PART - A: MAIN ENTRANCE GATE COMPLEX
EARTH WORKS
Earth work in excavation by mechanical means (Hydraulic excavator)/ manual means for all type of foundations, plinth beam, grade beam, retaining wall, sump, pit, trench, etc in all kinds of soils (ordinary, dense Soil) over areas including banking/ stacking of excavated material on-site. The cost covers stringent shoring, strutting, dewatering of all rain water and ground water, surface dressing, plant and machinery, equipment, hire and fuel charges for tools and plants, loading, unloading, lead, lift, levelling, dressing of sides and ramming of bottom, side trimming, removal of loose packets, level marking, DGPS survey for setting out and marking profiles, removal of slurry generated while excavation and keeping the area free from water, labour and transport with in the site, as directed by the engineer in charge.
The contractor shall give a methodology of shoring, methodology of execution of excavation work and methodology for dewatering for the approval of Engineer-in-charge. Note: 1. All materials must be approved by the Engineer before starting work. 2. Payment shall be made for consolidated/ compacted thickness.
Pre-construction anti-termite treatment shall be carried out under & all around foundation pits, wall trenches, basement excavation, top surface of plinth filling, DPC, plinth protection surrounding, junction of walls and floors, along the external perimeter of the building, expansion joints, surrounding pipes, water conduits, doors & window frames of ground floor and other places as suggested by the Engineer in charge. This treatment must conform to IS-6313 (Part II) and create a chemical barrier through an agency approved by the consultants. Note: 1. Stage-wise treatment as per vendor specifications must be approved by the Client/ PMC before starting work. 2. A performance guarantee for the treatment, covering a period of ten (10) years, shall be submitted as per specifications. 3. The plinth area of the building at ground floor level only shall be measured for payment.
CONCRETE WORKS
Note: Minimum Cement Content of M7.50= 170Kg/Cum, M10= 220Kg/Cum, M15=240Kg/Cum, M25= 330Kg/Cum, M30=350Kg/Cum.
Providing and laying in position ready mixed or site batched design mix cement concrete of specified grade for cement concrete work, using coarse aggregate and fine aggregate derived from natural sources, portland pozzolana cement/ ordinary portland cement (Type and Grade of cement approved by client or PMC before concrete mix), admixtures in recommended proportions as per IS: 9103 to accelerate/ retard setting of concrete, to improve durability and workability without impairing strength, including pumping of concrete to site of laying, boom placers, tower crane, curing, carriage for all materials, leads, lift, wastages, necessary centering and shuttering, de-shuttering, trail mix, testing, compacting with mechanical vibrators, all materials, labour, machinery, equipment, marking, pouring, surface preparation, levelling, compacting and finishing as per drawings, standard specifications and instruction of the Engineer. Note: 1. Minimum cement content as specified by the consultant should be maintained for the mix. 2. A trial mix of concrete shall be conducted before the commencement of work, and the concrete shall be tested and approved before proceeding with the work. 3. The RMC plant shall be certified by NABL.

RCC M30 - All works above plinth level upto 7.0m height.
Providing, fixing and erecting centering & shuttering (formwork), finish as described in standard specifications, including for pockets of any shape and size and other patterns like circular & sloped shuttering. This includes the cost of all heights, strutting, propping, bracing, removal of formwork (keeping it in position during concreting and removing it after the specified period), materials, labour, machinery, equipment, scaffolding, staging, leveling, loading, unloading, transportation, consumables, all other incidental charges and finishing. The work shall be completed in all respects, complying with all relevant standard specifications, as directed by the Engineer-in-charge. Note: Formwork shall be designed for rigidity, durability, strength, watertightness and easy deshuttering. The proposed material for formwork (approved prior to use) shall be able to withstand its shape, line, dimensions and level within allowable tolerances. Bracing in both directions, as specified by the structural engineer, shall be provided. Necessary arrangements for providing camber, as required, shall be made. Formwork for construction joints shall be submitted for approval.

