DISMANTLING AND REMOVAL OF EXISTING ITEMS
Dismantle and remove all internal existing walls, false ceilings, flooring, partitions, panelling, pelmets and doors ensuring proper segregation and disposing off outside IIMA Campus at locations approved by local authority as per their rule. The scope of work shall include all necessary lead and lift requirements for material handling and transportation.

ANTI-TERMITE TREATMENT
Post-construction anti-termite treatment shall be carried out by injecting approved chemical solutions after thorough surface preparation. Drilling shall be done at specified locations such as plinth walls, internal walls, and around doors and windows at intervals of approximately 300 mm along the wall and floor junctions. The drilled holes shall be capped and sealed with white cement or grout to establish a continuous chemical barrier along the internal perimeters and around wood-based structures, effectively eliminating existing termite infestations and preventing future attacks. The treatment shall include all materials, chemicals, equipment, tools, personal protective equipment (PPE), labour, and all associated costs. On completion of the application, the area shall be thoroughly cleaned and maintained as per the instructions of the Engineer-in-Charge. The contractor shall provide a written warranty for a period of three years against termite infestation.
MASONARY WORK General Notes: The scope of work includes curing, scaffolding, raking or flush jointing, and all necessary incidental works to complete the masonry at all floors, levels, heights, and locations, encompassing loading, unloading, stacking, transporting, hoisting, and erecting by any means (mechanical or manual), as per the approved drawings and instructions of the Engineer-in-Charge.
Providing and laying conventional full brick masonry in the superstructure using common burnt clay bricks conforming to IS 1077:1992, having a minimum compressive strength of 35 kg/cm². Masonry to be executed in cement mortar of 1:5 proportion (1 part cement : 5 parts coarse sand), constructed to required shapes, sizes, and thicknesses as per approved architectural and structural drawings. All work to be carried out true to line, level, and plumb, and as directed by the Engineer-in-Charge.

PLASTER WORK
Supply and application of a 12 to 15 mm thick single-coat cement plaster with a trowel finish on brickwork, blockwork, RCC surfaces, and other designated areas using cement mortar in a 1:3 mix ratio (1 part cement : 3 parts coarse sand). The work shall be executed in all shapes, at all floors, and at all heights, with necessary scaffolding, finishing, and curing. The scope includes proper surface preparation by hacking RCC surfaces and applying a bonding agent where required. It also includes making grooves, forming pattas, and fixing GI hexagonal chicken mesh (20 mm x 20 mm aperture, 22 gauge, minimum 200 mm wide) at RCC-masonry junctions or between different materials. Additionally, a minimum 150 mm wide, 145 GSM alkali-resistant fiberglass mesh shall be provided at plumbing and electrical chasing areas, as well as at corners, doors, and window joints, secured with GI nails as per the manufacturer’s specifications. The rate shall be inclusive of all labour and materials, including surface preparation, bonding agents, chicken mesh, fiberglass mesh, groove/drip moulds as per drawings, and all incidental works necessary for the proper completion of the plastering, as per the approved drawings and instructions of the Architect and Engineer-in-Charge.
Supply and application of an average 12 mm thick premixed, formulated one-coat lightweight gypsum plaster containing additives and lightweight aggregates such as vermiculite or perlite, conforming to IS: 2547 (Part I & II) - 1976. The plaster shall be applied on smooth or uneven surfaces, including bare brickwork, blockwork, RCC walls, columns, and other designated areas of any shape and size, at all floors, heights, and locations. The finish shall be in a smooth line and level as per approved drawings. The scope of work includes surface preparation, hacking of concrete, and the application of a bonding agent on concrete surfaces before plastering. A 145 GSM alkali-resistant fiberglass mesh shall be provided as per manufacturer’s specifications at the junctions of different materials, plumbing and electrical chasing areas, corners, and door and window joints. For areas requiring approximately 25 mm thick gypsum plaster as per drawings, the contractor shall apply a base coat of 12 mm thick gypsum plaster, fix fiberglass mesh over the entire surface, and then apply a second coat of 12 to 15 mm thick gypsum plaster to achieve a flush finish with adjoining exposed concrete elements. In such cases, the entire double-coated plastered area shall be measured and considered twice for payment. The rate shall be inclusive of all labour, materials, bonding agent, fiberglass mesh, groove formations as per drawings, scaffolding, and all associated works necessary to complete the plastering as per the instructions of the Engineer-in-Charge.
