Annual Maintenance of HVAC System (80 TR Air Cooled Chiller), Including:- Inspection of plant/system and carry out preventive maintenance as per the standard practice four times a year.,Checking the refrigeration system, motor and starters for performance and ensuring healthy condition of the plant., Checking the system for any leaks and rectification of leaks., Taking set of readings and evaluating to ensure satisfactory performance of the plant., Checking the refrigeration control system for operation and adjusting the settings., De scaling the condensers., Cleaning the evaporator / condenser coils once a year ., Lubricating the bearings of motor, pumps, fans ., Quarterly inspection of belts adjusting the tension and replacing the worn out belts., Repairing / replacing the components of the equipment at site or in service station., Overhauling the components of the equipment at site or in service station., Replacing the refrigerant as a result of leak in the system arising out of fair wear and tear Attending to complaint/break down calls when called upon., Repair/replacement of microprocessor control if installed., Reporting the healthiness of the plant and suggesting improvements., Annual checking of compressor oil and replacement of the same., Checking of electrical controls and components (switches, timer, relays and starters) in the starter panel and replacement of the same., Excluding:-Replacement of equipment such as compressor, condenser, chiller, compressor body, motor, cooling coil, cooling tower fills, body of cooling tower and body of AHU unit etc. However repairing of the same is covered under scope of CAMC., Replacement of Ducting and its accessories like dampers of all types, Thermal and Acoustic insulation, all types of piping, valves and Non Return Valves, , Incoming electrical panel, cabling, control wiring Bulbs and fuses., All kinds of civil and structural works, false ceiling.