Plinth Protection: Providing and laying 50 mm thick M20 grade cement concrete flooring over a 75 mm thick PCC 1:4:8 base and an under course of 50 mm thick river sand/M-sand (manufactured sand) filling. This includes the cost of all materials, labour, machinery, earthwork, surface compaction, leveling, sectioning, shuttering, concreting, finishing, curing, backfilling, and finishing. All work shall comply with relevant standard specifications and as directed by the Engineer-in-charge.
Providing and laying a damp-proof course (DPC) 40 mm thick with cement concrete 1:2:4 (1 part cement : 2 parts river sand/ M-sand derived from natural sources : 4 parts graded stone aggregate of 12.5 mm nominal size derived from natural sources) mixed with an approved waterproofing compound as per the manufacturer's specifications. This includes all necessary materials, labour, equipment, necessary shuttering and incidental charges to complete the work in all respects, complying with all relevant standard specifications and as directed by the Engineer-in-charge.
Providing and applying a coat of residual petroleum bitumen of VG-10 grade of approved quality at a rate of 1.7 kg per square meter on the damp proof course. This includes cleaning the surface with brushes and finally with a piece of cloth lightly soaked in kerosene oil. The work includes the cost of all materials, labour, equipment, and incidental charges necessary to complete the work in all respects, complying with all relevant standard specifications and as directed by the Engineer-in-charge.
REINFORCEMENT WORKS
Providing and fixing high strength deformed TMT bars of various diameters of grade Fe550D conforming to BIS Specification including cutting, bending, fabricating and placing in position according to drawings and binding the reinforcement with the use of 18 gauge galvanised annealed binding wire of double fold (double strands) and providing approved precast cement cover blocks of adequate sizes for main reinforcements to ensure specified cover according to relevant IS code. The rate to include material, machinery, equipment, labour, cutting, bending, placing, binding, staging, scaffolding, all lead and lift, wastages, necessary chairs, spacers as per IS as specified complete in all floors/ all height. The measurements will be in accordance with IS Code.
Note: Unless noted otherwise the measurements will be in accordance with IS: 1200 or equivalent BS. However reinforcement shall be measured only in lengths of bars as actually placed in position on standard weight basis, no allowance being made in the weight for rolling margin. Authorized laps and splices only will be measured. Chairs of any shape & profile, spacer bar of any shape & profile, concrete cover blocks, wastages, binding wire etc., will not be measured and shall be included in the quoted rates. Quoted rate shall be deemed to have considered the above stipulation.
MASONRY WORKS
Providing and laying of common burnt clay F.P.S. (non modular) brick masonry (bricks of class designation 7.5) in CM 1:5 (1 cement : 5 approved river sand/ M-sand), using approved best quality locally available bricks in sub-structure and superstructure at all heights including testing, scaffolding, staging, keying/ grooving/ raking of joints, curing, cleaning, machinery, equipment, labour, soaking the bricks at least for 24 hours before use, lead and lift etc., all complete as per Architectural drawing and as instructed by the Engineer in charge/ Consultant/ Architect. (Compressive strength of Brick as per standard specification/ relevant)
Providing and laying 200 mm thick precast solid concrete block masonry in CM 1:4 (1 part cement: 4 parts approved river sand/M-sand), using approved best quality solid concrete blocks with a minimum crushing strength of 40 kg/sq.cm in the sub-structure and superstructure at all heights. The work includes testing, scaffolding, staging, keying/grooving/raking of joints, curing, cleaning, machinery, equipment, labour, soaking the solid concrete blocks for at least 24 hours before use, lead and lift, etc., all complete as per architectural drawings and as instructed by the Engineer-in-charge/ Consultant/ Architect.
Providing and laying 150 mm thick precast solid concrete block masonry in CM 1:4 (1 part cement: 4 parts approved river sand/M-sand), using approved best quality solid concrete blocks with a minimum crushing strength of 40 kg/sq.cm in the sub-structure and superstructure at all heights. The work includes testing, scaffolding, staging, keying/grooving/raking of joints, curing, cleaning, machinery, equipment, labour, soaking the solid concrete blocks for at least 24 hours before use, lead and lift, etc., all complete as per architectural drawings and as instructed by the Engineer-in-charge/ Consultant/ Architect.
