OD225782/2023-2024:Round of clock Operation of 110 TR water cooled chiller plant, 125 KVA DG set, AHUs and Maintaining all Electrical installations, control panels, APFC panel, Room lights, garden lights, water heater, FCU and solar water heater system etc. at Govt.Guest House, Thycaudu, Thiruvananthapuram. The work including rectifying minor defects which are noticed in the A/C system, Periodical cleaning filters in the FCUs and AHUs, Periodical cleaning of AC diffusers and grill, Maintaining the AHU rooms good and neat condition, Periodically check valves and pressure gauges in the AC/Fire system, Periodically inspect the fire system, Replacing of all the fusible items in the luminaries (materials cost not included in this contract and it will be given at the time of passing bill), , Periodical inspection of DG sets and operated while supply failure, Periodically check the USS, Periodically inspect the motor and applying grease when required, Periodically check the electrical system and operate the tripping items like MCCB, RCCB etc.,Maintain log book of AC plant, DG and USS, Maintain and keep all the installations in good working condition at all time. This contract will not include supply of any components or spares. But the contractor is liable to engage his laboures for replacement of any spares/components supplied by the department. The contractor shall engage at least one number qualified A/C Mechanic(ITI Certificate holder in Refrigeration and AC Mechanic) everyday,, from 10a,m to 5p.m. and as and when called for in other times at the time of complaint and one number Generator Operator/Electrician(ITI Certificate holder in the Trade of Electrician) and one number Wire man Helper(ITI Certificate holder in the trade of wireman) in each shift. The shift duty staff shall be engaged round the clock of operation of the system. The attendance Register of all including the shift duty staff shall be maintained in the AC plant and is to be authenticated monthly wise by the officer in charge of Guest house and the same shall be made available there at all times to be authenticated as and when the Assistant Engineer/Assistant Executive Engineer desires. The certificates and attested copy of ID proof of all staffs to be produced before the Agreement authority for the safe custody during the Agreement period. In case of Diploma holder the certificate to be recognized by Board of Technical Examination Kerala or Equivalent there to and in case of ITI holder NCVT certificate.

OD234282/2023-2024:The Annual Maintenance Contract of the 110 TR water cooled DX Chiller includes:- 1. Check and render preventive maintenance service to all the equipment every 3 month. ie, four times in an year through M/s Blue Star Limited. 2. Attend all breakdown calls Each Service will include:- a. Checking the functioning of Chillier Units/ AHU Unit/ Pumps/ Cooling Towers/ Controls and all other equipment connected with the Chillier machines b. Free replacing of defective/ worn out parts with new or repaired parts of Compressor/ Thermostat / Cut outs. c. Repairing of equipment at site/ service station as the case may be d. Descaling of condensers/ chemical cleaning of evaporator coils/ replacement of pre filters. e. Checking of compressor for its proper functioning f. Annual pumping down and re-starting as and when needed g. Checking of Microprocessor control panel, Control boards, transducers of packaged chillers/ Condensing unit for their correctness and replace if necessary. h. Replacing of parts due to normal wear and tear.

OD230216/2023-2024:Overhauling/Servicing of the existing Air Handling Unit ( minimum one service/year it done September or October) includes Checking the unit for removal of pre-filters, actuators, Checking of thermostat and drive system, Urgent petty repairs, Checking and operating damper system, Cleaning of entire diffuser and grill, Checking return system, Cleaning of AHU room, Chemical washing of cooling coil with Vamicool 20, using pressure pumps, Drain and clean condensation pan, Lubricate and greasing the blower motor and bearing, straighten coils with a fine comb, check that the motor belt and pulley are working properly, inspect wiring for damage or loose connections and check unit by pass valve etc. as required . For billing client admitted service card is mandatory.

OD230248/2023-2024:Overhauling/Servicing of Fan Coil Units (minimum one water service/year preferably September or October) including removing and re-fixing of fall ceiling, Dismantling fan motor and leaf and refitted after entire cleaning work, cleaning of filters, FCU fan motor, Chemical washing of cooling coil with Vamicool 20, using pressure pumps, cleaning of drain tray and vent, Lubricate and greasing the FCU motor and bearing, replaced damaged parts (excluding cost of material) inspect wiring and working of thermostat and actuator valves and check unit by pass valve etc. as required.