Flooring Supply and installation of 25 mm thick machine-cut, polished Kota stone of uniform green shade, matching the existing Kota stone flooring. The stone shall be of size up to 600 mm or as per design requirements, laid in the specified pattern as per approved drawings. The flooring shall be set over an average 50 mm thick bedding layer of cement mortar (1:4 – 1 part cement : 4 parts coarse sand) and jointed using a paper joint with grey cement slurry mixed with matching pigment to ensure uniformity with the stone slabs. The work shall include proper curing, rubbing, and polishing to achieve a smooth and even finish, ensuring compliance with the approved design and the satisfaction of the Engineer-in-Charge. The quoted rate shall include the supply of Kota stone (as per the approved sample), cement mortar bedding, cement slurry, matching pigment, and all necessary labour, materials, and execution. However, filling of joints with epoxy grout shall be measured and paid separately under the relevant item. Kota: Mirror finish 550mm x 550mm Size
Skirting Supply and installation of 8 to 10 mm thick machine-cut, polished Kota stone of uniform shade, size, and shape for skirting, flush with plaster or adjoining surfaces, and laid in any specified pattern on a properly levelled surface. The stone shall be fixed using a suitable stone fixing adhesive conforming to IS 15477, from an approved manufacturer, and jointed with a paper joint using grey cement slurry mixed with matching pigment to ensure seamless integration with the stone slabs. A 6 to 10 mm wide groove shall be provided between the skirting and plaster for a defined finish. The skirting stones shall be cut to the required length to align with the flooring joints and patterns, ensuring a consistent and uniform appearance. The shade of the skirting must match the flooring stone. The work shall include surface preparation, fixing, curing, rubbing, and polishing to achieve a smooth and precise finish, as per the approved design and to the satisfaction of the Engineer-in-Charge. The quoted rate shall include the supply of Kota stone (as per the approved sample), stone fixing adhesive, cement slurry, matching pigment, all necessary labour, and execution, complete in all respects.
Tile Cladding and Dado Work Supply and installation of vitrified tiles in various sizes (superior quality) with water absorption less than 0.08%, conforming to IS: 15622, from an approved brand and manufacturer. The tiles shall be of the specified color, shade, and finish (satin/polished, etc.) and installed in wall cladding, dado, risers of steps, and pillars, laid in any pattern over a properly levelled surface. The fixing shall be done using a suitable cement-based, high-polymer modified quick-set tile adhesive (water-based) conforming to IS: 15477, from an approved manufacturer. Tiles shall be jointed either with or without grooves using grey cement slurry mixed with matching pigment. A 6 to 10 mm wide groove shall be provided between the wall tiles and plaster edge for a defined finish. The dado tile layout shall align with the flooring pattern, ensuring a seamless transition and uniform appearance. The scope of work includes surface preparation, edge treatment, rubbing, curing, finishing, cleaning, protection, scaffolding, and handling of wastage to achieve a high-quality finish as per approved design and to the satisfaction of the Engineer-in-Charge. The quoted rate shall include the supply of vitrified tiles (as per the approved sample), tile adhesive, cement slurry, matching pigment, all labour, and execution, complete in all respects. However, filling of joints with epoxy grout shall be measured and paid separately under the relevant tender item. Tile Specification: a) Full-body homogeneous vitrified tiles of size 600 x 600 mm with a minimum thickness of 9 mm. The basic rate for tile is Rs. 650/sqm.
Epoxy Grouting of Tile/Stone Joints Providing and applying epoxy grout of approved make and shade for filling the joints of flooring, wall tiles, or stonework, with a joint width of up to 5 mm in total thickness. The work shall include the provision of PVC spacers, proper filling and grouting of joints, protection of tiles/stones, application of masking tape (Abro tape) as required, and final finishing to achieve a seamless appearance, as per the directions of the Engineer-in-Charge.
Sandwich Platform (Pantry) Providing and fixing 18 mm thick full body slab/granite for pantry (dry) platform as per approved size, shade, colour, and texture. Fullbody tile shall be fixed over a 20 mm thick granite base. The scope also includes providing and fixing facia and drops up to 50 mm width using epoxy resin-based adhesive, with proper alignment, finishing, and cleaning as per approved design and direction of the Engineer-in-Charge. All exposed edges shall be machine moulded and polished to match fullbody slab/granite finish. All work to be executed at all floors and levels, in strict accordance with approved drawings and specifications. The basic rate for Full body slab is Rs. 650/sqm.