Providing and laying of 100 mm thick precast solid concrete block masonry in CM 1:4 (1 part cement : 4 parts approved M-sand), using approved best quality locally available solid concrete blocks with a minimum crushing strength of 40 kg/sq.cm. The blocks shall be reinforced with 2 numbers of 8 mm diameter MS rods at every 4th course, anchored at ends and embedded in cement mortar. The work includes testing, scaffolding, staging, keying/grooving/raking of joints, curing, cleaning, machinery, equipment, labour, soaking the solid concrete blocks for at least 24 hours before use, lead and lift, etc., complete in partition walls at sub-structure and superstructure levels as per architectural drawings and as instructed by the Engineer-in-charge/ Consultant/ Architect.
FLOORING/ PAVING WORKS
Providing and fixing 18 mm thick gang saw cut, mirror polished, premoulded and pre-polished, machine cut for kitchen platforms, vanity counters, window sills, facias and similar locations of required size, approved shade, colour and texture laid over 20 mm thick base cement mortar 1:4 (1 cement : 4 river sand/ M-sand), joints treated with white cement, mixed with matching pigment, epoxy touch ups, including rubbing, curing, moulding and polishing to edges to give high gloss finish etc. complete at all levels. (Area of slab over 0.50 sqm)
Extra for fixing marble /granite stone, over and above corresponding basic item, in facia and drops of width upto 150 mm with epoxy resin based adhesive, including cleaning etc. complete.
Providing edge moulding to 18 mm thick Granite stone counters, Vanities etc., including machine polishing to edge to give high gloss finish etc. complete as per design approved by Engineer-in-Charge.
Extra for providing opening of required size & shape for wash basin/ kitchen sink in kitchen platform, vanity counter and similar location in marble/ Granite/ stone work, including necessary holes for pillar taps etc. including moulding, rubbing and polishing of cut edges etc. complete.
Providing and laying flamed finish Granite stone flooring in required design and patterns, in linear as well as curvilinear portions of the building all complete as per the architectural drawings with 18 mm thick stone slab over 20 mm (average) thick base of cement mortar 1:4 (1 cement 4 river sand/ M-sand) laid and jointed with cement slurry and pointing with white cement slurry admixed with pigment of matching shade including rubbing, curing and polishing etc. all complete as specified and as directed by the Engineer-in-Charge. (Flamed finish Granite stone slab colour of approved colour)
Providing and fixing 1st quality rectified glazed wall tiles conforming to IS: 15622 of approved sizes (thickness to be specified by the manufacturer), of approved make, in all colours, shades except burgundy, bottle green, black of any size as approved by Engineer-in-Charge, in skirting, risers of steps and dados, over 12 mm thick bed of cement mortar 1:3 (1 cement : 3 river sand/ M-sand) and jointing with grey cement slurry @ 3.3kg per sqm, including pointing in white cement mixed with pigment of matching shade complete.
Providing and laying rectified Glazed Ceramic (glazed/ matt) floor tiles of approved size (thickness to be specified by the manufacturer), of 1st quality conforming to IS : 15622, of approved make, in all colours, laid on 20 mm thick cement mortar 1:4 (1 Cement: 4 river sand/ M-sand), jointing with grey cement slurry @ 3.3 kg/ sqm including grouting the joints with white cement and matching pigments etc., complete.
Providing and laying Vitrified tiles (Matt/ Glossy) in floor in different sizes (thickness to be specified by the manufacturer) with water absorption less than 0.08% and conforming to IS:15622, of approved brand & manufacturer, in all colours and shade, laid on 20 mm thick cement mortar 1:4 (1 cement: 4 river sand/ M-sand) jointing with grey cement slurry @3.3 kg/sqm including grouting the joints with white cement and matching pigments etc. The tiles must be cut with the zero chipping diamond cutter only. Laying of tiles will be done with the notch trowel, plier, wedge, clips of required thickness, leveling system and rubber mallet for placing the tiles gently and easily. Note: 1. Double charge vitrified tile polished finish of size 600x600 mm.
