COMPREHENSIVE MAINT OF VARIOUS EQUIPMENT AND AC PLANT AT TF AT AF STN HALWARA UNDER GE (AF) HALWARA

Material and labour for Preventive and comprehensive maintenance including servicing of central AC chiller Plant of 03 Nos of 180 TR capacity each unit (screw type chiller compressor unit complete of make Carrier Model No 30 KA0700A Qty -03 Nos). The work shall be carried out through OEM (M/s Carrier) / Authorised channel Partner of Carrier. Chiller plants and equipments by checking the functioning of chiller unit, compressor, condensers, control panels, sensors, entire spare parts associated with chillers unit. Preventive maintenance of chiller comprising replenishing of refrigrant gas R134a and compressor oil leakage arresting in the system replacement of all defective parts as per site requirement and technical functional point of view of plant. Servicing/ descaling / cleaning of chiller evaporator oils, pre filters etc as per site requirement and OEM technical mannual instructions. Material & labour (incl T&P) and replacing of any unserviceable spare parts as and when required related to compressors thermostal, cut outs, micro processor unit control panel, control boards transducers of packed unit, chiller condensing unit, eavaporators expansion valves, Air cooled condencers, oil and refrigerant pipe lines, oil and refrigerant filters, solanaide, automatic control valves etc complete installed items as per existing quantities for above mentioned mooels of make Carrier with the followings complete all as specified and directed by Engr-in-Charge.

(a) Chiller unit Model No 30KA0700A-03 Nos of 180 TR capacity each make Carrier Note (i) The unit rates quoted by contractor shall be included M&L for servicing replacement of defective parts, calibration of temperature realative humidity sensors of chiller plants. (ii) The certificate of testing & checking of plants shall be produced every quarterly after physical servicing of plant carried out by OEM x 04 times in a year. (iii) For the purpose of payment Comprehensive/ Preventive maintenance including servicing all the 03 Nos chiller plant on one occassion (quarterly basis) shall be counted as one job. (iv) The time interval between two servicing will be intimated by Engineer-in-charge as per requirement. (v) The complete report wrt each Comprehensive/ Preventive maintenance shall be submitted to Engineer-in-charge before payment. (vi) Comprehensive, preventive maintenance includes spare parts such as Solonoide valves, HP/LP cut outs swithces, Liquid line core dyrers, Oil seprationn dryers, compressor oil, Refrigerant 134a, (PCB) mother board, supply board, fan cards, Heater relay board, contractors, relays Fuzes, Connectors conntrol panels with wiring, Pressure guages, Pressure switches, Waer flow switches, leakage arresting of an oil any refrigerant etc. Any spare parts other than specified but reqd technically for functional point of view of chiller plant the same shall be provided by the contractor without any extra cost. (viii) The comprehensive maintenance does not include the items such as replacement of complete unit of screw type chiller compressor, Fan assembly, AHU's, Pumps etc. (viii) The unit rates demed to be included of necessary T&P reqd for comprehensive maintenance and taxes & cost of spare parts etc, visit charges of OEM rep complete all as specified and directed by Engr-in-Charge.

(b) The work shall be carried out by authorized chanel Partner of OEM and service report of work carried by OEM to be submitted after every visit. (c) Checking and leakage, arresting of oil & gas including with Oil and refregerant (R134A) as per site requirement as and when required. (d) Checking the central AC plant or Refrigeration system and equipment such as compressors and its electrical controls on the respective equipments etc. (e) Lubrication of all necessary points in the system & its components in line as per reqmt. (f) Changing of spare parts as specified and technically reqd (not whole units) such as chiller screw compressor, control panel, Fan assembly, Pumps, AHU's) but repairing/ rewinding or re-calibration of items shall be carried out as per site reqmt. (g) Checking & servicing of plant shall be carried out - 4 times in ayear on quarterly basis in contract period. (h) Oil & lubrication shall be carried out as per schedule or site requirement. (j) Attending to breakdown/ faults/ defects in the AC Plant system by registering the complaints verbally/ teleponically/ via email/ or any other mode of communication with 24 hrs Any break down, any nos of time within a contract period shall be attended by rep of OEM within 24 hrs and cost of same deemed to be included in the quoated rate. (k) Rs 10000/- (Rupees Ten thousands) shall be recovered for not attending the defects/ faults/ breakdown of AC Plant within 24 hrs from lodging the complainnts by telephonically/email/verbally/letter etc. Thereafterr Rs 10000/- will be added for every subsequent 24 Hrs period till rectification of defects and making the plant functional or submission of report/ reason of defects of the plant. (l) M&L for one coat of painting with syntheitic enamel paint after rubbing of existing syrface and applying one soat of primer inside and outside complete of iron surface of channel/ iron parts of Chiller Units (03 Nos). (m) The rectification cost if any at the time of taking over the Chiller plant BY Vendor/ OEM is deemed to be included in tem rate.

Building No1 , No2 & No3 - (24 Nos CSU's in each bldgs = 72 Nos CSU's) of capacity 3 TR, 1200CFM, 1 HP Motor complete all as specified and directed by Engr-in-Charge. MAKE EDGETECH MODEL ETU-012C Note:- For the purpose of payment Preventive maintenance including servicing of all the 72 Nos CSU's on each quarter, shall be counted as one unit job.

Building No 4 - (A & B) = 04 Nos AHU's each of capacity 25 TR, 8000 CFM (7.5 HP blower motor) complete all as specified and directed by Engr-in-Charge Make EDGETECH Model ETU-080H-TB50 Note:- For the purpose of payment Preventive maintenance including servicing of all the 04 Nos AHU's on each quarter, shall be counted as one unit job.

Building No 4 - (A & B) = 02 Nos AHU's each of capacity 15 TR, 5000 CFM (5 HP blower motor) complete all as specified and directed by Engr-in-Charge. Make EDGETECH Model ETU-050H-TB50 Note:- For the purpose of payment Preventive maintenance including servicing of all the 02 Nos AHU's on each quarter, shall be counted as one unit job.

Building No 5 = 02 Nos AHU's each of capacity 30 TR, 12000 CFM, 10 HP blower motor complete all as specified and directed by Engr-in-Charge. Make EDGETECH Model ETU-120H-TB50 Note:- For the purpose of payment Preventive maintenance including servicing of all the 02 Nos AHU's on each quarter, shall be counted as one unit job.

Material and labour for Preventive and Comprehensive maintenance including servicing of Make :- Emerald Airtech (India) Hot water generator (Total 3 Nos) of 90 KW capacity complete by opening the existing assembly and drain out complete water, cleaning the container, checking/ replacement of u/s heating element, pressure gauge etc and resembling the same and testing after servicing complete all as specified and as directed by Engr-in-Charge. Note:- For the purpose of payment Preventive maintenance including servicing of all the 3 Nos Hot water Generator on each quarter, shall be counted as one unit job.

Material and labour for Preventive and Comprehensive maintenance including servicing of Make :- Emerald Airtech (India)Hot water generator generator (Total 4 Nos) of 45 KW capacity complete by opening the existingh assembly and drain out complete water, cleaning the container, checking/ replacement of u/s heating element, pressure gauge etc and resembling the same and testing after servicing complete all as specified and as directed by Engr-in-Charge. Note:- For the purpose of payment Preventive maintenance including servicing of all the 04 Nos Hot water Generatore on each quarter, shall be counted as one unit job.
