Comprehensive maintenance and repairs microprocessor based controlled VVV frequency drive, electric driven lift with ARD (carrying type 26 passenger) 3 Nos serving ground plus 4 floors including examining, adjusting, lubricating, greasing and replacement of unserviceable parts like gear box oil, hooter, fire switches, indication, emergency light, low voltage relay complete all as directed by E-in-charge.

Note: (i) Gear box oil, door drive, VFVR card, Hooter/ floor sensor/ All type of electronic cards/ floor indicator/ power contactor/ VFD /wire rope/ DO Card /LOP/ emergency light/ inverter/UPS etc shall be measured & paid separately under relevant items of the schedule. (ii) Comprehensive maintenance, repair and replacement of spare parts shall be carried out only by OEM (i.e. Linux elevator solutions) under strict supervision of well experienced and qualified staff.

(ii) The make of spares shall be shown as suitable for the existing system and shall be provided by authorized manufacturer's.

(iii) The rates deemed to include for all items which are not considered in schedule but the same is essential for smooth & efficient functioning of the lift costing less then Rs 500/- i.e. fuse, thimbles, connectors etc.

(iv) The contractor shall keep all spares required for routine maintenance and attend the defects immediately. In case of major defects it shall be attended within 24 hrs failing which penal recovery @ 5000/- per day will be charged. The decision of GE will be final & binding.

M&L for buffing to steel doors of lift of any size at all floors complete including polishing, rubbing removing dirt grease, rust etc complete all as specified and directed.

M&L for buffing to steel surfaces of lift cabin of any size including walls ceiling etc including polishing, rubbing removing dirt grease, rust etc and painting to floor with alluminium paint complete all as specified and directed.

S&F LED fittings/fixtures of 18 watts which automatically switches- ON on mains power failure and provides illumination on battery source for 2 hrs back up.

S&F two module movement sensor of current carrying capacity of 6 Amps with rated voltage 240 Volts AC at 50 Hz and max load capacity of 100 watts for operating of lights, exhaust fans etc.

Maintenance and servicing of Diesel Generator Sets including connected Alternator, Panel Board (AMF/ Non AMF) and carrying out routine 'B' check of the engine complete for smooth functioning all as per manufacturer's instructions and directions for the following. Note :- (i) 'B' check shall be carried out once in every six months or 250 hours of running of DG Set whichever is earlier. The Contractor shall carry out periodical inspections during the maintenance period for the smooth functioning of the DG set once in a month and shall also attend all the maintenance works as and when required. (ii) Spare parts, such as engine oil and radiator coolant oil shall be measured and paid separately but cost of labour for filling of oils shall be deemed to be included in the quoted rate. (iii) Cost of all consumables like diesel/oil filter, air cleaner element, radiator cleaning etc or any other items required during the maintenance period shall be deemed to be included in the rate quoted for this item.

M & L for taking down radiator from DG Set of any type /make of following capacity from base mounting , cleaning /descaling by using of air compressor and cleaning with suitable stain removal detergent along with chemical etc and rectifying water leakage by means of welding / brazing, after cleaning , descaling and rectifying of leakage etc. including renewal of all connecting parts i.e radiator hose pipe with clamps , bolts, nuts washers , rubber bush packing material etc and re-assembling the radiator and fixing with DG set properly in original position, checking the alignment, making proper hose connecting, testing for smooth operation complete all as directed . Note :- 1. The cost of renewed parts is deemed to be included in unit rate quoted by contractor. No extra cost shall be paid to the contractor for the same.

M & L for taking down of existing fuel from fuel tank of following capacity DG set by any means, removing of sludge and sediments deposited inside the fuel tank by repeatedly washing by using of chemical & detergent with air compressor including rectifying of leakage if found and re fixing the same in position duly painted by spray painting as per direction of engineer in charge by testing all as specified and directed .

Disconnecting and taking out defective battery lead and supply, fixing, connecting & testing battery lead PVC insulated with multi stranded copper conductor single core of size 35 sqmm one side fixed soldering with copper thimble & other side with brass battery terminal, lugs of heavy duty 'B' compression glands 1.50 meter length applying petroleum jelly complete all as specified & directed.

Disconnecting & taking out carefully old unserviceable AVR unit and supply ,fixing connecting & testing AVR unit suitable for DG Set up to 250 KVA to 750 KVA complete all as specified and directed as per existing make suitable for any type/make of DG set.