Crazy ceramic tile flooring, with under layer 12 mm thick cement mortar 1:4 (1 cement: 4 river sand/ M-sand), with joints not exceeding 5 mm, including filling the gaps with ordinary cement mixture & mixing with synthetic polyester fibre, triangular in shape having specific gravity of 1.34 to 1.40, cross section size ranging from 10 to 40 micron & length upto 6 mm , mixing fibre @ 125 grams per 50 kg of cement in cement mortar, including providing and mixing water proofing material in mortar @ 1kg per 50 kg of cement, all complete as per direction of Engineer-in-charge.
Providing & fixing PVC Corner edge guard at least 40mm x 40mm size. Corner guard should be suitable for outdoor area also.
FINISHING WORKS
Providing 6mm thick finished plaster in CM 1:3 (1 cement: 3 sieved & approved river sand/ M-sand) mix for ceiling, beams and RCC exposed surfaces, finished smooth etc., including cost of all materials, machinery, equipment, labour, button marking, hacking concrete surface, surface preparation, scaffolding, staging, lead, lift, cleaning and curing etc., all complete. (Surface shall be smooth trowel finish as per standard specifications)
Providing 12mm thick finished plaster in CM 1:4 (1 cement: 4 sieved & approved river sand/ M-sand) mix for internal faces of walls including cost of all materials, machinery, equipment, labour, button marking, surface preparation, providing chicken mesh for joints between Brick/ Block & RCC surfaces, hacking/ chipping concrete surfaces, wall chasing, scaffolding, staging, lead, lift, cleaning and curing etc., all complete. (Surface shall be smooth trowel finish as per standard specifications)

Providing and applying Two or more coats of water proof cement paint of approved brand/ manufacture, specification and shade to wall surfaces, including cost of materials, machinery, equipment, labour, surface cleaning, scrubbing, necessary staging, scaffolding, lead, lift and cleaning of paint stains where ever necessary curing etc., all complete as directed by the engineer in charge. (New work : Two or more coats applied @ 3.84 kg/10 sqm)
Providing and applying two coats of premium acrylic emulsion paint of interior grade, from an approved brand and manufacture, to internal walls and ceiling surfaces. This includes one coat of approved primer and two coats of white cement-based putty. The work includes the cost of all materials, machinery, equipment, labour, surface cleaning, scrubbing, necessary staging, scaffolding, lead, lift, and cleaning of paint stains as necessary, as well as curing. All work should be completed as directed by the engineer in charge, ensuring that the Volatile Organic Compound (VOC) content is less than 50 grams per litre.

Providing and applying two coats of synthetic enamel paint of approved brand and manufacture, specification and shade to steel surfaces over one coat of approved steel primer (ready mixed red oxide zinc chromatic) and touch-up metal puttying to achieve a uniform smooth surface. This includes the cost of all materials, machinery, equipment, labour, surface cleaning, scrubbing, necessary staging, scaffolding, lead, lift, and cleaning of paint stains, as well as thorough cleaning of the surface before painting. All work should be completed as directed by the engineer in charge.
Providing and applying a 50-micron powder coating over mild steel (MS) work in accordance with IS Code: 13871. This includes thorough cleaning of the MS surface to remove all grease, dirt, rust and other contaminants, followed by sandblasting or chemical cleaning for a smooth surface. The powder coating should be uniformly applied and cured in a controlled oven as per the manufacturer's recommended time and temperature. The work includes all necessary materials, machinery, equipment, labour and cleaning of overspray or related stains. Inspection and quality control measures should ensure adherence to the specified thickness and standards. Providing and fixing dry cladding upto 10 metre height with 30 mm thick gang saw cut stone with machine cut edges of uniform colour and size upto 1mx1m, fixed to structural steel frame work and/ or with the help of cramps, pins etc. and sealing the joints with approved weather sealant as per Architectural drawing and direction of Engineer-in-charge. STEEL WORKS
Providing, fabricating, transporting, erecting, and fixing mild steel (MS) structural steel work conforming to IS standards. This includes all cutting, bending, drilling, welding, grinding, polishing, fixing, and other accessories as per detailed drawings, ensuring all joints are secure. After erection, the steel surface should be cleaned and coated with one coat of approved primer and two coats of synthetic enamel paint. The work includes all materials, machinery, equipment, labour, staging, scaffolding, securely anchoring the MS section to concrete, brick, or block work structures, and finishing the same as per detailed drawings. All fabrication and erection processes must adhere to health, safety, and environmental regulations, with thorough inspections and quality control to ensure compliance with design and standards. This specification covers work on gratings, frames, guard bars, ladders, railings, brackets, grills, gates, and similar structures.
