Comprehensive Maintenance of following AC Plants by OEM/ Authorised dealer of OEM including preventive mainteinance services (quarterly) and attending all call breakdowns, Checking, maintaining and ensuring smooth function of the Air conditioning system equipments without any abnormalities in noise, temperature,pressures and current drawn by the motors and carrying out rectification/repair/replacement of defective parts. I. (b) After occurrence of any breakdown or receipt of complaint, the contractor shall attend the same within 2 hours; failing which, suitable recovery/penalty shall be effected from the contractor’s dues as per contract conditions (c) Replacement of cooling tower fencing, compressor, temperature sensors, PCB, microprocessor, motor rewinding, fan leaf, motor painting, Motor winding cooling tower structural painting, refrigerant gas charging, major leak rectification, and fan belts (if required) shall be treated as extra items and will be measured paid separately and cost of these items are not included in the quoted rate of item No.1.

Supply, installation, testing and commissioning of temperature sensor HVAC of approved make/OEM, including removal of defective sensor, supply of new sensor conforming to original equipment specifications, fixing in position, proper termination with control wiring, insulation of joints, calibration, integration with existing control system, and ensuring satisfactory operation complete all as directed. Note:- The scope includes all labour, tools, tackles and minor consumables required for complete the installation. The work shall be carried out as specified and as directed by the Engineer-in-Charge. The quoted rate shall include the cost of OEM/approved make sensor and complete fixing charges.

M&L for preparation of Surface by thorough cleaning, scraping, wire brushing and removal of rust, dirt and loose paint and painting of complete cooling tower including casing, fan deck, basin exterior, supports and all accessible parts and application of one coat of anti-corrosive primer and coat of synthetic enamel/epoxy paint of approved make and shade, complete in all respects, as specified and as directed by the Engineer-in-Charge.

M&L for Carrying out servicing, overhauling and painting of water chiller motor, including dismantling, thorough cleaning, inspection, attending defects, bearing replacement/ greasing, insulation testing, reassembly, testing and commissioning, and applying approved anti-corrosive paint (one coat), complete as required

M&L for fabrication and erection of hot dip galvanised GI chain link fencing (size 9m dia x 1.5m height appx.) including line wires, mesh of 4mm dia , 50x50mm mesh, rails, straining bolts etc including provision of binding wire inside and around the cooling tower area, including supply of GI posts, chain link mesh, necessary supports and fittings, excavation and concree posts as per local engineerimg practice, proper alignment, fixing of fencing all around for safety and protection, including anti-corrosive coating/painting of posts where required, complete in all respects including finishing and site clearance

Supply and charging of R407C refrigerant gas for chiller plant compressors and package AC units including leak checking, evacuation, complete/top-up charging and testing, as specified and directed. Note : For leak test nitrogen gas paid separately

Supply and charging of dry nitrogen gas for leak testing of refrigeration system including pressurizing to required test pressure, leak detection, and maintaining/monitoring holding pressure for specified duration, complete as specified and directed

S&F in repairs 13 Ton compressor for water chiller plant including dismantling, installation of new compressor, oil & gas charging, testing & commissioning, complete. Note:- The existing water chiller plant is of make M/s Voltas and compressor provided shall be of a make approved by M/s Voltas. The warranty and manufacturer test certificate shall be submitted.