FALSE CEILING Gypsum board ceiling Supply and installation of a false ceiling at all heights, incorporating a robust framework constructed from specialized sections, power-pressed from M.S. sheets, and galvanized with a zinc coating of 120 gms/sqm (both sides inclusive) as per IS: 277 standards. The framework shall consist of angle cleats measuring 25 mm in width and 1.6 mm in thickness, with flanges of 27 mm and 37 mm, spaced at 1200 mm centre-to-centre. One flange shall be securely fixed to the ceiling using dash fasteners (12.5 mm dia x 50 mm long) with 6 mm dia bolts, while the other flange shall be attached to angle hangers of 25x10x0.50 mm of the required length, using appropriate nuts and bolts. The other end of the angle hanger shall be connected to intermediate G.I. channels measuring 45x15x0.9 mm, running at 1200 mm centre-to-centre. The ceiling section shall comprise 0.5 mm thick bottom wedges of 80 mm width with tapered flanges of 26 mm each, having 10.5 mm lips, spaced at 450 mm centre-to-centre. These sections shall be fixed perpendicularly to the G.I. intermediate channels using connecting clips fabricated from 2.64 mm dia x 230 mm long G.I. wire at every junction. The perimeter channels shall be 0.5 mm thick, 27 mm in height, with flanges measuring 20 mm and 30 mm. These perimeter channels shall be firmly secured to walls or partitions with rawl plugs at 450 mm intervals, using 25 mm long drywall screws fixed at 230 mm intervals. Gypsum boards shall be affixed to the ceiling sections and perimeter channels using 3.5 x 25 mm drywall screws at 230 mm centre-to-centre. The jointing and finishing shall be executed to achieve a seamless flush finish for both tapered and square edges of the gypsum boards, utilizing the recommended jointing compound and jointing tape. The finishing process shall include three layers of jointing compound extending up to 150 mm on both sides of the joint, followed by two coats of primer compatible with the gypsum board, all in strict compliance with the manufacturer’s specifications. The scope shall also include provisions for making necessary openings for light fittings, air-conditioning grills, diffusers, and other cutouts, incorporating perimeter channel framing suitably secured in place. The entire installation shall be carried out as per approved drawings, project specifications, and the directions of the Engineer-in-Charge, excluding the cost of final painting. ALUMINIUM GLASS PARTITIONS
Fix Partition - DW1 (Cabin,Meeting Lounge), Dw2(Board Room),W1 (Board Room) Supply and installation of demountable partition system (Dormakaba ALTERRA or equivalent), designed for minimal-frame room-dividing applications, shall be executed as per approved architectural drawings and specifications. The system shall comprise double-glazed, mullion-free toughened DGU glass panels fixed in ALT 100DG aluminium profiles of size 100 mm x 30 mm, finished in natural anodized, black, or other approved finishes. Profiles shall feature concealed sealing with no visible gaskets or seals, achieving an acoustic performance rating of 42–50 dB, supported by a third-party acoustic test certificate. Glass panels shall be fixed using the proprietary stability GRIPPER clamp to ensure system rigidity. Vertical glass-to-glass joints shall utilize intermediate slim junction profiles with no visible clip lines, providing a clean, seamless appearance. Glass panels shall be offset-mounted towards the outer edge, reducing the visible aluminium frame on one side. An optional bottom seal pair profile shall be provided for additional acoustic performance where required. Glass thickness shall be 10 mm + 12 mm (DGU). Stick-on profiles of size 25 x 2 mm and 25 x 11.5 mm shall be used as per design requirements. All aluminium profiles shall have a minimum thickness of 1.5 mm with anodizing of 20 microns. All work shall comply with the following standards: 1 Structural stability testing in accordance with BS 5234: Part 2:1992 and EN 1991-1-1:2002 2 Acoustic performance testing in accordance with DIN EN ISO 10140-2 and ASTM E-90 3 Aluminium profiles manufactured and tested in accordance with EN 573-3, EN 755-2, and DIN EN 12020 T2 with dimensional tolerances in line with DIN ISO 2768-1 Class C 4 Toughened glass shall comply with BS 6262 5 Environmental Product Declaration (EPD) as per ISO 14025 and EN 15804 6 Health Product Declarations (HPD) with Unique Identifiers 22451 and 22452, classified under 09 84 00 Acoustic Room Components Installation shall include all necessary profiles, clamps, fixings, accessories, and site adjustments, ensuring proper alignment, stability, and finish to the satisfaction of the Architect and Engineer-in-Charge. The contractor shall provide a 12-month guarantee after the defects liability period, ensuring stability, water tightness, and the overall performance of the installed system.