Providing and fixing stainless steel (Grade 304) railing in brushed finish made of Hollow tubes, channels, plates etc., including welding, grinding, buffing, polishing and making curvature (wherever required) and fitting the same with necessary stainless steel nuts and bolts complete, i/c fixing the railing with necessary accessories & stainless steel dash fasteners, stainless steel bolts etc., of required size, on the top of the floor or the side of waist slab with suitable arrangement as per approval of Engineer-in-charge, (for payment purpose only weight of stainless steel members shall be considered excluding fixing accessories such as nuts, bolts, fasteners etc.).
WATER PROOFING WORK
Note: All waterproofing work shall be executed only through approved agencies and a ten year guarantee is to be submitted to the Owner on approved proforma.
Providing and laying integral cement based water proofing treatment including preparation of suitable as required for treatment of roofs, balconies, terraces etc. consisting of following operations.
(i) Applying and grouting a slurry coat of neat cement using 2.75kg/ Sqm. of cement admixed with proprietary water proofing compound conforming to IS: 2645 over the RCC slab including cleaning the surface before treatment.
(ii) Laying cement concrete using broken bricks/ brick bats 25mm to 115mm size with 50% of cement mortar 1:5 (1cement: 5coarse sand) admixed with proprietary water proofing compound conforming to IS: 2645 over 20mm thick layer of cement mortar of mix 1:5 (1cement: 5coarse sand) admixed with proprietary water proofing compound conforming to IS: 2645 to required slope and treating similarly the adjoining walls upto 300mm height including rounding of junctions of walls and slabs.
(iii) After two days of proper curing applying a second coat of cement slurry using 2.75kg/ sqm of cement admixed with water proofing compound conforming to IS : 2645 and approved by Engineer-in-charge.
(iv) Finishing the surface with 20 mm thick jointless cement mortar of mix 1:4 (1 cement :4 coarse sand) admixed with water proofing compound conforming to IS : 2645 and approved by Engineer-in-charge including laying glass fibre cloth of approved quality in top layer of plaster and finally finishing the surface with trowel with neat cement slurry and making pattern of 300x300 mm square 3mm deep.
(v) The whole terrace so finished shall be flooded with water for a minimum period of two weeks for curing and for final test. All above operations to be done in order and as directed and specified by the Engineer-in-Charge.
(a) With average thickness of 120mm and minimum thickness at khurra as 65mm.
Making khurras 45cm x 45cm with average minimum thickness of 5cm cement concrete 1:2:4 (1 cement: 2 coarse sand: 4 graded stone aggregate of 20mm nominal size) over PVC sheet 1m. x 1m. x 400 micron finished with 12mm cement plaster 1:3 (1 cement: 3 coarse sand) and a coat of neat cement rounding the edges and making and finishing the outlet complete.
Providing and laying water proofing treatment in sunken portion of Gutters, WCs, bathroom etc. by applying cement slurry mixed with water proofing cement compound consisting of applying:
(a) 1st layer of slurry of cement @ 0.488kg/ Sqm. mixed with water proofing cement compound @ 0.253kg/ Sqm. This layer will be allowed to air cure for 4hours.
(b) 2nd layer of slurry of cement @ 0.242kg/ Sqm. mixed with water proofing cement compound @ 0.126kg/ Sqm. This layer will be allowed to air cure for 4 hours followed with water curing for 48 hours.
The rate includes preparation of surface, treatment and sealing of all joints, corners, junctions of pipes and masonry with polymer mixed slurry.
