Preventive maintenance written report in each month diagnosis of trouble,adjustment,minor repair or reseting of control as well as maintenance of central air conditioning plant chiller unit of capacity 2x125 TR comprising and other connected installed machineries & accessories (Mainly screw type compressor 2x125TR (Make-M/s Trane) 2 No & pumping sets, condensing pumping sets 2 nos, FRP cooling tower 01 Nos , monoblock pump sets -2 nos, Air handling units -04 nos with belt driven motor, air blower fittings, shaft assembly cooling coil expansion valve etc by autorized service Engineer complete with descaling of condenser and chillers, compressure and connected moters etc completely cleaning, removing the dust particles, servicing, replacement of all minor parts , greasing, oiling, charging of refrigerant as per manufacturers recomendation through out contract period all required for the efficient, smooth & satisfactorily functioning throughout contact period including routine maintenance whenever required minimum four periodic servicing of the entire plant & equipments as per manufacturers instruction complete for eleven months. Note: spare parts required for maint/servicing will be measured and paid separately

Notes:- (a) Preventive and comprehensive maintenance each month shall be got done from authorised service Engineer and cerfificate to to this effects shall be submitted by firm dealing with AC Plant complete contract period for the entire AC plants including replacement of Refrigerant & compressor oil etc (b) The tenderers shall have to submit a copy of proof to carry out the preventive/routine maintenance including overhauling servicing of complete AC plant.

(c) All maint service shall be carried out by authorised service Engineer to each chilling machine / plants 2 Nos during the contract period. The contractor shall submit the record of periodical /preventive /annual maint service carried out along with documentary evidence for claiming payment. The contractor shall produce the "purchase order" issued to auth dealer for comprehensive maint (all inclusive part and labour contact.) (d ) Contractors quoted rates shall be deemed to be inclusive of any miscellaneous minor spares such as wires, toggle switch, lugs,nuts,cable gland,connector,thimbles,gland packing etc when required or as ordered by EIC for smooth and uninterrupted operation of the complete system except spares such as mentioned here in after in relevant items of this schedule. (e) M&L for de-scaling of condensers by dismantling in original position all as required at site for shell and tube type condenser unit of Central AC Plant including supply and replacement of gaskets and worn out nuts etc all as required complete during throughout contract period as specified and directed by Engineer-in-charge.

Daily Routine maintenance (Contains cleaning, oiling, greasing, replacement of motar bearings, nuts bolts , moterpump set coupling, electric cable connection thimbles, pipes joints,packing materials, gland packing etc as required) checking and minor maintenance, repair shall cover the following components of AC plant. (i) Condensing pump set with motor 30 HP capacity -02 Nos. (ii) Chiller Motor pump set with motor 30 HP capacity- 02 Nos (iii) FRP cooling tower 2 x 125 TR capacity with electric motor- 01 Nos, (iv) Condenser water piping various sizes up to 300 mm with butter fly valve 50 mm to 200mm dia Non return valve, Y/ pot strainer/globe valve/Thermometer & balancing valve & connected accessories etc. (v) AHU complete-2 Nos and FCU-02 units with accessories i.e blower with casing , chiller water coil, , filter & filter frame, drive motor humidification kit motorised motor control panel 2 nos (vi) Refrigerant /condenser including drain water piping of various sizes up to 200 mm dia pipe with butterfly valve, balancing valve, globe valve, Non return valve, Pot Y/strainer up to 200 mm dia including thermometer, Auto air vent & including other connected accessories etc. (vii) Make up water tank /expansion tank of and chilled water circuit, installed at the roof of the plant room . (viii) LT central panel board with aluminium armoured cable of all sizes of cable tray from main panel to machinery in main room. (ix) LT panel board including all accessories and control wiring LT cable of various sizes for exhaust blower central industrial type installed at main AC plant room including blower fan heavy duty, MS impeller, Blower fan and blower shaft with electric motor (x) Butterfly valve with actuator Gate etc.

Repair/maint.of expension valve including opening refixing after repairing nitrogen pressure test vaccumising during re-commissioning including testing of oil internal parts and testing of A.C. plant complete all as specified and directed.

Taking down carefully electric motor 3 phase, 415 V, by disconnecting all electric connections, nut, bolts of foundation all as per site requirement and transporting to workshop for repair complete opening of motor, taking out rotor from starter, cutting of winding, extraction of all burnt wire from stator ,cutting of winding extraction of all burnt wire from stator shaft and rewinding with supper enameled insulated copper wire of suitable size or gauge varnished twice and then dry in electric oven complete with all insulating winding material, glass wool sleeves fasteners and terminal plate of required size and installation and testing at site of following capacity motors complete all as specified and directed. :-

Replacement of strip heater made of Gp sheathing having terminal at one end and two holes for installation 240 volt,3000 watt, complete all as specified and directed. Make DASS PASS and equivalent as approved.
