External repair, maintenance and painting of 7 Nos. T-IV (2 Blocks), 4 Nos. T-V (1 Block Double Storeyed) BSNL Staff Quarters in Napier Road Colony, Ambala Cantt.

Providing and laying in position cement concrete of specified grade excluding the cost of centering and shuttering - All work up to plinth level :

1:2:4 (1 cement : 2 coarse sand (zone-III) derived from natural sources : 4 graded stone aggregate 20 mm nominal size derived from natural sources)

Brick work with common burnt clay F.P.S. (non modular) bricks of class designation 7.5 in superstructure above plinth level up to floor V level in all shapes and sizes in :

Cement mortar 1:6 (1 cement : 6 coarse sand)

18 mm cement plaster in two coats under layer 12 mm thick cement plaster 1:5 (1 cement : 5 coarse sand) finished with a top layer 6 mm thick cement plaster 1:6 (1 cement : 6 fine sand).

Finishing walls with Acrylic Smooth exterior paint of required shade :

New work (Two or more coat applied @ 1.67 ltr/10 sqm over and including priming coat of exterior primer applied @ 2.20 kg/10 sqm)

Painting with synthetic enamel paint of approved brand and manufacture of required colour to give an even shade :

One or more coats on old work.

Finishing walls with Acrylic Smooth exterior paint of required shade :

Old work (Two or more coat applied @ 1.67 ltr/ 10 sqm) on existing cement paint surface).

Repairs to plaster of thickness 12 mm to 20 mm in patches of area 2.5 sq. meters and under, including cutting the patch in proper shape, raking out joints and preparing and plastering the surface of the walls complete, including disposal of rubbish to the dumping ground , all complete as per directions of Engineer-In-Charge.

With cement mortar 1:4 (1cement: 4 fine sand).

Renewing glass panes, with putty and nails wherever necessary including racking out the old putty:

Float glass panes of nominal thickness 4 mm (weight not less than 10kg/sqm).

Renewing glass panes, with wooden fillets wherever necessary:

Float glass panes of nominal thickness 4 mm (weight not less than 10kg/sqm).

Providing and fixing ball valve (brass) of approved quality, High or low pressure, with plastic floats complete :

15 mm nominal bore

20 mm nominal bore

Providing and placing on terrace (at all floor levels) polyethylene water storage tank, IS : 12701 marked, with cover and suitable locking arrangement and making necessary holes for inlet, outlet and overflow pipes but without fittings and the base support for tank.

Grouting with cement mortar 1:3 (1 cement : 3 fine sand) mixed with water proofing chemical of pidilite, Dr. Fixit or equivalent in required proportion for flat tile bricks on top of mud phaska interrace of building including clearng of grass, vegetation etc. before grouting all complete as per direction of Engineer-in-Charge :

Cleaning of terrace/loft water storage tank (inside surface area) upto 2000 litre capacity at all heights with coconut brushes, duster etc., removal of silt, rubbish from the tank and cleaning the tank with fresh water disinfecting with bleaching powder @ 0.5gm per litre capacity of tank, including marking the date of cleaning on the side of tank body with the help of stencil and paint and disposing of malba, all complete as per direction of Engineer-in-Charge. (The old date already written on tank should be removed with paint remover or black paint and if date is not written with the stencil or old date is not removed deduction will be made @ Rs. 0.10 per litre if during cleaning any GI fittings or ball cock is damaged that is to be repaired by contractor at his own cost and nothing extra will be paid on this account)

Bailing/pumpinmg out water and sludge from the septic tank by mechanical means and disposing the sewage, garbage at approved Municipal disposal point complete as per direction of Engineer-in-charge.

Disposal of building rubbish / malba / similar unserviceable, dismantled or waste materials by mechanical means, including loading, transporting, unloading to approved municipal dumping ground or as approved by Engineer-in-charge, beyond 50 m initial lead, for all leads including all lifts involved.

Repair of existing R.C.C. Ceiling/projections/ members at all floor levels and at any height by removing & taking out the worn out concrete, cleaning the concrete surface with wire brush and exposed reinforcement with sand paper, preparing the surface for plastering by applying thick cement slurry, plastering the surface with cement mortar 1 : 3 (1 cement: 3 coarse sand) of thickness 12mm to 30 mm in one or two layers all complete including necessary scaffolding or shuttering if required as per site requirement and the direction of Engineer-in-charge. (Area of RCC surface repaired upto 2.00 square metre shall be taken as one job at a height pf 7 to 10 metre and scffolding required for this item is included in the rates)

Providing and fixing double scaffolding system (cup lock type) on the exterior side of building/structure, upto 25 metre height, above ground level, including additional rows of scaffolding in stepped manner as per requirement of site, made with 40mm dia M.S. tube, placed 1.5 metre centre to centre, horizontal & vertical tubes joint with cup & lock system with M.S. Tubes, M.S. tube challis, M.S. clamps and staircase system in the scaffolding for working platform etc. and maintaining it in a serviceable condition for execution of work of cleaning and/ or pointing and/ or applying chemical and removing it thereafter.

The scaffolding system shall be stiffened with bracings, runners, connecting with the building etc, wherever required, if feasible, for inspection of work at required locations with essential safety features for the workmen etc., complete as per directions and approval of Engineer-in-charge.

Note :- (1) The elevational area of the scaffolding shall be measured for payment purpose.

(2) The payment will be made once only for execution of all items for such works.