Extra on respective item above for providing and mixing water proofing material in cement concrete work in doses by weight of cement as per manufacturer's specification.
12 mm thick cement plaster 1:3 (1 cement: 3 river sand/ M-sand) finished with a floating coat of neat cement. including cost of all materials, machinery, equipment, labour, button marking, surface preparation, hacking concrete surface, scaffolding, staging, lead, lift, cleaning and curing etc., all complete.
ROAD & PAVING WORKS
Preparation and consolidation of sub grade with power road roller of 8 to 12 tonne capacity after excavating earth to an avg of 22.5 cm depth, dressing to camber & consolidating with road roller including making good the undulations etc. and re-rolling the sub grade and disposal of surplus earth within the campus.
Supplying, banking and filling with Moorum, including watering and rolling, at OMC using vibratory power roller of 8 or 10 ton static weight and compacting to achieve at least 97% of standard proctor density. Wherever specified in layers of not exceeding 150mm thick (rolling each deposited layer with 8-10 tonne mechanical Vibro roller to achieve required gradient and camber) including breaking clods, removing of bolder and rock (The moorum used shall be free from clay, rock, brickbats, broken stone, dismantled materials etc.,) watering, ramming by hand rammer (wherever area is not available for compaction by mechanical vibro roller). The Cost including necessary test, sample taken at the rate of one sample minimum in an area of 500Sqm under optimum moisture condition to achieve at least 97% of the maximum dry density (proctor density), transporting, depositing, dressing, trimming, material, plant and machinery, equipment, hire and fuel charges for tools and plants, dewatering of all rain water and ground water, double handling of filling materials, survey, level marking, removal of slurry generated while earth filling and keeping the area free from water, labour, any leads and lifts etc., complete all as specified.
Construction of granular sub-base by providing close graded Material conforming to specifications, mixing in a mechanical mix plant at OMC, carriage of mixed material by tippers to work site, for all leads & lifts, spreading in uniform layers of specified thickness with motor grader on prepared surface and compacting with vibratory power roller to achieve the desired density, complete as per specifications and directions of Engineer-in-Charge.

EARTH WORKS
Surface dressing of the ground, including the removal of vegetation and leveling of surface inequalities not exceeding 15 cm in depth, with disposal of rubbish outside the campus. (All kinds of soil)
Earth work in excavation by mechanical means (Hydraulic excavator)/ manual means for all type of foundations, plinth beam, grade beam, retaining wall, sump, pit, trench, etc in all kinds of soils (ordinary, dense Soil) over areas including banking/ stacking of excavated material on-site. The cost covers stringent shoring, strutting, dewatering of all rain water and ground water, surface dressing, plant and machinery, equipment, hire and fuel charges for tools and plants, loading, unloading, lead, lift, levelling, dressing of sides and ramming of bottom, side trimming, removal of loose packets, level marking, DGPS survey for setting out and marking profiles, removal of slurry generated while excavation and keeping the area free from water, labour and transport with in the site, as directed by the engineer in charge.
The contractor shall give a methodology of shoring, methodology of execution of excavation work and methodology for dewatering for the approval of Engineer-in-charge. The Engineer-in-charge may suggest any improvements and the entire cost and related expenses for protective measures shall be covered in the quoted rates. No extra cost either direct or indirect shall become payable by the client/ owner on this account other than the quoted rates. The quoted rate shall be inclusive of Royalty (If Applicable)
All excavation shall be measured nett. Dimensions for purpose of payment shall be reckoned on the horizontal area of the excavation at the base for foundations of the walls, columns, footings, tanks, rafts or other foundations/ structures to be built, multiplied by the mean depth from the surface of the ground in accordance with the drawings. Excavation in side slopes will not be paid for. The Contractor may make such allowance in his rates to provide for excavation in side slopes keeping in mind the nature of the soil and safety or excavation. However, if the concreting is proposed against the excavated sides, no such over excavation will be permitted. In such cases, over excavation shall be made good by the Contractor with concrete of the same class as in the foundations at his cost.

