Preventive maintenance and check up of Dunhambush chiller unit complete accessories,controlls comprising of rotory screw compressors with standared fittings electric motor with double delta starter of suitable capacity for rotory screw compressor hermatically sealed water cooled 2X120 TR=240 TR in operation and 1X120 TR as stand by suitable for operation on R-22 , DX evaporator ,Shell and tube condenser , suitable expansion device , chilled water pump 15 HP -3 Nos,condenser water pump 20 HP-3 Nos The entire system to be checked for every month interval up to contract duration and made serviceable in case of any defects observed during the routine check up for system installed at Pegasus Bldg, NAY(K). Note:- (i) Programming/ Software updatation of display panels/minor spares shall be included in quoted rates (ii) Major spares for replacement shall be measured and paid under relevant items here-in-after but labour cost shall be deemed in this item.

Supply and replacement of Transducer of VOLTAS in Dhunhambush chiller of 120TR complete all as specified and directed.

M&L for removing defective Micro Processor control, model no PGD1 Carel Make Dhunhambush chiller control panel board of exisiting chiller unit of AC plant capacity 120 TR, replacing the relay assembly, calibration of Micro processor, return to site, refixing in position, setting all readings and run testing all as specified and as directed. Make of unit: Voltas, Bluestar and Carrier

Supply only of Oil level sensor all as specified and directed

Supply only of suction filter all as specified and directed

M & L for Cleaning of shell and tube type Chiller shell with capacity of 120 TR by isolating the condenser shell, disconnecting water inlet/outlet completely remove the exisiting water from chiller tubes attach necessary hoses to chiller tube to circulate chemical solution( maic / hydride decaling compound) by using pump for 6-8 hrs and remove the system and after opening both sides of chiller brushing with nylon rod and flushing with fresh water including replacement of gaskets complete leak test and vaccume test and gas charging ,testing as directed by Engineer-in-Charge. Note: Work shall be carried out once in 06 months (ii) Nitrogen gas and refrigerent for leak test shall be measured and paid seperately

Material & labour for Monthly servicing of cooling tower of cap 240 TR capacity AC Plant including removing of top Metal grill cover and cleaning the PVC Fills , alignment in proper way, replacement of rusted nuts, bolts with washers etc and clearing bottom tank to remove mud and dust complete all as directed .

Supply and fixing in replacement of PVC fills size not less than 600x200x150 mm for cooling tower complete as specified and directed.

M& L for painting of central AC plant cooling tower with two coats of synthetic enamel spray paint of existing colour paint after preparation of existing surface 240TR capacity all as specified and as directed

M& L for painting of central AC plant 3 x 120 TR for Three chilling units i.e including of compressors,condensers, pumps and motors frames,panel board complete including chiller and condensing water pipe lines(appx length-75 mtr) with two coats of synthetic enamel spray paint of existing colour after preparation of existing surface of each unit and marking set numbers ,SM/MES numbers all as specified and directed.

Supply and fixing of Machine made powder coated supply/return air square diffusers of aluminium construction for supply air inletand out let complete all as specified and as directed

material and labour for checking of existing condition of air ducts making the arrangement of visualization and the process for disinfection for indoor air quality of AC ducts of inside , connection in between plenum and branches and main plenum withmechanical/Manualprocedures with using air compressor, various type of air nozzles for maintain standard indoor air quality complete all as specified and as directed

M & L for servicing of existing chiller/condenser pump of capacity 20 HP after disconnecting electric connection from foundation, removing defective bearing, re-metalling the bearing housing shaft, replacing with new bearings, gland bush, gaskets, gland packing, nut and bolt, air release valve, cooling fan cover and reassemble, refitting and recommissioning including refixing of all electrical connections, testing, painting, base foundation work alongwith channels/accessories, incl transportation to local workshop and back after repair, testing complete all as specified and directed .

M & L for dismantling of defective condenser pump/chiller pumps of capacity 20 HP after disconnectiong electric connection from foundation, gland bush, heating, insulating and replacement of same gauge for existing motor copper winding, gland bush, gaskets, gland packing, nut and bolt, assembling, refitting and recommissioning including refixing of all electrical connections, testing after repair all as specified and directed .

Material and labour for leak testing of central AC plant of capacity upto 120 TR including flushing out old moisturised gas and oil and pressuring with nitrogen gas and kept for 24 hrs as per OEM specifications, vaccumising nitrogen and refilling of refrigent gas complete all as specified and as directed. Note :- 1.Nitrogen and refrigent gas will be measured and paid seperately 2.Empty cylinder will returned to contractor after usage

Supply and charging of Refrigerant Gas R 22 in sealed cylinder complete all as specified and as directed.

Supply and charging of Refrigerant Gas R 410A in sealed cylinder complete all as specified and as directed.

