Percentage Tender System (Comprehensive AMC)
Comprehensive Annual Maintenance Contract for the Air-cooled chillers (117 TR x 2 Nos = 234 TR) available at new SVBC, near Namuna Alayam at Alipiri, Tirupati.

Scope of work covered in AMC for AC Plants:
1) Inspecting the plant and / or the system and carrying out preventive maintenance as per standard practice twelve times a year (once in a month).
2) To check and render preventive maintenance service to all the equipment every three months i.e four times in a year.
3) Free replacing of defective worn out parts with new or repaired parts for compressor / sensors / Transducers etc.
4) Repairing of equipment as listed in the equipment at site / service station.
5) Refilling the refrigerant gas and compressor oil in the system arising out of system defect.
6) Checking of compressor for its proper working.
7) Annual pumping down and restarting as and when required.
8) Checking of control panels, control boards, packaged chillers for their correctness and replace if necessary.
9) Replacing of parts due to normal wear and tear.
10) Compressor oil analysis to be carried of yearly once and replacement of oil to be done based on the assessment.
11) Painting of plant covered under this scheme once in 3 years.
12) Cleaning of the evaporator coil to be carried out once every 6 months.
13) The scope of work includes replacement of all materials affected due to wear and tear or defects; however, evaporator coil and condenser coil are excluded from the scope.
14) A daily log book to be maintained recording all relevant mechanical and electrical parameters of the equipment.
15) A separate defect register to be maintained to track and monitor faults of all equipment / devices.
16) Service reports should be submitted to the concern DE(Elec), DYEE(Elec) and AE(Elec) soon after each service.
B) Monthly check and services:
1) Subject to making the equipment available to tenderer for checks and services, the following will be carried out.
2) Alignment of driven machine with driven machine will be checked and rectified if required.
3) Evaporator coils will be inspected and cleaned with compressed air (or) water if required subject to availability of such medium for the purpose of cleaning at site.
4) Refrigeration piping and shaft seal wherever applicable will be inspected for signs of external leaks.
5) Checking gland leakages of the pump valves, Butterfly valves etc.,

Schedule-B (Service Charges)
Service charges towards deployment of man power and payment of wages for skilled persons for Operation of Centralized AC plants (117 TR x 2 Nos = 234 TR) round the clock, available at new SVBC near Namuna Alayam at Alipiri, Tirupati (3+1) Skilled persons (3 Shifts) for the period of three years.
For the Year 2026-27 (Note : 4 persons for 12 months i.e., 4 x 12 = 48 Nos.)
For the Year 2027-28 (Note : 4 persons for 12 months i.e., 4 x 12 = 48 Nos.)
For the Year 2028-29 (Note : 4 persons for 12 months i.e., 4 x 12 = 48 Nos.)
Scope of work covered in operation of AC Plants:
1) The operating staff must be qualified and experienced in operation of centralized AC plant and shall be available round the clock.
2) The operating staff should be male candidates and belong to Hindu Religion.
3) The operating staff should wear company uniform & identity card and should keep the premises clean & tidy.
4) A duty Register & plant log Register shall be maintained.
5) The contractor should take safety measures for engaged workmen
6) Any electrical fatal accidents / incidents occurred to the engaged workmen, the contractor is held responsible.
7) The contractor must pay the ESI & EPF promptly to the engaged workmen.
8) The shift duties for operation of AC plant shall be in 3 shifts (24 x 7) 365 days including reliever.
9) Minimum wages shall be paid to the shift AC operators as per minimum wages Act.
10) The operating staff should attend incidental break downs. Must have required tools & measuring instruments.
11) Packaged chillers with accessories like condenser / chilled water pumps including air handlig units, blowers to be operated daily.
B) Daily checks and services include:
1) Keeping all equipment externally cleaned.
2) Checking all the rotating machines for smoothness of drive, vibration and noise levels.
3) Checking and adjusting the belt tension of all V-belt drives once in a month.
4) Checking of starters for smooth operation and maintenance of starters is to be taken up once in three months.
1.Service Charges for man power deployment shall be minimum of Rs.500/- per month per person and maximum of 5% of the basic wage as per Schedule-A for corresponding worker. Any tender with values excess of 5% of basic wages or less than Rs.500/- per month will be summarily rejected.
2.The tenderer shall quote his offer for above considering all the activities indicated in the scope of work with satisfactory performance of the contract
3.Initially for one month, the contractor has to pay wages including ESI, EPF to the workers as per the wages in Schedule-A in the tender document and the same will be reimbursed by TTD. The same procedure shall be continued for subsequent months also.
4.Employer contribution of ESI & EPF as applicable at the prevailing rates per worker per month shall be paid
5.For wages more than Rs.15,000/-, EPF @ 13% on Rs.15,000/- & ESI @ 3.25% on Rs.18,500/- shall be paid.
6.Whenever, there is enhancement of wages, the same to be implemented and the same will be reimbursed by TTD
7.TTD will not provide any accommodation for their workers during maintenance period and they will not be permitted to stay at site / premises after completion of shift duties. It is the responsibility of the contractor / firm to make alternate arrangements for transport and accommodation to their workers / staff away from the premises.
8.The price quoted shall be excluding of GST.
9.TTD shall be authorized to deduct any taxes as applicable from the bidder
10.Monthly: The following documents should be furnished by the contractor for arranging monthly payment
a) Documentary evidence that payment is made to personnel through their bank accounts
b) ESI, EPF payment challans of the preceding month where TTD has reimbursed the employeer contribution of ESI & EPF
c) GST payment challans / invoice of the month / Quarterly as the case may be since the rate quoted should be inclusive of all taxes applicable and excluding GST.
Note: 1) The tender will be finalised based on the lowest of combined value of Open Tender & Percentage Tender amount.
(2) Agreement will be concluded to the lowest bidder for the quoted service charges as per Schedule-B and fixed component of minimum wages as per Schedule-A in the document and AMC charges.
(3) The bidders are requested to quote rate for open tender items of basic price excluding GST.
(4) The bidders are requested to quote the Tender percentage excluding GST for percentage tender items
(5) The applicable GST will be reimbursed / paid as per actuals on production of proof.
(6) Statutory deductions will be made as per norms, if applicable. Any modalities imposed on GST by the Government from time to time, the same will be implemented