Providing and fixing high strength deformed TMT bars of various diameters of grade Fe550D conforming to BIS Specification including cutting, bending, fabricating and placing in position according to drawings and binding the reinforcement with the use of 18 gauge galvanised annealed binding wire of double fold (double strands) and providing approved precast cement cover blocks of adequate sizes for main reinforcements to ensure specified cover according to relevant IS code. The rate to include material, machinery, equipment, labour, cutting, bending, placing, binding, staging, scaffolding, all lead and lift, wastages, necessary chairs, spacers as per IS as specified complete in all floors/ all height. The measurements will be in accordance with IS Code.
Note: Unless noted otherwise the measurements will be in accordance with IS: 1200 or equivalent BS. However reinforcement shall be measured only in lengths of bars as actually placed in position on standard weight basis, no allowance being made in the weight for rolling margin. Authorized laps and splices only will be measured. Chairs of any shape & profile, spacer bar of any shape & profile, concrete cover blocks, wastages, binding wire etc., will not be measured and shall be included in the quoted rates. Quoted rate shall be deemed to have considered the above stipulation.
MASONRY WORKS
Providing and laying 200 mm thick precast solid concrete block masonry in CM 1:4 (1 part cement: 4 parts approved river sand/M-sand), using approved best quality solid concrete blocks with a minimum crushing strength of 40 kg/sq.cm in the sub-structure and superstructure at all heights. The work includes testing, scaffolding, staging, keying/grooving/raking of joints, curing, cleaning, machinery, equipment, labour, soaking the solid concrete blocks for at least 24 hours before use, lead and lift, etc., all complete as per architectural drawings and as instructed by the Engineer-in-charge/ Consultant/ Architect.
Providing and laying 150 mm thick precast solid concrete block masonry in CM 1:4 (1 part cement: 4 parts approved river sand/M-sand), using approved best quality solid concrete blocks with a minimum crushing strength of 40 kg/sq.cm in the sub-structure and superstructure at all heights. The work includes testing, scaffolding, staging, keying/grooving/raking of joints, curing, cleaning, machinery, equipment, labour, soaking the solid concrete blocks for at least 24 hours before use, lead and lift, etc., all complete as per architectural drawings and as instructed by the Engineer-in-charge/ Consultant/ Architect.
Providing and laying of 100 mm thick precast solid concrete block masonry in CM 1:4 (1 part cement : 4 parts approved M-sand), using approved best quality locally available solid concrete blocks with a minimum crushing strength of 40 kg/sq.cm. The blocks shall be reinforced with 2 numbers of 8 mm diameter MS rods at every 4th course, anchored at ends and embedded in cement mortar. The work includes testing, scaffolding, staging, keying/grooving/raking of joints, curing, cleaning, machinery, equipment, labour, soaking the solid concrete blocks for at least 24 hours before use, lead and lift, etc., complete in partition walls at sub-structure and superstructure levels as per architectural drawings and as instructed by the Engineer-in-charge/ Consultant/ Architect.
STONE WORKS
Stone work, plain in copings, cornices, string courses and plinth courses, 25 mm thick in Cement mortar 1:4 (1 cement : 4 coarse sand), including pointing with white cement mortar 1:2 (1white cement :2 stone dust) with an admixture of pigment matching the stone shade and edge polishing. (Polished Granite Stone of approved shade/Colour)
FINISHING WORKS
Providing 12mm thick finished plaster in CM 1:4 (1 cement: 4 sieved & approved river sand/ M-sand) mix for internal faces of walls including cost of all materials, machinery, equipment, labour, button marking, surface preparation, providing chicken mesh for joints between Brick/ Block & RCC surfaces, hacking/ chipping concrete surfaces, wall chasing, scaffolding, staging, lead, lift, cleaning and curing etc., all complete. (Surface shall be smooth trowel finish as per standard specifications)
Providing 15mm thick finished plaster in CM 1:5 (1 cement: 5 sieved & approved river sand/ M-sand) mix for external faces of walls including cost of all materials, machinery, equipment, labour, button marking, surface preparation, providing chicken mesh for joints between Brick/ Block & RCC surfaces, hacking/ chipping concrete surfaces, wall chasing, scaffolding, staging, lead, lift, cleaning and curing etc., all complete. (Surface shall be sponge finish as per standard specifications)
Providing and applying Two or more coats of water proof cement paint of approved brand/ manufacture, specification and shade to wall surfaces, including cost of materials, machinery, equipment, labour, surface cleaning, scrubbing, necessary staging, scaffolding, lead, lift and cleaning of paint stains where ever necessary curing etc., all complete as directed by the engineer in charge. (New work : Two or more coats applied @ 3.84 kg/10 sqm)
Providing and applying two coats of premium acrylic emulsion paint of exterior grade, from an approved brand and manufacture, to walls surfaces. This includes one coat of approved primer and two coats of white cement-based putty. The work includes the cost of all materials, machinery, equipment, labour, surface cleaning, scrubbing, necessary staging, scaffolding, lead, lift, and cleaning of paint stains as necessary, as well as curing. All work should be completed as directed by the engineer in charge, ensuring that the Volatile Organic Compound (VOC) content is less than 50 grams per litre.
