COMPREHENSIVE MAINTENANCE OF PACKAGE TYPE AC PLANTS AND IMPROVEMENT REPAIR REPLACEMENT OF UNSV SPARE PARTS AND ALLIED WORKS AT NAVAL DOCKYARD VISAKHAPATNAM UNDER GE (I) DM VISAKHAPATNAM

Preventive maintenance of package type AC plant by carrying out routine check of the Plant complete for smooth functioning all as per manufacturer's instructions and as directed for 8.0 TR x 03 Nos installed at Telephone exchange bldg including attending to under mentioned jobs to ensure its satisfactory performance:- Note: Quoted Rates are deemed to be for carrying out checks as under :- (i) Contractor has to deploy manpower at the worksite to attend the breakdown calls received from representatives during two shifts throughout the week including sundays & holidays and on emergencies in third shift shall be attended, preventive maintenance for the entire duration of contract.It is the contractors responsibility to make the unit functional and sufficient stock of spares shall be maintained to rectify the breakdown within scheduled period. Cleaning, stacking,sorting,handling and upkeeping of maintenance shall be carried out by contractor. (ii) Checking the system for visual leaks at all flare fittings and arresting.

(iii) Carrying out leak test with soap solution in case reports indicate frequent loss/recharging of refrigerant into the system whenever required (iv) Checking operation ,suction& discharge pressures.In case of any abnormality identifying and correcting the same (v) checking and setting of safety controls such as HP/LP cutouts,overload protections and thermostats etc. (vi) Cleaning of pre air filters and replacing the same if necessary (vii) Checking lubricating oil level at the sight glass if found below the normal level the problem shall be analyzed and rectified. (viii) Running of standby unit and observe for satisfactory performance. (ix) Checking the incoming voltage and running currents and take appropriate measures. (x) checking for any abnormal noise/vibration from moving parts such as compressors,motors,fans etc in case of any abnormality,investigating and correcting the same (x) checking and rectifying any water leaks and arresting them

(xi) Checking the operation of controls and making them functional (xii) Checking and cleaning of fan,runner blades and replace if required (xiii) Cleaning cooling coils by cleaning agent (CFC free) (xiv) Checking the cooling tower water level (xv) Checking the water level in the makeup water tank. (xvi) Starting and checking the running condition of cooling tower fan (xvii) Starting the pump and checking the running condition including checking the NRVs and arresting the leaks (xviii) Cleaning condensate drain tray (xix) Checking the cooling tower nozzles for proper spray and replacing the same if necessary. (xx) Descaling the condenser and replacing the condenser end shield gaskets (xxi) Record of these shall be maintained and submitted monthly to engineer in charge