Single Stile (Double Glazed) Door Supply and installation of aluminium double-glazed door (single leaf), comprising 6mm toughened safety glass + 8mm air gap + 6mm toughened safety glass, set in aluminium stiles of 100 x 45 mm with or without rebated door frame system, complete on all sides as per approved drawings and specifications. The aluminium profiles shall be in matt natural anodized, black anodized, or approved anodized finish. All profiles shall be of minimum 1.5 mm thickness with 20-micron anodizing. All necessary clips, seals, and fixing accessories shall be provided by the profile manufacturer. The maximum door height shall be 2790 mm, and maximum door weight 100 kg. Aluminium Sliding Door Mechanism - (one sliding & One Fix) Supply and installation an automatic sliding door system with 12 mm thick toughened glass using Dorma ES250 Pro operator or approved equivalent. Providing and installing a Face Recognition Attendance System (Mantra Bionic FP6 or equivalent), licensed perpetually, with unlimited user support for scalability. The system shall feature real-time facial recognition, preventing unauthorized access through proxy images and ensuring seamless integration with existing IT infrastructure. The facial recognition device shall be a tablet with a minimum 7-inch display (1280x800 resolution), 2GB RAM, and 16GB internal storage, ensuring high-quality image capture and efficient processing. The device shall include a 1-year warranty. Installation shall comply with industry best practices, ensuring secure placement, proper configuration, and policy compliance. The system shall be delivered with user manuals, integration guidelines, and warranty documentation.
PAINT / TEXTURE WORK General Notes: 1)All adhesives, sealants, and paints shall be water-based, lead-free, and low VOC (Volatile Organic Compound content less than 50 gm/ltr). 2)Paint application shall be carried out only after thorough surface cleaning, ensuring it is free from mortar droppings, dust, and foreign matter. 3)Surface shall be smoothened and levelled using white cement-based putty (minimum two coats), with each coat properly sandpapered before the next application. 4)A priming coat of alkali-resistant cement primer (water- or solvent-based) shall be applied over the prepared surface. 5)Paint shall be applied in a minimum of two coats or as required until a uniform, even finish is achieved. 6)Application shall be carried out using a brush, roller, or spray, as per site conditions. 7)If additional coats are necessary to achieve the desired finish, they shall be applied without any extra cost. 8)The contractor shall prepare a minimum of three shade samples as suggested by the Engineer-in-Charge for approval before proceeding. 9)Work shall be executed at all floors, all heights, and all levels, using any necessary means of scaffolding, with the cost included in the rate. 10)The contractor shall furnish warranty documents, wherever applicable.
Providing and applying emulsion paint (Asian paints, Berger paints or equivalent) over newly plastered dry interior surfaces of walls, ceilings, and other elements at all heights, all levels, and all surfaces to achieve an even shade. Work includes: 1. Surface preparation by removing foreign matter and ensuring an undulation-free finish. 2. Application of two coats of white cement-based putty, each followed by thorough sanding. 3. Priming coat with alkali-resistant cement primer. 4. Final paint application in at least two coats or more, as required, until an even, uniform finish is obtained. 5. Crack filling, surface brushing, and cleaning as necessary The rate shall be inclusive of all materials, labour, tools, surface preparation, scaffolding, and finishing as per approved specifications and as directed by the Engineer-in-Charge.

Priming coat with alkali-resistant cement primer. 4. Final paint application in at least two coats or more, as required, until an even, uniform finish is obtained. 5. Crack filling, surface brushing, and cleaning as necessary. The rate shall be inclusive of all materials, labour, tools, surface preparation, scaffolding, and finishing as per approved specifications and as directed by the Engineer-in-Charge.
Acoustic panelling with rock wool infill (100mm wide) shall be provided and installed as per the approved concept design and drawings. The partition shall be executed as follows: A plywood framework using IS 710 BWP-grade plywood shall be installed along the periphery and internal framing as per required dimensions, ensuring proper alignment. The framework shall be securely fixed to the existing concrete wall using SS 304 screws, fasteners, and adhesives. All plywood surfaces shall be adequately protected. The framework cavity shall be filled with 75mm thick rock wool insulation and covered with fabric of approved make, shade, and pattern. The fabric panels shall be fixed onto the plywood frame using screws, fasteners, and adhesives, ensuring a seamless finish with a 5mm wide, 10mm deep groove between panels. No plywood or wooden surface shall be visible in the acoustic panelling. The rate shall be inclusive of all materials, including wooden framing, plywood, rock wool, fabric, beading, fasteners, screws, adhesives, PU polish, scaffolding, sampling, mock-up, rectifications, and cleaning of adjacent surfaces. Work shall be carried out at all floors and levels as directed by the Engineer-in-Charge. The contractor shall prepare shop drawings and obtain approval from the Architect and Engineer-in-Charge before execution. Payment shall be based on the total out-to-out elevation area of the partition, including the outer frame (one side only). The basic rate for fabric is Rs. 1500/sqm.