Providing & Applying high quality acrylic modified resin based texture of Dholpur/Red sand stone Pattern with anti algae and UV resistance properties to be applied as intermediate finish in desired pattern @ 43.04 kg/10 sqm to form film of 1- 1.5 mm thickness after scrapping and properly cleaning the surface to remove loose particles from the plaster surface, followed by top coating with Premium Acrylic Smooth exterior paint with Silicone additives of required shade by two or more coats @ 1.43 litres/10 sqm, complete as the direction of Engineer-in-Charge.
Providing and applying white cement based putty of average thickness 1 mm, of approved brand and manufacturer, over the plastered wall surface to prepare the surface even and smooth complete.
Finishing with Epoxy paint (two or more coats) at all locations prepared and applied as per manufacturer’s specifications including appropriate priming coat, preparation of surface, etc. complete. (Over Steel Surface)
Providing and applying a 50-micron powder coating over mild steel (MS) work in accordance with IS Code: 13871. This includes thorough cleaning of the MS surface to remove all grease, dirt, rust and other contaminants, followed by sandblasting or chemical cleaning for a smooth surface. The powder coating should be uniformly applied and cured in a controlled oven as per the manufacturer's recommended time and temperature. The work includes all necessary materials, machinery, equipment, labour and cleaning of overspray or related stains. Inspection and quality control measures should ensure adherence to the specified thickness and standards. The contractor must follow all health, safety, and environmental regulations during the process.
STEEL WORKS
Providing, fabricating, transporting, erecting, and fixing mild steel (MS) structural steel work conforming to IS standards. This includes all cutting, bending, drilling, welding, grinding, polishing, fixing, and other accessories as per detailed drawings, ensuring all joints are secure. After erection, the steel surface should be cleaned and coated with one coat of approved epoxy primer and two coats of epoxy paint. The work includes all materials, machinery, equipment, labour, staging, scaffolding, securely anchoring the MS section to concrete, brick, or block work structures, and finishing the same as per detailed drawings. All fabrication and erection processes must adhere to health, safety, and environmental regulations, with thorough inspections and quality control to ensure compliance with design and standards. This specification covers work on gratings, frames, guard bars, ladders, railings, brackets, grills, gates, and similar structures.
WATER PROOFING WORK
Note: All waterproofing work shall be executed only through approved agencies and a ten year guarantee is to be submitted to the Owner on approved proforma.
For Planter areas: Providing and laying water proofing treatment in sunken portion of WCs, bathroom etc., by applying cement slurry mixed with water proofing cement compound consisting of applying: (a) First layer of slurry of cement @ 0.488 kg/sqm mixed with water proofing cement compound @ 0.253 kg/ sqm. This layer will be allowed to air cure for 4 hours. (b) Second layer of slurry of cement @ 0.242 kg/sqm mixed with water proofing cement compound @ 0.126 kg/sqm. This layer will be allowed to air cure for 4 hours followed with water curing for 48 hours. The rate includes preparation of surface, treatment and sealing of all joints, corners, junctions of pipes and masonry with polymer mixed slurry.
