back confirmation from the allotee w.r.t. disposal of complaint on

17 daily basis.

Running and Maintenance of Service centre at Ground Floor, NCW building by providing & operating 24x7 integrated facility management centre (help desk) with

necessary manpower,hardware and software for lodging day to day complaints and duly integrated with NSL wherever required wherein broadly the following jobs

18 are required to be performed (Building and peripherial including operating staff necessary consumables, computer,software, internet/broadband connection shall

be arranged by the contractor at his cost.)

19 Downloading the complaints received on Emails on daily basis.

Recording the complaints in register received at Service Centre in person or through telephone and issuing acknowledgement with complaint no. i/c assigning the

complaint to the workers of respective trade.

21 Upldating all the complaints received at the service centre on daily basis.

22 Updating the status of attending of the complaints on daily basis on Email/Whatsapp so that the backlog is not more then one day.

Preparing the abstract of attended / unattended complaints on daily, weekly and monthly basis and submitting the same with reasons of unattended complaints,

23 action plan of completion to the Engineer - in - charge of the service centre or his authorized representative.

Preventive maintenance shall be essentially carried out by deploying by full team on weekend/or as when & required as per direction of Engineer-in-charge to

Any other works in connection with the smooth operation & maintenance work not mentioned above ,but required to be carried out with in the cost and/ or also

Prime cost for Periodical Sevicing and B-check of 1 nos DG Set (1010 KVA) with 02 nos battery as per Terms & Condition of contract and instruction of EIC (every six

months) including the replacement of batteries, if any. The amount shall be reimbursed on production of original bills..

Prime cost for supply of HSD /Diesel for running, testing of DG Sets , Fire pumps including cost of transportation from nearest fuel station. The amount shall be

Design supply & installation of suspended Spider Glazing system designed to withstand the wind pressure as per IS 875 (Part-III). The Suspended System held with