Supply and charging of Refrigerant Gas R 407C in sealed cylinder complete all as specified and as directed.

Supply and charging of Refrigerant Gas R 134 A in sealed cylinder complete all as specified and as directed.

Supply and charging of Nitrogen gas in sealed cylinder (12psi) all as specified and directed. Note for item no 16 to 20 :1.Empty cylinder will returned to contractor after usage 2.Testing pressure gauges,gas charging PVC leads and accessories,technicians and transporting facility to carring to various AC Plants shall be own arrenged by contractor .

Supply and fix in repair Pre filter box type of efficiency not less than 90% for particles of size down to 20 micron in GI casing of thickness 45/50mm including necessary repairs to AHU filter frames to arrest the air leakage of the size 610mmX610mm complete all as specified and as directed .

M & L Steel structural fabrication works fabricated from structural steel sections including nuts,cable trays,clamps bolts,washers, welding ,bending cold or hot, drilling holes for bolts, in any shape or size as indicated or directed and inclusive of one primary coat, one under coat and one finishing coat of paint complete all as specified and directed .

Supply and fixing of Hard PVC Piping 40 mm up to drain disposal area withsuitable size nitrile rubber insulation suitable for chilled water drain pipe complete all as specified and directed.

Taking down AHU puff panel, cooling coil, filters, cooling coil pan and necessary repair to panels to arrest air leak, packing, refixing/replacing of door hinges, handles, gasket includng repairs to cooling coil pan to arrest leak complete all as specified and as directed.

Supply and fixing in repairs ball valves, high pressure of PTMT with epoxy coated aluminium rod and high density plastic bal screwed for iron pipe and fixed of size 25mm (Minimum weight 25mm - 455 gms)

M & L for servicing of existing AHU motor of capacity upto 15 HP including fan after disconnecting electric connection from motor terminal and opening the motor cover, re-metalling the bearing housing shaft, replacing with new bearings of existing size, cleaning , re assembling including transportation from existing location to workshop and back, refixing of electrical connections, testing after repair , refixing of blower belt, alignment with blower with motor structural frame work and complete painting, recommissioning all as specified and directed .

M & L for taking down AHU blower from the site, replacement of bearings and bearing supports, cleaning the surface and aligning the blades for smooth functioning and refixing after repair, refixing of belt, alignment with motor, recommissioning all as specified and directed .

Material and labour for leak testing of existing cooling coil of capcaity upto 150TR, arresting the leaks of cooling coil by forced pressuring water, brazing works, aligning fins complete all as specified and as directed.

M&L for FRP lining two layer coating with adhesive cohesive chemical solution (min two coat) of required quantity to make it leak proof after preparation of damaged surface area in pipe lines/cooling tower/any other surfaces to make leak proof complete all as specified and as directed.

Supply and fix electric shock proof floor mat near electric panel in AC plant of suitable size 2m x 1m of min thickness 10mm complete all as specified and as directed .

Supply and fix in repairs poly vinyl chloride floor mat in AC plant after filling the pits in floor (if required) and fixing the mat as per existing surface of suitable size with thickness of 3mm, colour light blue complete fixing materials all as specified and as directed .

Taking down any type of false ceiling for AC duct repair work and refix after repair/arresting of water leaking including all requied accessories and make it good complete all as specified and as directed. Note : (i) Any damages made to false ceiling during execution of the above, the same may be repaired/replaced by the contractor without any additional cost. (ii) Cost of additional materials required for making it good as per existing surface deemed to include in the quoted rate.

Repair to thermal insulation of duct complete with skilled labour and necessary equipments complete all as specified and as directed. Note :- (i) The cost for replacement fo nitrile rubber upto 1 sqm to be included in the above item. (ii) Any addl nitrile rubber required beyond 1 sqm for the repair work, the item will be measured and paid separately. (iii) The quoted rate should be included for necessary T&P and Labour.

Supply & fixing of replacement of 13 mm thickness Thermal Insulation of exposed area of ducting covering on ducts using Class O Nitrile Rubber outer sideof exisitng pipelines using manufacturer's recommended Rubber based Adhesive in a blend of solvents complete as per Specifications. Make:superlone/aerocell/ K flex/Aeoroflex

Taking down the existing high raised GI/MS condenser pipe lines/valves of size 200mm installed at Pegasus (3X120TR cap)AC plant including cutting/welding and shifting the same in low level in existing wall side and fixing complete by welding/fabrication work supports to suit with the existing cooling tower,complete testing for proper functioning of cooling tower without air lock complete all as specified and as directed.

Taking down the existing high raised GI/MS condenser pipe lines of size 65/80mm including cutting/welding and shifting the same in low level in existing wall side and fixing complete by of welding/fabrication works complete to suit with the existing cooling tower complete all as specified and as directed.
